Wow pete surprised to see you back in the saddle again. I always liked Zambales. I was introduced to the Philippines by friends who grew up in San Antonio. This afforded me many a good time up and down the coast. I first visited in 2008 and have been returning every since. There are quiet a few expats that have made their homes In Zambales. I’m not crazy about the Subic area but it has it’s advantages. Property prices have been increasing but if you can find a local seller that might get you a better price. To me the Philippines has lost sight of reality with regards to property prices. Don’t believe me well just look a different location around the world (US, Spain, Portugal, Mexico etc) If you look for similar properties there its rather obvious provided you’re comparing similar properties. I would only rent or lease. That’s the safest way to go in my view.

Drove right by our home along Gran Via just after 7:40ish. I have several San Narciso videos posted on my channel. It's a nice town but I wouldn't consider it the best beach town to buy property. Crystal Beach is really the best resort in town, and one of the best in Zambales. The beach road is less than a year old. It stretches about two miles along the beach, and you were near the southern end of it. The La Paz beach area up the road has a large outdoor night food court that has opportunities for lots of different fun, especially on holidays and fiesta times. Used to be Mrs. Rick and I would go out on the beach in the early evening to enjoy the breeze and we'd be the only folk out there. Now there are hundreds of people. Not as romantic as it was before. 😁😁Know that the entire length of the beach is a working beach for the fishermen, and a tourist beach secondly. My mother-in-law back in the 1950s and 60s was president of that local Fleet Reserve Association. PRO TIP: If you are a Westerner and are going to marry into a local Filipino family in the provinces, it is good to pick a family that is highly regarded and respected by everyone in town.
I agree Rick. To many use their other head without the brain as guidance. It’s a short term plan at best. In the Philippines connections matter. Knowing Mayors, Vice Mayor, Baranguy Captains, local Lawyers and other people which are respected is priceless. Don’t think for a minute Filipinos don’t judge. Gossiping is a way of life there. I talk rather freely about things in my life and my wife is always telling me to stop talking about our lives because it will spread like wildfire. lol my bad but that’s how things are. When we get to town it’s amazing how quickly the word gets out and how quickly my wife starts receiving visitors wanting loans because of personal tragedies. Literally a revolving door. There’s no shyness when it comes to that. Everyone thinks you’re rich with bottomless resources.
I may have to look there for beach front property. San Juan and San Fernando La Union is way too expensive. The asking price there is priced at what the properties will be worth in 15 years.

any beach with bitumen road front like that is pleasant to the eye. i don’t like the ugly concrete pillars on both sides but understand why authorities do that. would be nice to park your vehicle on hard sand beach even if it attracts the hunes. with such high UV radiation levels there, a few beach-friendly trees along the roadside would be appreciated by all, especially walkers. otherwise best fair-skinned like me only walk on cloudy days or around dawn or dusk. that it isn’t too far from Manila & Angeles is great, even if road is slow & winding. I’m from Sydney Australia & my name also is Pete. one day I will get there. I remember back from when you were finishing your house & thought how lucky to have that rural beachfront location.

It is a mindset, I cannot own land in the Philippines, because I am a foreigner. I built a three-bedroom rancher on my wife's land in northern Luzon nine years ago. She sold her property up north and we used the money to purchase our land in Cavite, where we have built our new, three-bedroom permanent home. If you have a good marriage with a Filipina it is possible to build and live in your own home in this country. Everything will belong to your Filipina and that is fine with me. I own my property back in NA, I do not need to own homes all over the world anyway. I am happy.

you being a person from another country you can not by property in the Philippines only way you or any other overseas person can buy property in the Philippines is to buy it under a filipino, or filipina. And if you do that make sure you can truly trust the filipino or filipina! Because the Philippine Government will always give everything to the Filipino!!! People Do not be fools, never buy big land or build any big buildings, only build as big of a building that you really need, filipina families will be seeing you as big money and want you to build enough house for the full family to move in with you and the filipina that your with!!!

San Narciso is about 25 miles north of Subic along the west coast of Zambales on National Highway. By car, and depending upon the time of day and traffic, it is about 30-40 minutes from Subic. There's not really much to it, no malls, no hospitals, and few entertainment places. It's pretty much for the locals, and those tourists who come to some fairly nice beach resorts.

I’m currently researching areas to move to. Sounds like San Narciso is a nice place for a short vacation, but perhaps not to live. (Funny, I was trying to figure out the name of this place. You’re NOT Allowed to own Land or Property in the Philippines as a foreigner. The only reason this Guy has bought a House is because He Married a Philippine and the Land and Property is in Her Name, When it comes to Land only Philippines can own Land , When it comes to buildings you can only own 40% the other 60% must be shared ownership with a Philippine. RENT DO NOT BUY , And Guys do not let a Philippine convince you to Invest with them either….
