Is it Worth it to Add Coin-Op Laundry to Apartments?

    WOW, thanks! I hadn't really considered laundry mat issues as an inevitable part of being a landlord. I just remember my poverty years fresh out of college and having to hoard quarters just to do laundry 7 blocks or so down the road. ... I'm not broke anymore, but I will forever empathize with those that are .

    You can convert the machines to reloadable cards. And have a main machine that takes in all the money and puts credit on the card but then you would have to find a safe place to put that machine and worry about theft.

    I don’t miss having to share a laundry room with other tenants since some people are too inconsiderate to take care of their clothes when they’re done.

    As q very experienced goin op laundry owner this guy is toally out of it. Whirlpool and Maytag make such poor quality washers and dryers that they are not in the game anymore. The players in goin op laundry are huebsch, speed queen, dexter snd several others.

    front loads will use a lot less water,
    coin-op, so everybody cant come and use them.

      But as you saw in the video its $700 more and didn't have as good of reviews. If its due to reliability then the money you save on water won't net any gains.

      Our water bills don't seem to have any impact from the washers

      There isn't much of a bill. I did deduct when one got broken into and we had to pay for a new box

    What is the advantage to having coin-op machines? why not have cheaper machines that you just charge an extra $50 in rent each month and not have to worry about one exta thing that could fail on them? I know this is for your kids which is great but overall is it more profitable to charge quarters?

      It also helps reduce wear & tear on the machines. As in it prevents people washing for the most part just one shirt & such.

      If the machines are free then you have tenants and all their friends and family using them and other tenants not being able to use them becuase they are always busy and a lot more wear and tear.

    11:46 (Bottom left) Look! My name! 😂I've always found it amusing when calendars that use the initials of the months wind up spelling my name.
    Hooray for the washer & dryer income. You might HAVE to convert to card operated washer and dryer, cause everything else is pretty much card only, now, and cash is basically already obsolete, and most people even prefer card only. I saw a news story that said of Millennials, I think they said over 80 percent of that generation only uses card for 100 percent of their purchases in a week, including the news anchor who was reading the story when it broadcast. So, they don't use cash at all. Some question whether cash will be around, anywhere, in ten years, and one news story said there are fewer ATMs in the world. Even the U. S. Mint was part of one of those stories, and the current director said "cash is king," but everyone else in the story said we're going to have to accept that cash is nearly obsolete. I also saw another news report that said of parking meters, so many people don't go to my city's downtown cause the meters don't accept card as a form of payment. In fact, I even looked up, a couple of days ago, how many people in the U. S. use cash. Only NINE percent of Americans use cash, as of March 2023, including me. That makes me the last hold out on cash. So, you're probably going to have to convert to card machines. I enjoy quarters, too, but unfortunately that's the world now.
    Also, I wonder, have you considered renting the laundry room to someone else who might own the washer & dryer? Or, would it be more profitable to just own the washer & dryer yourself?

    So you bought a washer it it did not work from Day 1. Usually washers I buy break the day after the extended warranty expires. And your thief probably watches your videos so grab those coins more often.
    If I had free hot water included in my rent I would take long showers haha
