In this video, we examine the average Real Estate Appraiser salary in 2019 and Real Estate Appraiser jobs growth. We gathered data from the Bureau of Labor Statistics (BLS). We look at the historical salaries and job growth of Real Estate Appraisers.
These income and job statistics are from the Occupational Employment Statistics (OES) program. These salaries do not include bonuses or benefits. In our opinion, these are the most accurate salary numbers (better than indeed, glassdoor, and payscale).
Appraisers and assessors of real estate provide a value estimate on land and buildings usually before they are sold, mortgaged, taxed, insured, or developed.
Duties
Appraisers and assessors of real estate typically do the following:
• Verify legal descriptions of real estate properties in public records
• Inspect new and existing properties, noting the characteristics
• Photograph the interior and exterior of properties
• Analyze “comparables,” or similar nearby properties, to help provide values
• Prepare written reports on the property values
• Prepare and maintain current data on each real estate property
Appraisers and assessors work in localities that they are familiar with so that they know any environmental or other concerns that may affect the property's value.
Appraisers typically value one property at a time, and they often specialize in a certain type of real estate:
• Commercial appraisers specialize in income-producing properties, such as office buildings, stores, and hotels.
• Residential appraisers focus on appraising properties in which people live, such as single unit homes and condominiums. They only appraise properties that house one to four units.
When evaluating a property's value, appraisers note the characteristics of the property and surrounding area, such as a view or noisy highway nearby. They also consider the overall condition of a building, including its foundation and roof or any renovations that may have been done. Appraisers photograph the outside of the building and some of the interior features to document its condition. After visiting the property, the appraiser analyzes the property relative to comparable home sales, including lease records, location, view, previous appraisals, and income potential. During the entire process, appraisers record their research, observations, and methods used in providing an estimate of the property’s value.
Assessors value properties for property tax assessments. Most work for local governments. Unlike appraisers, who generally focus on one property at a time, assessors often value an entire neighborhood of homes at once by using mass appraisal techniques and computer-assisted appraisal systems.
Assessors must be up to date on tax assessment procedures. Taxpayers sometimes challenge the assessed value because they feel they are being charged too much for property tax. Assessors must be able to defend the accuracy of their property assessments, either to the owner directly or at a public hearing.
Assessors also keep a database of every property in their jurisdiction, identifying the property owner, assessment history, and characteristics of the property, as well as property maps detailing the property distribution of the jurisdiction.

Cool video. I love being a residential appraiser. It’s so hard to become one but once you make it, you feel like a Goodfella, no one can touch you or take your job. As of 2022, the job market is great and I’m charging $500 for half a days work 😂 while 80% of my job is from home.

@@barbralaster7075 Hi Barbra! I am now self employed after working for other Certified General appraisers for a couple years to build up my hours. I needed 2000 hours to upgrade to Certified Residential. You probably need 2-3 years of working under another appraiser full time before you can go solo. Check your state guidelines for specifics on hours required for upgrades.

Go to the Appraisal Institute for your trainee classes (Avoid taking them online, I flunked every class I took online and aced every one I took in person). Use McKissock for online continuing education, Appraisal Institute for qualifying education
Go to your state appraisal bureau online registry to find appraisers with a certified general or residential license. Start calling them and offering to work as a trainee for them. Youre offering to make them money, so if they have room to take you on they will.
The first years youre going to be working hard but once you put in the work it pays off in freedom and money no other job can give you. Expert witness appraisers start at $250 p/hour and move up to $350 p/hour with experience.

Appraisal is an opinion based on accepted logic. Most difficult aspect of becoming a good appraiser is getting the right experiences and "mentoring". This cannot be achieved by becoming a designated member of a vocational school, although helps getting jobs in our industry. Appraisal schools are only for licensing and continuing education hours and hopefully for some skills to solve some appraisal problems in your particular jobs or property types. Getting the right experiences to consistently produce credible and reliable appraisal services is very difficult in our industry and most of us never end up getting it.

I'm starting my real estate appraiser job in two weeks with my local government. Getting out of law enforcement in my county and switching over to the appraisal department to keep my county benefits and retirement. Only issue is I'm taking a 50% cut in salary to do this. Appraiser salary is only 31K to start. I figure I can get my training and licensing while I finish out my last 5 years to get full retirement benefits then go out on my own or go to a private company and boost my salary.

