How much is the HoA for the community?
I'm so happy you are in this business. A few questions : 1 Is there a requirement as to the time frame you must start your build (i.e. after the land is paid in full you have two years to start building) 2. Will there be home association fees? 3. You mentioned 'you will be a landowner ' isn't Ghana's land leasehold esp to foreigners? If so, how long is the lease will it be documented in the contract what happens at the end of the lease and the lease renewal fee that will be charged for the entire lease. Also Americans like water views. I did not see any lakes/ponds in the video. Will there be any man made water features? So beautiful, if I look up the word dream big and make it happen I will see your face. Wow, just wow ❤.
Americans might like them but Ghanaians are not super keen on attracting anymore mosquitos with standing water!

Indentures in Accra is not ownership, it is a long-term lease or sub-lease!
Yes, we bought land at prampram and were shocked to learn that it’s only a 75 year lease.

@@gyamfikwaku6274Hard to find freehold land these days. Leases are not 100% bad as long as you know they are and plan accordingly. If you do find a freehold land, ensure it is not owned by tribal factions and has no litigation against it. Ask for the title (they call it papers or a certificate of ownership) from the government. Also ensure the land is or can be registered. Good luck 🙏🏾

Hi Salamatu, yes all these projects are self funded. So we take a break whenever necessary, plan and execute. By the grace of God , we have other businesses both overseas and in Ghana that allows us to be able to undertake these project.

4 plots is one acre. Formally the plots in Accra were 100 by100. It later came to 100 by 80. The normal plot currently is 100 by 70ft. Yes 100 by 70

Korewaa, please with the numerous lands you are acquiring for your descendants, are there renewal clauses in the indentures so as your descendants wouldn't lose out on the lands should the number of years elapse?

Depending on time of day and traffic conditions it's between 30 and 50 minutes
Will it be a walled , gated and have a main security gate?
There is a gated estate within the community but that will be sold as a house and land package.
So the grid / site layout you showed in the video is that the land and house package?
Will you be the one building the house or can the client build their own to taste?

However in all other parts of the community the client is free to build their own design but we are also available to build that for our clients too
So the client HAS to build with your design that means the client will be purchasing a house from you fully built with some modifications in the grid/layout you presented?
Also then what are the home size/bedroom offerings available for 1/2 plot n 1 plot ?

Hi 👋🏾 it's on a 99 years lease for Ghanaians and 50 years for non Ghanaians with a 45 year renewable term
Yes you can buy multiple plots but you can only fence 2 plots together

I have a question after looking through your documents for the land. It’s a good think what you are doing and we appreciate it so much but my concern is; why should I pay RENT for a land you already own. Here in UK you pay rent for a land if it’s a flat but you don’t pay rent for a freehold land apart from council tax. It’s true this rent is not much but it’s subject to review so meaning one day you could ask me to pay 100 or more, it human nature. I don’t think it’s right for anyone to pay property rate and rent for a land he has already bought on lease for 99 years. Please re-think about that rent on the land.
Hi...the ground rent is not for select Estate. It is paid to the Lands commission of Ghana they take out their tax and disburse the rest to the original owners of the land. So please its law in Ghana. Its not a Select Estate policy. The ground rent is collected so that the original family or stool owners can still get some benefit from the land, also the original family sets the price for the rent and we negotiate the price on behalf of our customers.and it's only $10 per year....$10 for the whole year. @@jamrock2979 that’s why I asked. I have a project going on at Doodowa and there is nothing like that. At this moment UK parliament is debating on scrapping ground rent on flats. Ghana, hmmmm I won’t be surprised if all there money is ending up in an individual’s pocket because it’s cash in hand, no traces.
@@jamrock2979 hi 👋 Ground rent in Ghana is not new...kindly Google it or do some research. Its an annaul payment meaning you pay it once a year and the fee is usually a very small sum ($10 a year) for fear of not getting a sale most agents do not tell the customer about the ground rent and then years later you would have the law knocking on your door and you would have to pay the arrears in one lump sum which may be very expensive. I like to be transparent so I'm choosing to tell my customers about it so they don't encounter any surprises down the line.
