I have been closely watching your videos. However, I felt for this video, legal aspects associated with Home loans should have been covered. Also, there could be a suggestion put forth for viewers to go look out for approved projects of banks who want to reduce the paper work process. NBFC often compromise on legal aspects. I don't really endorse the online concept for Home Loans. When DHFL shut down their offices, can you relate how much trouble the borrowers had to face to takeover their loans to other banks. Physical visits are important and it makes the customer more aware of the entire process. Also, one suggestion is that people can look forth to buying residential properties which are auctioned by banks.
This is in no way to demean your video. But of all the videos that I have watched till date in this channel, this video i felt could have been better and endorsement of PNB housing finance didnt really feel like a long term achi wali advice.

Toh iska kya emi hoga, paisa nhi de paya toh 1st house bank le lega fir vi hume paise pay krne hote h.

Eligibility : 25% of net salary seems to be not practical. It could be somewhere between 45-55% of net salary.
Interest Rate : Fixed is costly as right said hence should go for floating that too Repo rate link so that it align with RBI Repo rate effect.
Tenure : Tenure of loan should be taken at maximum available as floating rate is always comes with NIL pre-payment hence can be repaid / partly paid anytime when one has money in hand.

Never take PNB housing finance loan! They never change intrest rate in floating rate as per RBI norms! And customer service is so lame and hidden charges are more than GST!
even GIC also charges high rate and not easy to transfer the Home loan.

@pankaj kamra, PNB housing finance is the slowest in transferring reduced ROI and also they always had higher ROI as per market. Though I understand they are the sponser for this video 😉
PNB Housing is worst fighting consumer case with them from last six years

I have a query at this time when interest rate is lowest considering past history, should i opt for fixed interest rate @6.9% (offered to me by scheduled bank A) or should i choose floating @6.85 -6.9( offered by other banks)

Hi Pranjal, thanks for clearing the clouds around home loans, Can you suggest how much tenure of emi should I choose for a home loan?
It will depend on your EMI, if u are comfortable with this then try to minimize tenure or vice versa
This can depend on your budget and preferences. Longer Tenures will provide lower EMI's but higher interest payments in the lifteime of the loan while shorter tenures means high EMI's. We generally recommend keeping a tenure of 15-20 years to optimise for your EMI payments, Interest Payments and Tax Benefits.

Had a doubt, if pay the loan through the lump-sum amount we get, considering we still have around 5 years of loan period left, do we still need to pay complete interest or the interest amount of the remaining 5 years gets waived off?
This is my ques also. What i have heard so fsr that if u paid ur loan in 1 year then ur interest amount will be calculated for only 1 year. (Sometimes they add some penalty)
@@Manish-vf7cb Bank charges interest on reducing balance. Suppose you have paid the lump sum amount towards principal amount then next month you will pay the interest only on outstanding balance after prepayment of loan. You will not pay the interest on balance term of loan on amount which you have paid a lump sum.
Sir ji 30% tax bracket & benifit of PMAY cannot apply to any individual , so prepayment of home loan at about 7-8 % is a good decision in my opinion
