- This $58,808,000 mansion overlooking the Pacific Ocean is one of the largest homes for sale in Malibu. At 16,600 sq ft the single-structure residence is the grandest of its kind and a whopping 4,100 sq ft bigger than the next largest single-family home on the market. The Bali-inspired residence at 11870 Ellice St delivers modern architecture wrapped around an open-air courtyard with lush palms and a koi-filled pond at its center.
It’s called the Kaizen House, after a Japanese term the mean the pursuit of improvement. CNBC's Ray Parisi tours the six-bedroom-ten-bath mansion with co-listing agent Branden Williams president and co-founder of the Beverly Hills Estates.

It's actually just past County Line. Technically, Ventura County.
But, it sounds $$$$Better to say, Malibu.
It's now at the bargain price of 48M so maybe if I hit the Mega it's at 1.2 Billion. It overlooks PCH so you have to cross the highway in order to get to the beach. Not exactly what I imagine as a beach house. On the other hand you don't have to worry about the ocean taking your home just the mudslides.
Enes recently toured this house. Very detailed there. Some audio issues. L & R were separate mics and not merged 🤔. Stunning house!
Some of the upholstered furniture is from Roche Bobois Paris; the modular sofa (piece/pit group) is called Voyage Immobile and retails from $45,000 to $50,000 US. Nothing boujie about this set but it is for people with open minds and can deal with fabric patterns mixing. All the colors are purposely mix-matched.

I really like the pattern mixing. Makes me feel like i'm in an Indiana Jones movie the first two. I can have my furniture guy make it for 5k and it will look amazing.

The firepit one is great, but the living room and bar ones are a total no. They get in the way of the vibe of the house. They feel busy, old, and like wallpaper from an unmaintained house.

It has some obviously cool features that a potential buyer who is looking to buy a house that big and has $40 mil.+.
The big infinity pool,the big deck and balcony are great along with the view.These are the universal selling points for this house anyone who tours it probably likes these aspects and some others as well,but the problem I see with this house and other ritzy,very expensive houses around Los Angeles is they have all of these supposedly very expensive uniquely stylistic touches that is going to turn off 50% of buyers because they don't care about all that stone or the window from Germany .
It's like this house was specifically built for an individual who wanted all that stuff zen garden etc.and then they decided they don't want the house and so they are selling a house designed for a person with very specific tastes trying to find a buyer who probably doesn't care about half of the aspects of this houses design and that's why it will probably sell for $45mil.-$55mil.maybe.

Can you imagine the maintenance cost for this property…
maintenance usually costs 10 percent of the property so 5.8mil a year .

Malibu is one of my top 10 locations to live in the US. The architecture is so epic, the stonework and the plants... Relaxing and flows so well. .
Many of the finishes in this home will turn potential buyers away.

I'd rather live in 32300 East Pacific Coast Highway. My favourite Malibu Mansion. Cliffside property. Secluded 2 bedroom cove near the bottom of the cliff. Steps to take you from the main home to a sitting area to the cove to the beach that only a handful of your neighbours could use. That's the best home in Malibu for me

This house is not in LA county, it's in Malibu Ventura County, and the permits would be obtained in Ventura. Get your facts straight. PS-throw out those hideous couches!

Tbh the market down in cali bc rich people can't drive their cars without being harassed by the ego cops about state refs and this year they catching onto cali residents who have cars that have Minnesota plates getting by the state refs of cali on a federal level with the irs etc. So where they going? Texas, Tennessee, places that aren't cali. Reason why so many homes been for sale like tates haunted property be because of the dumb laws in cali sadly.