As an appraiser myself, it's actually not surprising that many appraisers are self employed. I would estimate that that percentage is very low. Most appraiser I know are independent fee appraisers. Mostly because you can easily make 2 to 3 times what appraisers make that are employed by other organizations by building up your own clientele. Its a very well paying job, but almost impossible to get into. No one wants to train their competition, and you have to work under a certified appraiser for years before getting your license.

As an Appraiser in central Florida, I agree, very hard to get into. There were 8... EIGHT.. people in the entire state of Florida who became certified appraisers in 2019
@@OBSVFULC what state do you live in? If you’re in Florida I could help. Any other state just look up your local real estate education provider and call around to local appraisers asking if they are willing to take on a trainee. With the current market, and if you’re ok at typing on a computer any help right now is needed. Good way to make some money, you’re a 1099 with taxes, but it’s consistent work right now

The reason why numbers are higher in some areas is commercial appraising. I’m in the Tristate area. Haven’t met to many appraisers who make less then 100k. Commercial appraisers 150k+; own a commercial resi company, sky the limit!

Danny Mosticchio Philly is not in the Tri State (NY, NJ, CT). I would imagine there is ample opportunities in Philadelphia to make a buck though.

@@CareerWatch Maybe it's the challenges in the warm weather therefore the Appraiser could charge a bit more or possibly the amount of work available due to Vegas being a transient city, just some thoughts. Would be interesting to know which city has the highest hourly rate per Appraisers if Appraisers keep track of that sort of thing..

Check out McKissock www.mckissock.com/ They will help guide you (live person on phone) on what education you need in Texas. I believe Texas is the best state to learn as a Residential Appraiser as the housing market has been stable for 25 years and its actually growing now, mean while the total number of certified appraisers is going down. If you can find a good Certified Appraiser who will take you in to help you get hours, you can eventually become one of the self-employed type which means your income could really take off with hard, consistent work. The potential is much, much higher than the salary type jobs mentioned in this video. 6 figures as just a Licensed appraiser is possible! Is this is working in your own office or even from Home! Once certified you can have up to 3 trainees like a Real Estate Broker and as you teach them, you can split commissions while helping them earn hours. Within a few years you can build up your business and relationships with local lenders to have a reliable business. Also if the economy does suffer, you can still find some work as when people get foreclosed on the banks that take the homes will hire appraisers to value these foreclosures. You've got to love learning as the first few years you have to really go back to school on your own time, but most can be done online. But once you get through all that the opportunity, especially in Texas is extremely high and again growing because the number of appraisers retiring is very high! Good Luck!
Eric Bunn the struggle is finding an appraiser to be the supervisor. I have made about 50 calls in the last week and either they aren’t qualified to supervise or don’t want the responsibility. Any advice

You should have mentioned that you first must be a trainee for 2 years under a supervisor appraiser as most appraisers don’t have time to take on a trainee. That’s how it is in Florida anyway.

Look up your local real estate educator, lots of classes are online now, I’m in the valuation industry now ( you’ll understand if you take the class why you can’t exactly comment on social media and say you’re an appraiser if you take the class) but first you get a trainee license, you have to find an appraiser to take you on and then in two years you can sit the certification test and become you’re own business. Lots of hoops, but worth it

Anyone suggest getting real estate agent license first before stepping into it?
I was previously licensed as a broker and am going to work on renewing that first. Then, moving to appraising. I'm also a teacher but will be switching to substitute teaching so I can work here and there if I need money and am not earning money as a real estate broker. I'm expecting a big change in the market over the next 12-24 .months as the eviction moratorium ends.

It's going to take a lot of years and somewhat of a miracle to get your license....
After which Your. going to be putting in 100 plus hours a week.. nights and weekends to scratch out a living...
Just giving you a heads up before you make the commitment...
The upside is you will be self-employed making your own hours and able to make this an additional source of income...
I don't know where this guy gets his numbers from but if you're a self-employed real estate appraiser your fees haven't gone up in 10 to 12 years... meanwhile everything in life is doubled....
