      Sir, I had ordered a smart watch from Firbolt, which later got damaged and then it was replaced under warranty. Then they sent me another model or when I contacted them they told me that I don't have that model, you can use this one
      And when I call them they say that I am not able to do anything yet, I will inform my senior, my warranty will be canceled after 2 months, And the build quality of this watch is absolutely ridiculous.

      Will you make a video on AI, like telling ChatGPT or Bing Chat about our issue and asking them the right steps or process to file complaints online, etc., and tell us if these are the right steps or information? is complete and latest about rules and procedures. because lots of people don't complain about fraud calls or sexual harassment videos that are shared on social media until they go viral-twitter accounts that spread porn videos. Some of these also post rape videos. I myself reported a couple of them at that time. I didn't know all the steps. I literally googled and checked multiple sites because the government sites are not properly structured and complicated language is used. Due to this, I was able to help my friend when he wanted to file an online complaint about a scammer.

    The worst part about this whole discussion is the “realization” that the whole judiciary is stacked against law abiding citizens and in favor of lawless people. Absolutely disheartening.

      The whole system is broken , non - transparent and very very slow . They have kept it this way to get more money out from the law - abiding tax paying ppl like us .

    My dad recently cancelled a deal to purchase a property, which was at really good price, but it was involved in dispute. Even though the person had won the case, my dad said the person losing the case could appeal, I was quite disappointed as it seemed a good deal. I guess with age comes wisdom.

    My mother bought a 5 Katha land in Dhanbad, Jharkhand with the money of my father's Accidental insurance.
    Now when i grown-up to 18 years when i went to recheck my property now i was completely shocked that the Land is actually belonging to D.V.C.
    The best part i Heard in the Registrar office is that , the Dalals and CO. They burnt the land deeds so that when anyone went to check tha ownership they will not get the real information regarding DVC , the funniest part is that in the year 2018 , DVC file a case in the Court and reclaimed the land and you know, court gave DVC Ownership.
    You won't believe those Dalals sold property of DVC worth ₹ 7800,00,000.
    The CO was relative of the Current sitting CM of Jharkhand in 2023.
    Some people took Home Loans from the banks before 2018
    Now they r not paying back.
    Everyones printed money and only normal people lost their money.

    Buying a property in India for investment purposes is a pain in the ass -
    1)Existing LAWS and LAW ENFORCEMENT does not support an average middle class buyer
    2)Every seller wants a majority of the consideration value as BLACK MONEY. It is near to impossible to raise such a huge amount in CASH for an average buyer without attracting IT notice
    In this country, the game of Real estate is suitable only for the big players who have good connects with police, politicians and IT officials.

      @@atomsotaku - Buy flats or villas only from reputed builders (big builders don't deal with cash from retail customers). There are still sellers (like you) who deal honestly. They might be uncommon, but you can still find them with a little patience

    That's why you should always take a small loan before buying any property because now its the duty of banks to verify all papers and they provide loans to only valid listed property this is how you avoid getting scammed 😊

      Bro Banks also pass loan on fraudulent/unclean properties and forces the borrower to pay in case of dispute.
      Seen this stuff multiple times.

      @@kingsd2797Recently witnessed a case of my relative of an unclean property cleared by bank for loan. At the end, bank had to return the EMIs deducted to the buyer after he filed a complaint against the bank for improperly clearing the loan.

      Bank loan is not a guarantee to save you from Fraud.
      There are many type of fraud cases.
      I would suggest to visit property and neighborhood several times ,check and get all noc's also and get every document verified properly.
      Check and discuss with neighbours also.
      Weight for enough time before doing final payment.
      Always take multiple opinions about that property from your trust worthy people.
      Also make sure to hire a good lawyer.
      Try to do all your transactions through online or cheque.
      Never go for deals for which seller or broker is creating urgency and clearly tell them I will go by process and will need time .
      Please note this sense of urgency is the first alarm of fraud.
      I am not saying everyone is fraud who is in urgency but in majority cases there is something fishy.
      Urgent deals should be done in very close relationships or neighbours or colleagues and not with someone who you know just by name .
      One more very important thing ,please make sure you visit to sellers residential address also and enquire about seller also in his neighbourhood.
      Try to get necessary information about seller and do not hesitate.

