    Note: Wholesaling Real Estate is another topic that is not normally considered owning real estate but rather owning the rights to transfer ownership.     The Negotiation Tactics:
    Seller Financing: Negotiate with the seller to finance a portion of the purchase price.
    Assume the Mortgage: Take over the seller's existing mortgage instead of getting a new one.
    Lease with an option to buy: negotiate the down payment as part of the rent paid by you or another party
    Subject-to transactions: the original mortgage remains in the seller’s name. It is a creative finance technique where a buyer can take title to the property without obtaining a loan in the traditional manner, very much like a seller carry without an assumption.
    Leveraging Existing Assets:
    Home Equity Loan: Use the equity you've built in your current home to secure funds for a down payment on a new property.
    Rent Out Your Current Home: Turn your current residence into a rental property to generate income for a down payment on another one (house hacking).
    Government Programs:
    VA Loans: For veterans, VA loans offer no down payment requirements.
    FHA Loans: These government-backed loans allow for a lower down payment (typically 3.5%) for qualified borrowers.
    Alternative Financing:
    Private Money Lenders: Borrow from private individuals or businesses who specialize in real estate investment loans. Often comes with higher interest rates.
    Hard Money Lenders: Similar to private lenders, but focus on short-term loans for quick deals, with high fees.
    Credit Cards? Steer clear unless you can really afford the vig. The advisors that tell you to use them without paying the cash advance fees and rates are using a bait and switch technique that will force you or your partner business refunding your purchase to violate the terms of the credit issuers agreement. This is very likely not an ethical path.
    Partnership Strategies:
    Co-Borrower: Partner with someone who has good credit or savings to qualify for a loan together.
    Equity Sharing: Find an investor willing to contribute capital for a share of the ownership and profits.
