    I have a question lang po. What if po ang nakapangalan sa mother title ay apat na magkakapatid na may mga asawa at pano po kung isa sa mga magkakapatid ay patay na? Ano pong additional step or document ang need para sa pagpapatitulo ng portion ng lupa sa mother title? Thank you po at sana masagot nyo po

    Thank you for your video breaking down the process and providing sample documents needed by each agency. Very helpful! My follow-up question is what type of documents do I need to provide when we're ready to proceed with the purchase? I'm a former Filipino citizen but is now just a 13g Visa holder. I am not a dual citizen. So far, I was informed that I will need to provide the following:
    1. Birth certifcate
    2. Valid US ID
    3. Certificate of US citizenship
    I understand that #1 is to prove that I was born in the Philippines. I am questioning #3 above. I was going to present my current US Passport as my ID. Doesn't the US passport prove that I am US citizen? And do I even need to prove that I am a US citizen?

      Only 1 id is needed. As former filipino citizen you are entitled at least to own 1,000 sqmtrs of residential land and 5,000 agriland.

    Thank you Atty very informative videos ninyo! Meron lang po ako question about corporation na magbebenta ng property. Pero revoked na yung certificate of registration ng corporation as per sec. Paano po execution sa pagbenta nun? Kailangan pa po ba secretary certificate kahit revoked na yung corporation?

      May 3 years na winding up period ang corp pag nadissolve.
      Sa period na yan cla ngbbili ng ari-arian nila. At pwd pang gumawa ng sec cert for that purpose.

    Atty kung ang title po ng lupa ay nakapangalan na sa 2nd owner pero ang tax declaration ay nakapangalan pa sa 1st owner. Pwede po bang gamitin yon sa pagprocess ng transfer of title ng 3rd buyer.. Sabi po ni seller para diretso na raw po ang transfer ng tax dec from 1st to 3rd owner. Kindly advise po kung wala pong magiging problem sa pagprocess sa bir at reg of deeds. Thank you po.

    Thank you so much. Now I know what tricks the lawyer playing to me as a seller because my property was inhirited from my mother. And the buyer and me has the same lawyer because the lawyer insisted that it is OK to have same lawyer both parties.
    Can I accuse the lawyer of fraud and trickery? Can I complain about the immoral practice of the lawyer to the Bar Association of the Philippines? Marami pong salamat.

    Ask lang po, deed of sale + extra judicial settlement of estate, Magkahiwalay ang documents but both are notarized.
    Buyer po ako, nagbenta ng lupa ang ama (seller), ngunit hindi nakasama ang name ng anak sa deed of sale, PWEDE PO BA YUN?
    May Extrajudicial settlement with estate napo. (ama at 1 anak)
    Tanong lang po, pwede po bang ihabol ang pirma ng anak sa deed of sale (pipirma nalang po siya sa 2nd page, kahit hindi na mentioned ang name nya sa first page ng deed of sale.
    O pwede napo kahit hindi mentioned ang name basta may pirma po.
    Deed of sale may tatak napo ng BIR (settled napo ang cgt at doc stamp, released narin any eCAR)
    Ano po ang pwedeng Remedy. Please advise po🙏, maraming salamat po
