I’ve lived in Benbrook for 54 years and I will promise you the Police, Fire and Emergency services are unmatched anywhere in North Texas. I’ve had to call the police for non emergency services and they arrive in less than 4 minutes. That’s insane service! The two times I’ve called for emergency services they got here in less than 2 minutes.

I am a second generation Crowley resident my mom was raised here in 1970s-1990s. We officially moved here in late 2009 and been here ever since. However Im very disappointed in this city, y'all came in destroyed wild life, crime is now and all time high here, people cars are getting broken into. The school system sucks, y'all complain about the coyotes running into the new suburbs yet y'all destroyed there habitat. You developers raised our taxes so now rent is way to high and you can't even get a house for 100,000$ anymore. I used to love this town but now its a complete shit show.

I would mountain bike all around town and Loved using the train 🚆 to trinity mills then to Dallas and fort worth which gives the whole traffic thing no head ache. Would just make sure my jobs I had where in Denton or near the train line. And with mountain bike boy was it an adventure and healthy on the long run. In El Paso TX now but missing the Green will be back by next year continuing the mountain biking and train adventure. Great video 👍

I feel I agree and disagree with some pros and cons here. 1) The traffic is not as bad anymore, the bridge expansion is already helping the flow to get out of Rockwall. Also, many new areas are actually worse than Fate. I live in Royse City myself and is now taking me 45 minutes to get to work in North Dallas. It's improving a lot. Obviously we have more construction pending in I-30 and 635 and it should only improve even more. I would say Fate is probably even better at the moment. 2) We forgot to point out that they are so close to Rockwall. They can find plenty of shopping and restaurant options in just 10 min. 3) You're right about nightlife and options at the moment. However, this may change soon. Fate is about to open new restaurants on their own downtown and more is coming up soon. They already have a few good restaurants like Pablos Mexican but I am sure the scene will change here soon. Also, Rockwall is about to also change is just 10 minutes away. Vidorra, Finch are opening soon and the Rowlett Lagoon is also not to far away. That should bring options to all three cities (Rockwall, Fate, and Royse City). Its a different city but is not so far away. 4) Another pro is the price in homes. You can get nice homes at a really great price.

If I get this good paying job, looking at choosing Plano to move to between that and San Antonio. How is transportation? I dont own a vehicle as of now and will need a couple paychecks at that new job to think about getting one.

If you have children avoid Princeton. The ISD is 20 years behind. The superintendent is a loser and the school board refuses to adjust. There is quite a bit of negative press that has happened in the past 2 years. Do your research. The data is inaccurate. I know because I worked there and had access to student data district wide.
