- We just bought a farm in Scotland and in Part II of our intro tour to our humble "sht farm", we'll delve into the outbuildings, sheds and stores that make up the main bulk of the steading. Old, new and mixed bits, but oodles of potential, it's time to take you through what we never saw when we first viewed the property.
Yep, you read that right - we'd not been into any of the buildings (except the arched smaller one) until we got the keys to the place, so some bits of this were our first explores too!
Next week, we'll start our reno vlogs, which cover life here in the real sticks and what we're doing to make this massive multi-home renovation project come around.

I came across your channel and have been watching your videos three so far and have liked and subscribed. I wanted to be a farmer when I left school but ended up in Banking so anyone buying a farm has me jealous. My best mate has a farm in the village I grew up in up in Aberdeenshire so l have a farm I can go and spend days on when I want. I look forward to watching your journey transforming these buildings into a perfect wee haven for your businesses. I am curious where in Scotland you are as I feel I know most of Scotland having worked or holidayed or traveled through most of my homeland. I look forward to your future content. Good luck.
I don't know if it's been mentioned already but the big cleaner cow shed with the wooden stalls in it is rare in the UK. They were called Mootels and I believe were Dutch. A farm.i worked on up here in Aberdeen had one.
I recommend you take a look at escape to rural France. Another Dan who has taken on the massive reno of a chateau almost by himself. Prior to that project he renovated farm buildings to make his family home. Good luck ❤️🏴

I Love you guys...Good Luck with your perplexingly large renovations! I hope you don't take this the wrong way, but, I see about 10 good years of renovations for the entire farm. Please be patient with yourselves and keep on keeping on. I predict that at the end of year three or four you will be living in the main house and everything after that will be much more enjoyable.
We thought 10-15 if we keep at it and we don’t hit anything too horrendous or contend with a natural disaster, so we’re on the same page!

One advantage of running your businesses from the separate building is the ability to just switch off in the evenings.
If you had your office in the main house, you might start thinking of just doing one more bit in the evening, then end up spending the whole evening in the office and have no time to yourselves.
With the office in a separate building means having to go outside to do more work, so you are more likely to just leave it till you start working the next day.
I see so many people doing up houses and put their home office in a shed at the end of the garden to stop themselves spending all their time working and actually relax in the evenings.
Wow, the farm looks huge. I think Granary B would be my ideal studio space, just for the size and height of the space, but I suspect it would cost a fortune to heat.
I have 4 oil heaters and a wallpaper stripper to get you started in there Michael!
Well, you got me hooked in at the ground floor of this project. Maybe it was the roof, or perhaps some of those walls? Long and short is you have me hooked in. I have a sneaking suspicion that this is going to almost kill you but in the end you're going to rock it!! Got my fingers crossed for you.
If we can just hold onto our sanity and keep the budget in check, we might do it. But definitely not overnight 🤣

Just found your channel and will be watching with interest as I'm in the process of renovating a Manor. I'm sure you have lots of people giving you lots of advice and if you will allow me can I pass on what I have learnt.
Start from the top and work your way down. I had problems with my roof and guttering. The water was causing problems, and the guttering was all wrong and running down the house and causing us damp around the house.
Once that was sorted, I then made sure all the drains were clear, so no blockages that could back up to the house.
Then it was the windows because windows are notorious for leaking and rain getting into the brickwork. So windows need sorting because in the cold weather it will freeze and cause you more problems.
While all this happens, you need to look at heating. I had a brand new oil heater that sits outside. It costs a fortune but will last a life time.
I hope you don't take my advice the wrong way, but it's just what you pick as you go along. Oh, and buy your tools off Amazon and ebay. The tools are cheap and will last you for what you need to do.
Don't think about decorating and carpets till you're ready because you'll only change your mind a few weeks later.

Thankfully, the little cottage is in much better structural condition so my interior tests can happen here first 🤓
@sht-farm thanks for the reply. I meant everything with respect, and I'd hate for you to fail on your dream. But if you keep spending down and just concentrate on the basics, the rest should fall into place. The cost of the boiler took me by surprise, but I had to get heat into the property.
Oh, and make sure you have a break from the renovation, or you'll burn yourself out and lose enthusiasm. I have been working every day since October apart from Christmas and Boxing Day, and it's knackered me.
Got excited for a moment that you’d get an indoor school in the slurry building.. 👎🏻 Keep the rubber mats to make yourself a giant stable/indoor area. Love the office areas ❤
Me too! When we viewed the place the buildings weren’t including so we didn’t look in. Then they repackaged it so the first time we saw inside was the day we got the keys. From last summer to now I was praying for space in there - it could be done and be small in the middle, but we have other plans 🤓

The training building you were working RenBear in looks great. Is there suitable housing for Tuna (and the ponies) or will you have to build something?
You mentioned how quiet things are there, I’d like a video at night when spring/summer arrives, the insect sounds will be amazing. Do you have any owls there? Lots of outbuildings that would be great housing for barn owls. Oodles of room along your spring to plant natives for the wildlife!