    Tenant wala bilkul sach h,
    Humne apni property pe 3 tenants rakhe thai, ₹2000 per month pe (in 2000) fir humne 2002 pe Khali karne ko bol diya. 2 ne Khali kar di, 3rd ne room pe lock laga diya , rent dena b band kar diya, humne 6 months wait Kiya Khali kar de, but Khali nahi ki or lock kari rakhi, then hee demand 2Lakhs rupees property Khali karne k liye.
    Fir humne case kiya,
    Date pe date milti rahi, opposition court hee nahi aati thi, bimari ka bahana laga deti thi, 5 saal nikal gaye 2007 mein hum settlement karna pada ₹50,000 Dene pade then usne property Khali ki or likh k diya mai property Khali kar raha hu.
    Log bolte h Indian Judiciary bohut achi h, neta log behiman h,
    But humare saat Jo hua, us k baad Indian Judiciary k liye dua toh nikalegi nahi
    Ab ye sab hone pe Indian

      Bhai JI humare courts system itne bekaar he ki lifetime nikal jate he justice k liye.Bohot to bekassor jail me pare rehte he.Uske upaar courts ka summer or winter vacation rehta he ,aur fix working hours 10 am to 4:30pm aur usme lunch break bhi he.And sorry to say thousands of cases pending pare hue he aur new cases multiples me daal rhe he.But our judiciary has no intention not even slightest to move forward.

      Brother at the time of agreement you must mention a serious point in it, which is as follows-" Landlord can break the lock if/when needed(conditions like- tenant doesn't follows other terms & conditions of agreement, tenant refuses to pay rent or refuses to leave the property if the rent is not paid or if after the agreement expires, or some other conditions) .

      @@shubhamchauhan2241 Brother there is a misconception that if we get signed from tenant for something like what you mentioned, we can do that. No brother, law goes by its course. For example, many companies signed from employee a bond, but legally that can't be execute.
      So even if you got sined from tenant, you can't legally broke the lock, and may be jailed to doing so.
      Instead I provide you a simple tick which I learnt latter, took a signed from tenant on back of the agreement without date, later you can add on the behalf of tenant that I am leaving the property, there is no due, I have taken all belongings from the property etc. this might help you.

    In the end you guys were discussing about Aadhar linked registration as a future step. Its already been happening in Haryana for last 3 years since the upgraded the portal. That has resolved these problems to a large extent.
    And getting a loan on the property solves for most of these issues. But good learning regardless - thanks LaLa.

      This system is there in Telagana too. Moreover, Encumbrance certificate may be generated to verify the claim of the current owner mentioned in the sale deed for the said property (which also contains information of past owners for past 10 years.)

      Legislative(Politicians), Executives(IAS etc), Judiciary(Courts and Judges) are all corrupt.
      Plus, the Supreme Court works for only 193 days a year, which means almost half the year the Judges enjoy holidays. And there are a whopping 3.3 crore cases pending in India.

      I agree, I was able to buy a district court judge through my friend who's a SP and his dad's ( who's a MLA of Congress) for 1 cr over property dispute of 8 cr. We later we got the other disputee arrested in a false drug abuse case ( we placed drugs in his car while checking for his vehicle documents, later his family begged us, we let him out).

    As an advocate i can suggest you to always check before Record available in govt website. Then search for three or four concerned registry office about any recently happened registration relating to the land or plot of land. After due satisfaction do check whether the owner having originally registrered document and all other mutation certificate of the land. For better assurance, you can ask for document of past registstion if available. Lastly always demarket plot of land before buying such land. Ask neighbours whether it is objectionable or not. Then go for registration and always take custody of original document which was in the hand of the former owner. Do not leave a single document which may give him further scope to sell it again to anyone else. Lastly do record as soon as possible to the govt and declare that this property belongs to you.

    I was working with one of the reuptated Real estate company previously. So a good hack IMO is to take a Loan for the property even if you have that money with you. The upside is the bank will check each and every aspect of the property as the bank will consider the same as a collateral for the loan and if the papers are not clean then in case of default, the bank will be in trouble. If you can get it from HDFC then there is nothing like that as HDFC has the most stringent scrutiny policy.

      @@Angchems In that case you can just go default on that loan and now it's bank's responsibility to recover the collateral to pay the debt. Its not a recommendation to default on your loan. Its hypothetical and 99% of the time you can not go wrong with HDFC (not sponsored). Be vigilant yourself that's the most important thing, taking a loan is just an additional safety net.

      Also it's better to get list of original documents available with Bank. Sometimes Bank may loose your document and tell you that you have not submitted it.

      My grandfather would have had a different opinion.. he is not alive anymore but he had purchased around 12-13 houses to put them on rent..
      And since he was illiterate he hired a good attorney and the attorney scammed him and did everything in his name.
      Grandfather had moved from the village to Mumbai and couldn't do shit.
      I am guessing he couldn't do anything because he was new to the city..

    Buying a property in India for investment purposes is a pain in the ass. If investment is your purpose, better invest in REIT (Real Estate Investment Trusts) which gives the same capital appreciation as investing in physical real estate or invest in Index funds (13% returns) or better still actively managed mutual funds. Beyond these frauds, even after you ensure that everything is legally correct, how will you pay the huge black money without attracting IT notice ??

      मुगलों ने लूटा अंग्रेजो ने लूटा देश के बंटवारे मे मे लोगों की जमीन जायदाद लूटी गई आजादी के बाद भी कई दंगों मे कश्मीर मे लोगों को मारा गया जमीनें लूटी गई फिर कई जगह दबंगों ने भू माफिया ने घोटाला किया अतः यहा का इतिहास ही फ्रॉड से भरा हुआ है सावधान रहें सतर्क रहें!

