    They are the worst.... Making threats to charge inactivity fee for not making an investment, but my money is invested on their site and in default... Doesn't that count as an investment? Scammers

    I sent them the rudest most pissed off email I’ve ever written in my life. They responded the fee would be waived. And I received a refund of my €3,- withdrawal fee.

    I was able to sell my portfolio during the last year on the secondary market, with a loss. But I'm glad I no longer have any investments in Estateguru.

    you rock! I've 3 loans waiting for my money back it must've been at least 1.5 years and no money so far. defaulted loans.... I Will never trust them again.

    I have 98.92% of investments in default, some more than 928 days old. I don't invest another penny in the platform and if anyone thinks about taking legal action over the platform, I'll be on board.

    I however paid the €3 to withdraw some €63 that I had on my account .... Now I am hoping not to get any interest soon. I have 75% of my portfolio in default state and mostly German loans ... so.... 2030 I guess. This has been the worst experience since FTX :D

    Just withdrew my current balance of 1.70 euros, no fees. I have an "inactive account" they confirmed this via email with the announcement of this wonderful new fee. Rest is in defaulted loans, obviously. The waived withdrawal fee issue may have been fixed already...to be confirmed but this may be the only way to avoid paying this new shady fee.

    the €3 fee has been deactivated yesterday (Jun 5th) evening. I was able to provide the withdrawal with €0 fee.

    I am happy I invested a very little amount on this platform. In fact, only in one project which is defaulted after 2 years, and now want to charge fees on me. I just wanted the money back and exit the platform. I feel sorry for those heavily invested in this platform. It is a trap...

    I've also complained about the new fees. Their solution, invest a "small amount" (50 +) to avoid. Withdrawal does not cancel the fees.
    Theoretically, you can thus NEVER withdraw from Estateguru unless you incur substantial costs, because if you have to keep investing to avoid costs, no end in sight. In my case, 78% of my portfolio is in default! Why would I throw more good money after such a rubbish performance?
    I wonder how the Estonian Financial Supervision and Resolution Authority sees this behaviour. These are, after all, retroactive fees, being charged on income incurred on investments made under different T&C's.

    I did not agree with this fee, so this means they robbers, they stole the money of their clients. This is the response from them: While we understand your concern and value your feedback, we believe that our actions were in accordance with industry standards and best practices. After careful consideration and internal discussion, we regret to inform you that we will not be able to accommodate your request for a refund of the inactive account fee.

    My portfolio is 82% in default and I'm not being repaid anything like the $10/year, $50/2 year penalty rate. Currently I have 0 in my account, so I'm stuck. Two questions: (a) is there a customer group that is putting pressure on Estate Guru's management?, (b) has anyone approached the Estonian Financial Regulator, to check if this penalty fee for not investing in a P2P which loses most of our money is actually legal?

      It's not uncommon to have a similar performance to yours. Since you don't have any money in your balance, you won't be charged the inactivity fee. I have not heard of any "customer group" that could put pressure on EstateGuru's management. They do whatever they think is the best for the business. However, our recent reporting about their fee seemed to have caused some amendments to the terms which favored investors.

    You can avoid the inactivity fee by avoiding having a positive balance - i.e. withdraw all your available funds atleast once a month

      Yes, it could've been considered a solution if not for the fact that now it'll cost you 3€ / month :(
      If you're getting very little interest, because most of your loans are stuck in default state, then it may be a very significant part of your gains.

    EstateGuru is using the Debitum strategy and trying to maintain the business at the expense of their customers. I wonder how this people sleep at night knowing they are managing the savings of people who worked really hard.
    With fintech ecosystem exploding in the Balkans I wonder why governments didn't start yet looking more serious to the way those companies are managed.

      I guess there might be some lobbying or conflict of interest between the platforms and governments. In the US they send the people to jail, in the Baltics they give them a license and tell them that they are legitimate now.

    This is clearly a scam platform. Took the money and invested them in the most risky way possible and now they want to continue by taking also the our money and the money from possible liquidation of the assets. After lendermarket and estateguru i decided to move away from p2p. Better buy bitcoin is more worthy.

    What can I say... it is an insultingly desperate move. Makes you think of how things are going with this company. Add to that the non existing updates for defaulted loans and more importantly the bots they use in trustpilot. For every negative review, the next day you have 3 heart melting reviews... what a disgrace