Granary B will probably end up being human housing at some point, but I agree, it's such a cool space!
The dairy (Rens training) could be lots of things, but the L shape off of that, the smaller cubicle shed where I said I'd camp, that would suit Tuna. We'll definitely use some housing already there for animals when they arrive (not this year, probably!)
Yep we have a resident barn owl, farm cat (feral/wild, VERY big, great condition!), red kites, deer, pheasants, foxes (we think) and probably more too. Oh, and cows next door!

Hope you got deep pockets because there's a lot of money needing spending here. I'm an experienced renovator and every client I ever had underestimated cost of renovation work. Do your sums and double it then your close to a realistic costing .
How many acres is there? Also, are any of the structures listed? You can have a real adventure there!

Are you able to add a little context please? You mentioned a deal where you need to make it mortgageable within 2 years or you have to hand it back? How is this deal structured?, is this with the current owner and how did you neogitate this? Unless I've massively missed the point :D

Yes it’s a private deal with the seller/previous owner but we can talk about it in a future video for sure 🙂
As some buildings are 200+ years old if I were you and wanted to save money I would avoid looking at the foundations unless the building is literally falling down.
They might be alright, but if they aren't then that's a big £££ problem.
12:04 So funny different perspectives on what we have, don't have and want. I live in a Ontario and I would absolutely DIE for these outbuildings. I have lived on a hobby farm all my life, now starting up my own and we can't even afford a proper barn for our animals let alone an indoor riding arena. Is that one gold standard? Absolutely not, but I would be falling over that in a heartbeat vs what I don't have now.
That house scares me, but all those out buildings totally would make up for it.
The old stone ones have my heart ❤️ it’s hard with the others as they’re very cattle focussed and not so safe for horses or dogs (which are our only four leggeds (at the moment))!
Some of those buildings may have been thoroughly cleaned after the foot & mouth outbreak in 2007
I've never watched Batman either. But I subscribed and liked and commented. How many acres are there? Which part of the country are you in? And have you contemplated an Amazon wish list? I'd be wishing for a lot of mold cleaning products. I'm a fan of Agas and such. Firing it up and starting to dry out the main house would be on my list too. Of course...roof. But I understand if you want to get your sleeping and eating area together post haste. Bests. **waves**
🤣 at least it wasn't just me! We have the remaining parcel of land after all the rest was sold off to a very nice neighbouring farmer. It's about 18.5 acres of grazing on the side of the hill (rolling, not too steep), but no arable, hay/silage or good stock ground.
Agatha is so decrepit we don't think she'll survive the switch on (she's an old solid fuel to oil conversion) and she could take some more of the house down with her. However, if we put our brave pants on for that, we will film it. With it coming warmer and dryer, and hopefully with a new roof soon, we should be well on our way 🤓

Haha well spotted, it’s not anything, I’m a mishmash, but I mimic without knowing it so whoever I was just speaking with I’ll end up falling inline with. If I was just teaching someone from the states, there’s a slight drawl, just on the phone with a friend, we can go West Yorkshire quickly and so on! I’m annoying 🤣

How did somebody keep the farm steading buildings in good condition and then they let the houses go clean to hell ?
Farming, especially in the UK, is exceptionally tough. The last 20 years have been catastrophic for small farms. The previous family and all before have been tenants not owners of the site, and they did the exact right thing and prioritised the comfort and safety of their animals - which is absolutely clear to see here. This farm is representative of pretty much every single one in rural England and Scotland, where families make do and mend to ensure they can keep livestock well fed and cared for.
I would imagine that’s the reason why, that and the house wouldn’t have been theirs to upgrade/amend/re-do. This place needs hundreds of thousands of pounds of investment and that simply isn’t doable on family farm budgets.
They did the best they could do, and prioritised any funds available in the direction we would expect (away from them, and towards the cows). Top family in our eyes 👌
@@sht-farmLandlords keep putting up the rents and promising to do improvements to the farm buildings or the houses and do fu@# all to anything. That was my experience over the years. When I took over the tenancy I was told that the landlord would put double glazing in and put in central heating in the house. In return for a rent rise. That was their favourite line every renr review.
I have been out of the farm for a few years now and as far as I know those things are still not done to this day.
The Landlord and their agent were as we called them " penny wise and pound foolish " They just wanted the rent money but wouldn't spend a penny of it on their property. We told them that we had problems with the floors sinking and they just ignored the problem. That was until the electricity supplier sent an engineer round to change the meters. Well he was armed with a large and heavy box of tools and unfortunately he went through the rotting floor.
It turns out that the power supplier contacted the HSE about the accident.
Well the agent sent a tradesman to look at the floor. He was under the impression that all that was required for the fix was 3 or 4 new boards. It turned out the whole downstairs floors needs to be replaced. While doing that work they discovered the electrical wiring was in poor condition and needed replacing too.
It cost pretty large sum of money to pay for all the work.
We had been telling the landlords for years that the floors were not good. But they ignored it until the accident when the engineer went through the floor.
That's the price of them for hiking rents and doing nothing for their tenants in return.

Sharing the issues along with things we like are both important for context and future plans. Saying not much needs to be done would be a flat out lie, and having a budget to let skilled trades do their thing so we don’t screw up those bits, yet still get the pieces of paper to secure future finance (certs, warranties, guarantees etc) is logical, not splashing cash for fun. Shame you saw it negatively, hope you have a great day nonetheless 👍
