well you can't do the floor until the water problem is fully scoped out, which means you need to tear out that shower wall. Seems like the faucet and spout need re-doing anyway, so tear it all out.
I had a tenant (old lady) who "didn't want to bother" me by telling me there was an leak in the bathroom. Then the toilet fell through the floor.
