    As a condo unit owner the reality is not all the time the unit is tenanted and not all the time the rent rate is more than your bank mortgage, thus the cons is if someone has no emergency fund in case that the unit has no tenant, and owner becomes jobless, the unit becomes foreclosed and credit score brings bad reputation and this is the Big risk for a growing nation amidst crisis

    For buyers, also include in your computations the monthly bills such as Association dues, shared services, insurances, property tax, your units electricity water and gas internet bills.
    For high end condos and units, some of these bills might be very challenging. Hope this helps!

    Hi po Sir Will! Possible po ba talaga ang 6% interest for 20 years na loan sa banko sa pilipinas? Nag scout po ako ng ibang banks pero 12% po ang interest nila then for 10 years lang ang max loan term for condo. Please advise po kung anong banko masuggest niyo that offers lower interest rates and longer term loan. Thank you po! More power!

    That’s a very informative video! However, I feel like pre selling condos now are way more expensive. 5-7mill and Rentals won’t fetch that high of a value anymore due to COVID 19. Any tips Po sir?

    There is another option. You pay extra payment applied to principal. It will shorten the loan period and decreases the interest. Just ask your bank first regarding their policy sa extra payment applied to principal.

      Sabi sken ng isang agent hindi daw gnun sa bank. Sa pagibig lang daw yun. Sa bank kpag naghulog ka ng malaki, mababayaran lang daw yung succeding months. Hindi iikli yung payment terms. Hindi rin liliit ang principal. Gnun pa din.

    It takes discipline to be debt free. The mindset na wag galawin ang extra income ipunin para ipayoff. Thank you for making this video. Sana ma-eye opening sa mga naginvest - a 20yrs loan will turn to be a nightmare kasi may point lang na madulas ka financially you will lost your investment- foreclosed balik sa developer unit yeah you can sell but timing is needed.. So payoff your loan immediately. That takes great discipline and when you are debt free you can breathe.

    How are you going to pay off po your loan in 5-8yrs only if you apply for 20yrs loan? Magrerecompute ba ang bank if ever your settling you loan early than the agreed loan terms? Please advice sir

    I’ve read your responses sa comments section and it’s a good thing na wlang pre termination fee ang bdo and bpi nung ngsettle kayo ng balance. Ganon pa dn ba ngaon ang rules ng banks sa housing loan? Or did they change something regarding pretermination?

    Sir base sa eplaination hinahanap ko po yung interest rate ng banko in 20 years to pay , wala po kayong binangit sa example nyo or dahil ba estimate amount lang kayo bumase.if meron po kayong video regarding prinsipal amount plus interest in 15 to 20 years to pay baka pwede pakicomment nman...salamat

    may pre-termination fee ba ung bank in case i pay off mo earlier than the expected 20 years ? paano sya i pay off, unti unti mag over pay monthly on top sa monthly amortization, or ipunin tapos lump sum pay off pag kelan mo gusto, then pa recompute. un sana mga detalye na pwede sana isama

    Question lang po. Paano naman po kapag umalis yung mga renters? Malaki po ba ang chance na makakakuha po agad ng renters para po magtuloy tuloy yung monthly na kikitain sa rentals? Thank you po and God bless

      Yes, normally 30 days bago mag end ang contract ng renters dapat alam mo na kung mag renew cia or hindi.. so kapag hindi, pwde mo na agad i-advertise un condo.. pra pag alis ng renter, meron agad new coming in..

    great one again! very informative! From what i was told, loan terms may also depend on the age of the investor /borrower. Loan should be paid at or before 65 yrs of age. Is that true with BDO? thanks!

      Yes age is a factor. Applicant must be no older than 65 years old upon loan maturity

    thanks again Will sa informative na video, very helpful. let's say I availed a 15yr bank loan in which first 5ys is fixed and it is the lock-in period, usually anu-ano ang costs for if I wil full paid after lock-in period?

      Theres no cost if you opt to fully pay the outstanding balance.. In my expercienced with BDO and BPI, theres no additional payment.

      Ideally, dapat may other sources of income ka po para may cash flow pa rin kasi kapag naka-mortgage sa bank yung property tapos rental income lang ang source kapag bakante yung property ng matagal, problema po iyan.

      Kaya po dapat kapag kukuha tayo ng condo, need po natin malaman un capacity to pay.. If your salary is enough. But dont loose hope, you can sell or transfer the rights to other buyers if incase hindi ka ma approve sa bank.

      Those who are renting houses before are transferring to condominium units since rental prices went down. Current rental is P 25,000 with balcony and P 23,500 without balcony 😊

    Sir i have a fix price of 5.75% interest rate now after 5 years they repriced it to 11%..tama po ba sya or sobrang taas ng interest rate nya? Parang nalalakihan ako considering 5 years nko bayad

      Masyadong mataas un 11%.. I suggest you the Bank.. and ask for lower interest rates.

      Sir salamat sa advice Maybank po ksi ako nagloan ano kayang maipapayo nyo sa mga borrower na katulad ko para malessen ung interest rate since good credit naman ako sa pagbabayad ng loan sa kanila at never missed an opportunity to pay mejo alangan ksi kming mga ofw dito sa abroad cut pay ksi karamihan ng company dahil sa pandemya.

    Gusy tanong po.pag ba naka sangla sa bank ang house and lot automatic na ba yong na complete ang papers ni owner? Like building permit, sanitary permit, plumbing etc?kinukuha ba nag bank yong pag naka mortgage yong apartment?thanks

      Pag naka sangla ang house and lot sa bank po kailangan yung may-ari sa kanya nakapangalan ang TCT at Tax Dec po. Yung mga other permits na tinanong niyo po hindi na nila kinukuhanan kasi appraisal yung tinitignan po nila 😊
