    I live here and have for over 30 years. It has HORRIBLE traffic, the infrastructure is not suited to the VAST influx of people coming in. We don't get quality retail. In fact, the city manager said at a meeting that we are not going to be a nice city like "Rockwall", that ship sailed with the dart and other major decisions that left our city crowded, massive amount of liquor stores, storage facilities, auto shops and car washes and nothing of value to shop at. We drive OUTSIDE of Rowlett for anything quality. We DO have Multiple Walmarts and a TON of dollar stores also. This city's focus is not on street repair, safety, keeping up city structures or even necessary repairs. (We have a fairly new wood walk off of the long 2 mile bridge. It was open for a short time and has since become dangerous and has been roped off for years now). Parks never have trash picked up, our water park that used to be nice is becoming trashy, we have homeless and crime mounting. We now have almost eradicated all our green pastures for cheap apartments and the growing number of cookie cutter, crammed homes in residential neighborhoods. Also, now we have a Warehouse district coming!! THAT is what Rowlett is really like

    I grew up here. Went to middle school at Coyle and since there wasn't a high school here at the time, went to LCHS. Takes me 15 minutes to drive 5 miles from one CVS to the other, that's on a good day when 30 isn't shut down and traffic is sent to 66, than it's basically a stand still. Fridays going east toward Rockwall is a crawl, every. single. Friday. 3 sets of apts have caught fire in the last 5 years, one of them twice. The ones near me were slapped up so quickly the residents are already complaining about mold and electrical issues. Now they're building a fire dept and police dept just for the boujie people at Sapphire Bay that's taken over 9 years so far and still no bay part, just condos and apts. Oh we have 2 Chik fil a's, every possible chicken place, liqour stores, tex mex, nail salons and dentist office, but if you want to buy clothes and don't want to shop at Walmart or Target you have to shop elsewhere. Don't forget the high water bills, and we live on a lake, but our water doesn't even come from Lake Ray Hubbard.

    I grew up in Rowlett for 21 years (my whole life) and I am still living in the same house! Rowlett traffic is horrible but I love the community!

    I've lived in Rowlett since 2009, it's a good place to live. Has the benefits of the closeness of a major city, meaning everything is relatively close together but also has the benefits of a "rural community" as people tend to mind themselves and not bother each other. For example, my neighbor directly across the street from me has been living here longer than I have in the 13 years I've been here I've spoken with him maybe...twice?
    The housing market here is both agreeable and outrageous. It really just depends on *where* in Rowlett you're trying to buy a house.
    As far as the traffic situation goes, it's a relative nightmare. They're popping up all these housing developments and our roads are just awful

    Been living here in Rowlett for 7 years now and yea it’s crazy to see how fast it has been growing rapidly. So many new apartments, neighborhoods being built all around and roads being expanded to 4 lanes because of how much traffic there is now. I’m definitely going to miss the old quiet rowlett but excited for the future of it

      It's for the "rich" folks. The big lagoon they talk about won't be public accessible. Just for those in that community, IF it gets built at all.

      This project is on its third developer after several years, and with each new developer the project has been reduced even more from the original plan. Rowlett was the first city in the Dallas area to announce plans for a lagoon, yet the others have completed their project and in business while Rowlett is still in the beginning phase. It started off with a lagoon the size of 2-3 football fields, now there will not be a lagoon of any size. It was originally planned with a large hotel, office spaces, shopping, and nice restaurants (have no idea where any of it stands at this point). In December 2023 a fire that destroyed the nearly-completed high-end apartments! If this “lagoon”/high-end development is your reason to move to Rowlett, you may want to reconsider.

      Well it depends on house 🏠 prices. You can buy a cheaper home 🏡 and renovate it little by little or get a cheap move in ready home in the 200 thousands.

    I have lived in Rowlett for 21 years, moved here to raise my family safe small town. The reality is:
    Rowlett, Texas Home of
    AUTISM
    Ableism/BIAS/DISCRIMINATION
    Do not move here if you have a child with Autism especially with the social enviroment in the school and the town!
    I can not speak speak in regard to people with other conditions.
    The wealthier you are the more welcomed you will be here!

    Looks like a nice place. I have a friend that grew up there. Been thinking about moving out to the dallas area after I finish school. I’d like to be close enough to the city of Dallas(no more than maybe 45mins-1hr) but not actually in the city. I’m coming from a low population mountain town in Colorado so I want to balance being close to everything while also being far enough to have some space between me and 100 neighbors. I’ve looked at a lot of the cities and towns on the outskirts of the Dallas area, but I’m not super sure about it. Are there any areas close by that you would recommend or be able to give some insight on?

      I like Rowlett quite a bit. But also like Rockwall & Royse City...just a bit further out.

    Traffic traffic traffic LONG commutes to get to Dallas! Aggressive police who love writing tickets. 25 minute commute to Dallas??? lol try up to 45 minutes average

      @@thedfwhomeowner the honest answer is yes. Rowlett much like all of the surrounding towns around Dallas out grew the infrastructure especially the streets! My best friend moved out there like my parents did “to the country” to get away from Dallas traffic only to find in 10 years time it was as bad or worse there. I30 has been under construction for 25 years more or less Hwy 66 during rush hours is a parking lot and even Saturdays on 30 is a nightmare. That parkland the city of Rowlett bought from Dallas and sold to developers to add a few thousand more cars to fray is another Sore spot, the one with that massive and suspicious fire that burned for 3 days recently! That gorgeous lake in your photo was supposed to be available to the citizens of Rowlett but I’m told not that not only did Rowlett lie about not selling the park for development but the lake feature will now be for apartments use only if they every get it it built . It’s not nearly as shiny as portrayed in the photo

      Used to take me an hour to drive 14 miles from Rowlett to Uptown each day. My job requires that I track all miles and times so I knew exactly, course I had to avoid 30 because it was always under construction and no telling where the lanes were going from one day to the next.
