My brother is interested in buying flat in SRA building; however flat is not coming under SRA norms. When slum was developing builder has maid extra sellable flats which are out of SRA norms.
If my brother buys that flat is there any issue in future?
Also, it is a Re-Sell property, my brother will be a 3rd owner. Current owner purchased that property from investor. In this case which documents should he check before buying?

My question is related about GST, if Builder has started the construction on 1st April 2016 and still it is in under-construction and I have taken flat on 1st Aug 2020 and having size of 70 Sq. Mtrs. in Metropolitan City and flat cost is more than 45 lakhs (non-affordable), so what will be the GST charge. Is it 12% or 5%?

Apart from stability, should we not try to buy a cheap and small commercial property as our first property in our mid 20s? A property lets say under 50 lakhs? If this is the right path, how to do this? I always thought under-construction flats were relatively cheaper. That is why people take the risk of non-completion because of the low price. If it is costlier than resale, then it makes no sense to take the risk of the flat not getting completed. I am confused.
Buying an under construction flat from a top-class builder is much safer and investors bet on these blindly.
I bought a flat from a mid level company but only at 90% construction completed.
