    Hi Jeremy, when we bought back in July of 2022, we got 20K incentive from Toll brothers, we closed in May of this year and very happy here. Nice to have a new home for sure.

      Hmm... a lot is going to be based on what the HOA fees include. Unfortunately in the last year, insurance has gone crazy high which has made the fees go nuts. If an HOA doesn't include insurance, it can be rather low, but then you are spending a bunch on the insurance in addition to the current fees.

    Many older homes, ours was built in 97 have no HOA and I would never buy into one
