Like many of you, we built a direct booking website for our short term rental/airbnb and were bummed when we didn't have any traffic flowing to it. So in this video we break down how over the last year we have started gaining hundreds and thousands of views on our website which has lead to real bookings on our direct booking website. Love the tips, appreciated! Do you have to turn off instant booking and manage availability manually this way?
We do have a request to book on our Lodgify website. And once the guest requests, they have to send us a message about their stay and once they complete the first half of payment to secure the dates, then it gets blocked off on all the other platforms. But it manages availability automatically
@@kristenandmichael whoa, amazing! Even Airbnb cannot do that for their own listings. (We have a duplex that we want to have a third listing that's for the entire house together for bigger party, but Airbnb said we'll have to turn off instant booking and manually manage availability). We are hesitant to turn off instant booking but see how much interest the bigger house gets.
Kristen & Michael, love how you did your blog/guides. What is your plan in 2025 since they are labeled 2024? Will you update the title's or create new ones each year?
Yes, in 2025 we will update them with the year and change anything out if our favorites change or restaurants close. It's really easy to update them

Yes they have an external website booking widget that you can add to your existing website!

what do you do for insurance with Direct bookings?
A mix of things: $500 damage deposit, turning instant book off and requiring a request to book and have a conversation with us (usually as simple as “what brings you to the area”). Plus we have our own short term rental insurance through Foremost on the house. But don’t get us wrong, it is a big concern of ours as well. Those are just things that usually deter someone who won’t treat a property well.
Do you mind explaining to me how to run the words thru Chat GBT.??
One thing you can try is to ask ChatGPT to "use the following information and help me write a description for my Short Term Rental that is SEO optimized to drive traffic to my website with people who are looking to come to the ____ area and looking for a place to stay."
And then include a description of our property even if it's in bullet points, use the main selling points, location, and anything else the AI might need to fully sell your property.
You can ask it to retry in a different style or make it feel a certain way. Also with all AI run it through your own filter and edit anywhere it sounds a little too robotic.
