  • In this video I paint the whole exterior of the small house for less then 200 dollars.
    The paint is from sherwin williams, primer is from home depot. I used a roller and an old fashioned brush.

    Problems in construction will happen it's just part of the game. This person already made up for it, this is why I love working with him.
    It took 2 gallons of paint to finish the exterior. It took a gallon of white paint to do the trim (have leftovers) and a gallon of primer. Some brushes naps, and rollers all done for less then $200, with good paint.

      @Steve Slade , think about this for a minute, where do think the company that hired JK started, do you think that they just started as a general contractor with no knowledge of the construction industry?, probably not, it will probably take JK many years to acquire this knowledge, don't knock on some for choosing a path in life, if we all chose the same path , life would be boring, some people just know what they want early on and some don't.

      I'm trying to think of the retired folks so they dont have to wory about climbing stairs. Little cottages/ranches are cheaper/easier to build as well with no stairs.

    I have a tiny house like this .(Bought it 20 years ago when downsizing from 2000 sq. feet) Tiny house wern't even known about back then) Just got a quote of $500 bucks for powerwashing . Thinking I should just paint . Heck of a lot cheaper ! You did a great job and are a good human . . . TFS 👍👊💪✌

    I work for a heating and air condition company up in NY. I know that it’s not good to leave the ends of the copper lines open it allows moisture and possibly debris to get in there, they usually come with plastic caps on the ends to protect from that.

    After problems with various different caulks, I almost exclusively use Big Stretch brand caulk. Paintable and doesn’t crack. Worth the extra money.

    You should try Behr paint, the dirt won't stick to the skirt boards, no re-coating needed to cover up the dirt.

      I used it before it works well, the house across the street was painted with it.

    Nice work. Suggestion: you may add a walkway sloped away (cast in-situ or paver) around to give some protection to the walls.

    The house is beautiful. It's really coming together nicely.
    I do want to apologize about something. I said your contractors were charging you too much and pointed you to the 20k studio. I'm so embarrassed by that because I find out that those homes really cost about 70k , not 20k. But they don't tell you that in their site.
    Keep doing what you are doing man. I have some ideas for you in the next one that I think you'll like once you get into the design phase.

      That is the plan, I try to provide affordable housing, first time home buyers, retired folks and everyone in between who doesnt want a big mortgage payment.

      My friend snuck in one day on a Sunday and did it. He got it done for $400, I should have mentioned that in the vid. Also gutterns got put on $620.

    Great looking and well designed house. I saw a comment about first time homeowners and how this might be a good first home. But actually this is likely more of a last home. As I‘ve heard you say the lady next door is 80. Widow women are really the demographic for a homes like these. There are no affordable home options for a widowed women who commonly outlive their husbands and are living on their husbands social security of around $1200/mo. Very many apartments rent for more than $1200/ mo. These elderly women need housing that cost no more than $600/ mo to own or rent.

      You are right about the last house comment, that market needs a lot of attention just like the first time home buyer. I will be honest it is getting harder and harder to find land to get this done at affordable prices.
      This whole thing is reminding me of what happened years ago with housing, I hope we don't repeat history.

      Steve Slade I am looking to downsize because I am retired. I will never live in a HOA development again. Also the house will have to be a ranch, my present house is a tri-level. I was going to move back to my home county but the minimum size house you can build is 1000 sf. The surrounding counties allow smaller houses. The surrounding counties are larger, bigger tax base with lots more industries and more in touch with changing needs of their citizens. My home county is in dire need of more housing at all levels of size and price.

    You ever spray? I just did a beat up shed last week, sprayed it with a cheap sprayer I bought off Amazon. Overall, I was very happy with the results. I started to brush and roll it. Gave up after 2 hours. Taped it all off in an hour and spent 30 minutes spraying the entire shed. It would have taken me 6-8 hours with the brush/roller.

      Not a fan of spraying, I actually like to take my time and paint with a brush, I get to slow down and think about life and enjoy the process. I know that sounds weird but I like painting, it relaxes me so I take my time.

    Great job as usual. DAP Alex caulking is good for interior but not great for exterior. I would spend few extra bucks on pricier tubes. Having client calling you a year from now over potential cracks between siding and windows doesn't seem to worth it. Just my 2 cents, sorry.

    Please do yourself a huge favor and point the open ends of those copper lineset down, so they're not collecting rainwater. They're supposed to be capped but if it's rained at all you've got water in there, that you really really dont want

      Chamber of commerce is one place
      Your local building supplies stores
      Your local building department
      Good ole google is another choice
      Sometimes you gotta pick up the phone and start calling, I did a lot of that
      Real estate agents that worked for longer then 10 years know the local labor too

    Thank you for the video. Any particular reason to go with Hardie vs Vinyl? I understand the quality of Hardie is superior, but you would avoid the painting with Vinyl. Either way, end result looks very classy.

      Vinyl is ok most of them come painted from factory but I like the look and durability of Hardie. There are also other brands that do a similar product maybe one day I will try them out who knows.

    It's good you do your own work (design, painting, etc) but what if you invested in learning the trades (plumbing, electrical, HVAC)? You could save a lot more if you learn the basics and have your work inspected. I'm like you though, always leave the drywall finishing to people with patience. Also, check out Mr. Cool for DIY pre-charged mini-split. Would have saved you a migraine.

      I make them with home designer software google "Home designer by chief architect" you can download a free trial and make you own once you learn how it works.

      @@quavelinwalton291 It all depends where you live(build) some areas are more strict then others. Usually big cities will have more rules and regulations and costs will be higher.
      Best way would be to visit the building department where you want to build and ask how the process works. While there pick up a building permit application to get familiar with it (free)
