    很多人对于负扣税就是听了觉得可以抵扣税就冲,法兰克说的很对,很多人都觉得少交了然后占便宜了. 这部分亏损部分应该以非现金流的计提折旧为主,才能做到正真的抵扣同时增加现金流. 如果frank里面说的30000多的亏损有很多都是房产的折旧导致的,那还是香的

    那有沒有一種方式 先買以後要自住的投資房 利用支出的方式慢慢完善那間的投資房的軟硬體 然後再轉成自住

      确实可以这么做,只是很多时候适合投资,或者投资回报最好的地方不会是你想住的地方

    If some people annual income is more than 250,000AUD before tax , they want to buy investment property (a house) , can you please give some advice on how much should spend on buying a investment house 😊? Thanks.

    我觉得问题在于正现金流而增值预期高的房产有些难找。买家一般更倾向于购买增值预期高的房产。

      这确实是问题所在,或者可以说一般买家不想做太多的调研

      @@lau9843 投资也确实是个专业。风险和收益的研究对于普通投资者确实难了些。买增值预期高的房子,对于他们更加安心。
