It is not uncommon that owners of heir property are sought after by real estate investors who are looking for a great deal, one in which they can buy a property for pennies on the dollar. This scenario could lend itself to the victimization of an uneducated, unsuspecting heir property owner who does not know the value of his property, is led to believe he can't get anything for the property and who may agree to accept a small amount of money in exchange for deeding his ownership interest to a third party. In many states, once the third party has acquired an ownership interest, this third party is in position to force the sale of the heir property. Other family members who never intended to sell will become unwilling participants in the sell when the third party co-owner of the heir property files a partition action. Hello I live in maryland, my mother passed away 12/2016. She did not have a will . When she died she left a property with a mortgage the deed is only in her name , I have been living on property , paying mortgage, upkeep, taxes since 2009 my mom came back to property in 2015 when I had to care for her, she was living at another residents with her boyfriend . Me and my wife was caretakers and power of attorneys and she passed at home. I have 3 older siblings that didnt and dont help with anything not even with my moms care when she was living .I want to know how can i get the deed in me and wife name. The siblings are not interested in the property its value is $5200, mortgage left is $11000. I have bank statements showing mortgage comes from my account. I want to get a new home on property because the mobile home needs repairs as well as the septic . Thank you

My sister's robbing my inheritance and I have tried to attain an attorney for over 6 months to no avail. Someone informed me that words gotten out and shes paying em with the assault rifles profits from her off record selling she admitted to. She's embezzling and entering fraudulent documents, undercaluing her items to extremes like self dwaling 12 cars trucks boats trailers for 500.00 in sales taxes while valuing my car that i dads recipt showing 1500.00 shes valuing at 15,300. I need help. Where can i go? What can i do?

Hi Ms. Vernita, thank you for sharing this useful info. I’m curious to know, what if the deceased whom owned a property don’t have any heirs? The up keep is still intact and property taxes still being paid but Can family members such as nephew of the decease be able to sell the property?
Find the intestate succession laws for your state. Nieces and nephews can are in line after children, spouses, parents, and siblings.
My husband died a heir .I want to know to the wife have right to his share or just his children.
So from what you said l’m gathering the first step is finding out whose name the deed is in right? So if it’s still in my grandfathers name ( he didn’t leave a will) and his kids are saying l can build but my cousin lives on a part of the land and pays the taxes. Can she prohibit me from building? Who should l contact to get the ball rolling?

My mother passed away with no will.
Owned her home, no mortgage and no C card debt.
My brother got the title from moms room and took the titles.
He hired a lawyer but wouldn't tell me who he hired just that he hired one. He gets mad if I ask any questions which i have legitimate questions.
He flipped out when i told him i talked to a lawyer, lost his mind.
Any advice on what to do? Im not trying to create a rift but just to keep things fair.
I paid the property taxes and home owner insurance for the house.
