My Montenegro realtor Ksenija and I had a look at an apartment near Budva to do all of the return on investment numbers in detail for an Airbnb operation. Personally it's not an apartment I would invest in because of the risk of a construction site obstructing the sea views, but the point is to show real ROI figures as well as occupancy rates, costs, etc for an Airbnb investment in Montenegro.

I know many owners of rental properties in Montenegro. Most of them struggle to get rentals.
Also, the tax structure seems amazing until you actually get a tax bill and discover a bunch of technicalities.
The prices are insane compared to other places.
The risk of construction in front of the view is also a big concern because anyone with enough cash could get a building permit.
There's just something very special about Ladislas. Even for those of us who just enjoy his videos without actually getting involved in world wide real estate. The guy is first class....

Yes. Not cheap anymore. Sicily is cheap. Morocco as well. Lebanon the issue is the neighbour that does everything to keep it down.
Ladislas, could you do a video discussing Airbnbs and the costs of maintenance from ordinary wear and tear as a result of the constant coming and going of Airbnb guests?
Tough one. It really depends on the markets and niche you target in each market. I’d probably have to go into stereotypes a lot which I would rather avoid 😅

I love Montenegro, but this is WAY too expensive for what it is. It's a good deal for the agency, but which investor would seriously consider it with this expected returns?

How do I become a real estate agent in montenegro?
I'm surprised that this would have 95% occupancy rate during high season at a price of €220 p/n while renting for peanuts (comparatively) out of season. Somehow can't see the tourist demographic of mainly eastern Europeans paying that much, because I certainly wouldn't. However: No experience with that geographical area, hence surprised.
You saw the cars in front…some of them were very nice. Typically 4-6 people would be staying in such an apartment. On a per person basis it’s not that much.
As for the seasonality, Montenegro, as a % of GDP, is the European economy most dependent on tourism.
I am not from Montenegro but from that area. And believe me, a lot of people rent their app during summer season for super expensive and live from this money other 7 months because no one would rent it out of season. Most of restaurants and even stores/supermarkets close during winter, and during summer everything is different

ROI is calculated after all expenses...so its about 4.4% if all else remains equal.

I just went back and watched the explanation of the numbers again. She charges a 30% management fee? That seems excessive. Did she really mean that her company charges 30% of the monthly rent as the property management fee? Is that normal in Montenegro?
For Airbnb yes.
For long term rentals a lot less.

Who would want to buy expensive real estate in a dangerous 3rd world nation with poor infrastructure? Why not get something nicer and cheaper in Germany, UK, France, or some other normal place?
