    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

      Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    I feel investors should focus on under-the-radar stocks, considering the current rollercoaster nature of the stock market, Because 35% of my $270k portfolio comprises plummeting stocks that were once revered. I don't know where to go here out of devastation.

    Having to pay $60,000 on a $1,000,000 home? That is crazy. Do they do 10 times the work that they do for a $100,000 home? Just make it a flat fee. $10,000 total. Done.

    absolute price fixing in Canada. realtors black list clients who insist on lower commisions . The realtors silently band together making it next to impossible for individual homeowners to sell their properties by themselves. friend actually spent 5 years without selling their home due to realtors conspiring together directing potential buyers away from property.

      Ya... I think probably more like it was way overpriced. Realtors can negotiate the $ with a buyer now and do so when they want to buy something not offering a commission. More likely your friend was way off base with the price esp if it they couldn't sell for 5 years. Gotta look in the mirror before pointing fingers.

      @@CheSmith74 We followed the process ...it was collusion by the realtors trying to force an older couple ...told potential buyers " oh, that isn't a house that would interest you.." Realtors all know each other, have their own sectors,, being the same agent to arrange the buy & sell JOKE .It's a huge, lucrative commission game
      ( I might have been born at night, it just wasn't "last" night.)

      Have you ever marketed any listed your house? Are you trained in negotiating large sales like this? But the real question is do you even want to do this? Absolutely realtors are needed if you want to get you the best price. And the funniest thing ever is everyone i know who says "realtors aren't needed" always turn around and hire a realtor when its time to sell. No one is forcing you to hire a realtor, you can sale it yourself. Nothing is stopping you

      ​@sylvainh2o Thats not true. The rules changed in Canada a long time, you can list and sell your home without a realtor. You can list your home on all free sites or pay a small fee to list on MLS. You can show the home yourself to potential buyers. You're not required to pay a realtor

      Flat fee means realtors won't be working evenings or weekends and they definitely won't be trying very hard to sell your place. This is why sales is always commission.. Sales people need incentive to sell. You don't want a sales person just going through the motion of their job, like most people in their jobs. Flat fees would see the level of quality realtors greatly diminish

    The answer is to raise the bar on training to be a realtor. In most states they take a few weeks of classes. Realtors do very little these days to sell houses. You can find your own online.

    Why shouldn't someone doing real-estate for 16 minutes get the same commission as someone doing it for 16 years? If they are selling the same thing, they should make the same amount.

    Just taking the commission off the Realtors side of MLS, or not showing it to Buyers Agents doesn't mean that the commission won't still be offered. I don't think much will change, it will just be the Buyers Agent calling the List Agent to see how much they're offering and passing any difference from the norm to the buyer directly. No one is going to save any $ it's just going to be more paperwork and less transparent. I know some will say ya but the seller will pay less... sure maybe, big maybe, but very high chance that seller is buying another home, so they'll just pay up the difference on the buy end. No change, lots of noise, less transparency. I can also see many cases where the Buyers Agent is going to make 2x what they do now by charging the buyer and getting a commission from the sellers side.

    My mother is a Broker, glorified Realtor. She makes money doing absolutely nothing. What, driving a person around abd showing them a house that a lot of the times they told their Realtor about. Seriously, Realtors do nothing that isn't done by an escrow clerk. Do NOT ever use a realtor when you sell. Buyers WILL find your house for sale. Paying 6% of your homes value to an uppity Realtor for what. To have an Escrow clerk do the paperwork which you can pay them $500 to do and file yourself!!! Realtors are done. The secret is out. 75% need to leave the business NOW... I'm sure I'll get an uppity Realtor commenting on this reality post. The Scam is exposed. Realtors are exposed. Sell as a FSBO. Save yourself $50,000 + - .

    GOOD I hope these crooks all go bankrupt! Just saw 5 homes this past week and I had questions for all the agents. Not ONE agent could answer a single simple question. The only reason they are there is to kick out the owners and open the door for me. If a deal goes through both parties call our lawyers to do the hard stuff. They are as worthless as car salesmen.

    Let’s flip the script and make it law that Sellers are legally required to try to sell their own place by themselves for 1 month (whatever time frame) before they can hire a Realtor. Just a thought😂
