The outdoor areas, terraces and garden are beautiful. Spectacular views and a lovely secluded pool. The stonework in the main house is wonderful. Lots of empty walls for artwork. Would make a good investment for a family run business. Thanks, Nick.

Oh Nick! You had me at the guest house. I could see myself between the terrace and pool all day. Both properties are fabulous with a surprisingly moderate price. I'm sure it'll be snapped up. Both farmhouses are packed with awe-inspiring woodwork and stonework with classic style. There is light beaming throughout the interior. Favorites are the pool the perfect spot to unwind and daydream, the bathroom tiles are unique and simply fab!! The floors and ceilings are dazzling, the craftsmanship is imperial, the landscaping and surrounding views are lavishly rich with color and wonderous plant varieties...Thanks Nick for this tour of radiance at it's best.....
HI Did my eyes see correctly?!! In the second house showing the old wood trunk in the entrance hallway area..did it say carved in front of it..the year 1826?! 0r 1806? was that a date and if yes..was that when it was actually made??!! if yes..WOW!!

Just so beautiful, I would love to see more like this. I really want to move to this area in the near future. I am going to retire in a year and would love to live in Italy and emerge ourself in this beautiful country, and be as much Italian as possible including learning it rich history and language. look forward to more of your videos

The property itself is just georgiuos with a huge potential. And really nicely renovated, indeed. The price is really...cheap for what you get - as compared to the place I live here in Germany. A real argain!

Great location, but what else is new. All of your locations are great. Great style and cool ceiling lights. Yes, for the money it is spectacular. If one is spending that kind of money do they really care about the cost of heating? Put geothermal in. A really nice compound I think for a big family or definitely utilized for some income. I agree the space is spread out well. I didn’t see a garage or car parking. No doubt these items are there. Saturday is Nick’s day and today was no disappointment. Thank you. BTW….tomorrow is ✈️ day for me! I cannot wait to get there.

Fantastic property! I'd have wanted to check out the property as there's alot of land and orchards and gardens add alot of value. But I'm pretty sure also that is lovely. Great set up for rental income and also for two families sharing the property for residency or generational living.
I'd go for this if I was younger and had friends in mind or simply could afford all of it for my son and his family too. Wouldn't change a thing except make part of that big gravel yard a fragrant herb garden and one of the outbuildings my studio. 😊

What a property! The views are wonderful. I think I'd spend most of my time on one of the terraces. Both houses are nice, but I'm partial to the guest house. If only I could buy just that one. The asking price is very reasonable. Nick, have you seen an increase in activity from Americans since the exchange rate is so favorable? In any case, I'd be surprised if this one remained on the market for long. Thanks for another fantastic tour!

Great tour and video and what beautiful properties.... Thank you for uploading .... 900k Euro generating 25k annually , before taxes is not a good ROI. Ideally you need to make 8 to 10 % return on a Million to enjoy a retirement income. Even at a 6% Yield the properties need to be under 500 euro which is what I thought it would be priced at. I guess its difficult finding the perfect balance of a good ROI and a location you would love to live... I certainly would enjoy staying there for a week , not so sure all year round :)

Found this in The Times newspaper:
TO AVOID THE POOL OF GERMS: Do you know when you flush with the toilet lid open, all the harmful bacteria from the toilet goes up in the air? A study conducted in 2012 at a British teaching hospital found that the faeces-borne bacteria, which are capable of causing diarrhea can come out from the toilet when you flush. These bacteria can stick to the walls of the toilet or other items like toothbrush, towel and soap.
So, to avoid contact with these harmful bacteria, you must keep the toilet lid closed while you flush and when you are not using it (why to take a chance).

Great property all round. I notice one or two of the old main beams are pockmarked. I trust there is proof of treatment and the necessary protection for that. You mentioned the input of an architect owner, I imagine that's an issue they covered?

Like your title suggests, work from home. I live in the states, but have been wanting to do things in a different way. More sureal, more calming to start writing my short stories. The states don't offer this kind of "calm" living, at least it has not been available to me at any rate. Would love to talk and get to know just what it would take for me to actually "live" this kind of dream. Hi, Thank for you message. Summer temperatures are in the late 20’s early 30’s, but it all depends. This year was very hot. Summer vacation period 12 to 16 weeks. Hope this helps. Best, Nick.

Hi Brian, Thank you for your comment and I apologise for my delay. Residents don't pay property taxes on their "prima casa" (main house). They do pay property taxes on other real estate. If you are a non resident you will pay taxes on both. However, Italian property tax is extremely low compared to other countries. Best wishes, Nick.

Does heating system work well in winter? Is it cold during the winter?
We haven't had snow for quite a long time now. It can get cold in Jan & Feb. Yes, this property has wood burning stoves and gas heating. Hope this helps. Best, Nick.

900k for a property (albeit gorgeous) that could (before taxes) gross you $50k?? How much are taxes? Say 30% You are left with $35,000...what about expenses...you are left with $30k maybe. That is a 3% ROI? Am I missing something? Gorgeous as a house/retreat but as a business it is not IMHO