    One thing India should do is linking GPS coordinates in a property with the stamp paper beacuse in some cases people sell their big property to many people and same plot to 2 people and after development of the area there is no evidence where is the original land sold to a guy because no one knows whose land is on the four sides of ours.

    Whenever you plan to buy Real estate, it's a Huge investment.....so, just make a little more investment at the beginning and hire a good lawyer at the start, so that everything is on point in the negotiations and all documents are VERIFIED before you pay the money.....
    This is where most people go wrong!!

Courts are apathetic to the suffering of real estate investors. Govts have deliberately avoided reforms in real estate reforms as most of the frauds are committed at the behest of powerful politicians. Justice is still a distant dream for the average citizen in this country

    Also it's better to get list of original documents available with Bank on Bank's letter pad and with stamp of the Bank. Sometimes Bank may loose your document and tell you that you have not submitted it.

    I have a doubt.... power of attorney online hoti hai aur ek limited property area ki hoti hai... eg 100 sqft.... ab jab koi property ki registry hoti hai to wo bhi online hoti and wo online igrsup (uttar pradesh) ki website par show karti hai. Aur registry 100sqft ki hui hai... to ye limited area ki registry same person ne do bar kari to ye approve kaise ho gayi tehsil se? Ye sab info to online hai
    I will add some extra info
    And upbhulekh me khasra khatoni bhi online hoti hai. To property registry ke bad (i guess 90 days baad) dakhla kharij karwana padta hai means khasra khatoni me purane owner ka naam hatakar apna naam likhwana jisme main owner sign karta hai (power of attorney wale se kaam nahi banta)

    Beware do not take joint property owner / co-sharer/ co-parcener as witness to deed because court do not consider it as no objection but only as witness nothing more. Best would be to take a no objection duly signed along with witness from the joint owner attached and registered to the same sae deed at the time of registration if you want to buy a property from from a co-sharer.

    Tenants/Kabza wala to simple open and shut case hai uspe bhi itna lamba case makes no sense.
    Agar owner k Paas sare paper hai so tanant should be kicked out in a week. Aise case me time waste hota h isiliye 5cr+ cases pending chal rahe h

    Corrections: Will can be done in respect of self earned property, inherited property can't be just given to anybody outside other than Legai Heirs.
    Secondly, merely based on will u can't sell property but u need to get will probate.
    Making other right holders can't be witnessed but make them confirming party. Dear Learned brother, plz enlighten common public with accuracy not just casually. Thanks

    Isn't there a central source where we can call/ visit to know if there is any dispute?
    For example, I am looking for flat in Palam and I heard that some land is under gram sabha land dispute, and that owners are providing registry by putting some other khasra no.
    In this case, what can we do?
    How do determine, if the location where I am buying flat is not under gram sabha land dispute?

    Thanks for the informative video. I am looking for a house and I came across some scenarios where owner has registered the house on name of some private companies. I requested to provide the layout and other details to the broker but they failed to provide any such details.
    So, I think, such type of information really needs to be checked.

    When u buy a property from someone make sure their children also sign (if age>18yrs) . Especially if the property is khandani. My relatives got scammed like this( 20yr old and 18yr old children haven't signed while transaction happened and now father has died.. they put up a case and court decided in their favour. ) Out of pity they only gave 10Lakh while it was worth more then 70 lakh.

Pls koi esi video bhi banao ki jisse hum owner safe feel kar sake rent pe dete time ... Or kabhi bhi khali karva sake... Koi dispute mei na fasse.

    A quick ques.. does engaging a bank by means of applying for a loan help? Banks do the due diligence before sanctioning the loans to cover their assets right?

      Sir, Bank's due diligence may only minimise the risk but there is still a chance of fraud if the TIR advocate failed in its duty.
      Better you too do a background check before entering into such a transaction.
      Caution shall also be taken in case of minor interest.

      Nowadays, banks and NBFCs are desperate to sell loans. So they give very low salary but high incentives to their sales persons. The sales persons are trying to sell loans as much as possible, and they may not verify all the things properly. Frequency of changing jobs is very high in the sales and marketing field. So, some think that they will be somewhere else before any dispute arises for the property. The files are passed to the branch managers for verification, but they mostly sign the documents without verifying them and just believing their employees.

    Most of builder give POA to any executive to sign sale deed but owner of project Is builder. Then can builder further denied to give possession that he has cancelled the POA ? And what is remedy for this ?

    In case of illegal tenents ( 2nd point possession) what if the house "somehow" is destroyed? Since u are the owner of the land u are now the sole owner right and since there is no appartment/house there is no-concept of tenents.😅

    @LLA mere dadaji ki property bhi disputed hai. Unhe kisi ne dhoka diya tha kyoki unhone ne property ke papers ache se nhi padhe they aur disputed property purchase kar li thi.
