    Your videos are amazing to say the least! I failed MD twice and waited almost a year to retake. After watching your videos for a week I understood every concept clearly! The T chart for math was so helpful! Today I passed both state and national ! You are appreciated 🎉

    Hello Megan,
    I have a question, what if a buyer wants to buy a house and so this buyer saw a fan (attached on the ceiling) in one of the rooms, later on after the closing the buyer bought the house but no longer found the fan as the owner removed the fan from the ceiling, my question is, is the owner’s action of removing the fan after the client bought the home illegal or legal?

      In most cases, the legality of the owner's action depends on the terms outlined in the purchase agreement. If the fan was specifically included in the sale as part of the fixtures and fittings, removing it without prior agreement could constitute a breach of contract. However, if the fan was not explicitly mentioned or if there was no agreement regarding fixtures, the owner may have had the right to remove it.

      title theory states treat the borrower as a tenant living in the lender's property where you gain title to the real estate once loan is paid off, while in lien theory states, the lender places a lien on the borrower's property but you gain title immediately.

      In the title theory who will take the legal title and who will have the equitable title & Al so in the lien theory as well

      @@reemokashlan3043 In title theory states, the mortgagor (buyer) gives the mortgagee (lender) legal title and retains equitable title. Legal title is returned to the mortgagor upon full payment of the debt. In lien theory states, the mortgagor retains legal and equitable title.
