Wow this is AMAZING Amanda. This is what I’m also planning to do. So definitely your series will add value to me. Looking forward to sharing my journey in due course ❤️

AWESOME! Was waiting for some deeper info on this, looking forward to watching this!!
Hey, you are a natural on the camera! Can’t wait to see next steps. I love this type a title splits and renovations.
Great Video Amanda!! You’re a natural on camera and have a lot of property experience to give!! I look forward to seeing you progress with this and what the end product will be!! Great stuff!!🔥🙌🏼
Hi Amanda, thank s for the vid. Hope the conversion goes well. I reckon the downstairs bathroom was previously a utility space with a toilet. The door to the top floor would be a ground level almost certainly opposite the stairwell if possible. The stairwell would most likely be boarded and partitioned from the ground floor flat. Its got some serious potential. Will be great when completed.
Amanda should have her own television show. The next Sarah Beeny ❤️
Soooooo true, I totally agree. She has got presence or she can start out with just a you tube channel.
love this can not wait for the next video!!
Well done this is awesome. Looking forward to seeing it all come together. Eat your heart out, Grand Design.

You go girl. Will be following x
Guys, I remember Samuel mentioning this property on the crash course (14-15/06) and I'm really curious how will you overcome all difficulties. Great video as always and I look forward to the follow up.
If I were you I'd just do a light refurb and rent it out. Was that the original plan?
Flat conversions done properly with current building regs cost a fortune and you can be waiting months for planning, all the time losing rent and council tax etc. This strategy works better down south where conversion costs are a small fraction of the end value. The GDV for this development would be about £150k, £75k per unit.
If you spent £50k, with fees and stamp duty you'd just about break even. To pull all your money out, you'd have to spend under £20k including all fees. Down south I spend a minimum of £35k per unit, so this won't be an all money out deal.
Splitting the utilities will cost thousands and some lenders insist on this being done. Best to rip the gas out and split the electricity supply only, for about £2k. If you can avoid splitting the water supply that will save some money.
By the way, be careful using the house next door as a comparable for the purchase price. It's a detached property rather than a semi and it was built in the garden of this property around 2008 (08/00635/REM), so not far off being a new build.
We be following this 👍
Interesting project, I will look forward to seeing how it all goes, perhaps ideas for my next venture??
Amazing Amanda
Samuel, you scored mate 👌
Cool vid
Great video! You are a natural on camera 😁
Good job amanda...like husband like wife.
I will be following
great video
is it possible to turn a property into 2 flats that you own on a normal buy to let mortgage?
Your back Amanda!!! Samuel, love you BUT this woman needs her own channel, I'd subscribe 😘
Did you put money down for this? how did you do it?
Do you have PP for this? Good luck
How much did it cost too do it all .Is The permit expensive
Makes it sound so easy. What about planning permission? Splitting utilities? Building regs? Lawyers costs? Leases? It's a complex business & misleading to suggest otherwise.
Downstairs bathroom with a double socket on the wall...
Where’s the follow up videooooo
Who is Samuel?
Great presenting
put the door at the bottom of the stairs
Yes that's a good idea. That way there is natural light to the stairs during the day. It also gives the appearance of a bigger space upstairs. Well done Amanda. Thanks so much. Love this video. Will be following you on this journey.
Samuel took home a dime!
Waste of time
She’s out to lunch , change the carpets is the sum total of her contribution. She’s clueless, how the hell she qualified as a quality surveyor.
