    If you want a Florida Pool Home, should you build and add one to an existing home without one? Or, should you purchase a home with one already in place, even if that pool's old and in a poor condition? This video discusses my own pool build process and I cover the benefits to both.

    Great video! I remember visiting Florida as a child (from grey, miserable England) and we rented a villa with a pool - I was happier there than I was at Disney itself! Haha

    I love your videos David ! So informative !! Could you also make a video showing the care and maintenance of the pool and also what precautions to take during rainy and hurricane seasons with the pool ? Your pool is gorgeous!

    did you add a heater to your pool for the winter months? if so, how much do you end up spending on it per month while it was running? also do you have a solar blanket to soak up the sun? by the way, do you find the cage around your backyard makes it too cold in the winter months? i feel like it may make it much colder than it actually is?

    David do they use fiberglass pools in Florida? I heard that concrete pools are not good with salt water pools.

      Go with a pebble-Tec aggregate and they have a 25 year warranty.

    Great video! Do you think you saved money by not going through the builder? We just had ours priced out with the builder's company and I had to remove the hot tub and screen to stay under $70k.

      Thanks Nickie! Probably saved a little, but the biggest difference was not having to pay 25-50% up front to go through the builder. I'm sure there is a mark up with the builder too, but adding one privately only required $1000 down. Big difference. It would no doubt be a lot less hassle going through the builder, and it would have been nice to have rolled that extra cost into my mortgage, but a lot of people aren't in the position to do so. At least, I wasn't at the time.

    In your opinion should the realtor be able to give you advice as far as how much you can or should spend? I was told not to expect more than 50% back of the money spent.

      Hi Sam, that sounds about right. They do devalue quickly. Similar to a brand new car. However, in my market, only around 20% of single family homes have a pool. So, if you're ever wanting to sell your home for top dollar, and typically, in a very short time-frame, I highly recommend buying a home with one - or adding one. The vast majority of buyers I work with want one. Either right away, or intend to build. It's Florida, so a lot of people expect most homes to have a pool.

      There was an statistics about the return on the home improvement home owners make. The highest return is a garage door about 49%. The other investment with less money and higher investment is another curve appeal such as landscaping.

    Let's say you build a new home, can you throw the pool cost into the MORTAGE? Can you have the pool built in conjunction with the new home?

      Hi Peter, you can, the only downside to that is the builder typically requires 25-50% of the pool cost up front. That's not easy for a lot of people when they have to put 5-10% down to secure the home, and then an additional $15-30k+ for the pool. That's why we did ours after and only had to put $1000 down and we financed the rest.
      I'd have loved to of rolled it into my mortgage, but at the time it just wasn't doable.

    So...your pool cost you 67K turn key? Did you feel like you got a good price? We are pricing pools now in Naples.

      Yes, $67k. From the quotes we received they were all near enough identical - price wise. It's expensive, don't get me wrong, but we get great use out if it and I wouldn't change a thing in hindsight.

    I personally don’t like the caged in look that you get from that pool enclosure. What options are there?

      The other option is not to have one. Certain times of year will be pretty buggy though and you'll be cleaning the pool out regularly without the cage. Our next door neighbors didn't have one for 2 years but recently added it because of the bugs.
