    One of the best ways to make great long term investments is learning how to properly value assets. Wether its stocks or real estate investment trusts, calculating the intrinsic value will give you a great idea of what an investment is actually worth.

    how can you say that 34.87 is an intrinsic valuation when all of your inputs are relative valuations? P/AFFO is simply a multiple.

    The seeking alpha doesn't show the P/AFFO for most of the stocks. Is there any alternative website for getting it?

      P/AFFO is relevant mostly to REITs. Use P/E for other companies but also I will suggest using Discounted Cash Flow as a model for valuation. Don't valuate all companies with the same model

      If it doesn’t show P/AFFO it probably isn’t a REIT

    the NOI does not include the gains on the sale of properties, plus the debt isn't at fair value, how should we adjust?

    When you say, "find reits that are very similar to doc," which metrics are you using to compare the reits?

      look for similarities in the structure and the way they operate. For example, if you're looking at a healthcare REIT, you will want to use other healthcare REITs as comparables and ideally they would be close to the same size.

    Why does your model suggest "Sell" when the Current Price is less than the intrinsic value? Doesn't that suggest there's more room for growth?

      why $25?
      buy based on market capitalisation of entire company relative to profits. not one uit share price.

      Yes it’s called DYOR (Do Your Own Research). Never buy something because some “expert” on YT or FB says so. They don’t🎉 care if you lose your money.
