    Anne and I traveled to Angeles and to our surprise we came across a Huge New Development being built called Rockwell at Nepo Center, we had to take a look. This is a multi building residential center complete with several housing options recreational areas including pool gym basketball court and a high-end mall.
    In this vlog I show you where this is happening the proposed dates for completion and some price points for different housing options. The time to invest would be now if you're interested, one building is at 100% sold and the other is at 55%.

      Rockwell is real, they do first class development. Their development in Makati is a private Oasis in the middle of the madness. It will be the best quality development in Angeles City.

      You may of missed it in the sales lady brief,...The 1st complex is already 100% sold-out......I think when it is completely done, people might say, P.T didn't always have it right....but time will tell....

      That's over priced even for a better city like Bangkok, I am here currently can easily pick up a nicer condo for much less but I would just rent anywhere in Southeast Asia than buy a condo

    Angeles City’s own BGC! That’s what it looks like. It’ll look great once the whole place is done but very pricey! I prefer having a house than a condo. Love the designs and choices of the furniture though. Looking forward to see what other establishments like restaurants will be built around there🤗🫶😊

      For 17 million pisos you could build a very nice mansion in AC. That price is bonkers, seems one is just chipping in to build the mall for them.

    Those prices she quoted as she said are pre-sale. Once built and ready for occupancy the cost will be 20-30% higher. The money the developers get at pre-sale helps with the cash flow during the build. These are very expensive, 8 million for a studio. I bought a 32sqm studio in Horizon 101 in Cebu pre-sale at 2.7 million and Cebu is a far better and nicer place to live than Angeles, my opinion. Also you can rent a very nice studio elsewhere in Angeles for 20-25K, so if you buy and lease going to take a hell of a long time to recoup your investment. BTW there's a Wall Street Wraps opened opposite La Grande, not bad and reasonable prices. Take care.

      It is all about location, location, location, while some may like Cebu, Angeles City has many positives over it. The market sets the price, and this is the luxury market here.

    Great Vlog, Chad. BGC and sites around like Rockwell Makati are doing nothing but increasing at an alarming rate. This master plan in Pampanga will do nothing but increase over the next 10yrs.
    While the cost seems high, it's still less than America and way much better.
    For those that visit PH know this.
    Buy that 3 bed for Ann. Only problem with the 3 bed it brings lots of visitors that don't leave😂.
    Keep doing what ur doing. Your one of the best out there!!!

    If you truly believe that is a nice development and not insane prices going on in Angeles, you need you some travel, get out of that town for a bit and experience other parts of Southeast Asia. Come to Bangkok and see what real condos look like with infrastructure, real public transportation and then you will realize Angeles City is all smoke and mirrors

      The price asking does not match infrastructure....constant blackouts, and I bet.....that each unit has ZERO noise cancelling windows--bcause pinoy's are used to NOISE pollutions. If they can fix infrastructure and benefit the area where its being built...then that would be sustainable, otherwise, their just building shit upon shit. There are no TREES IN ANGELES....SUPER HOT AND EXPENSIVE ELECTRICITY. Nepo mall---what is that? I been there and its like an upgraded LOCAL PALENGKE---just junk and low quality products and crappy cheap korean stores and restaurants. No thanks.

    Sounds nice, very nice. Very expensive. But I don't think I can do condo life. I'd rather live in a house with a garden where I can walk around, and a garage to have if I wanted to wash my own car. But thank you Miss Anne and Chubs for the vlog. I always appreciate it 😊

    I have 2 units in BGC in a nice unit and a unit in Rockwell in Makati! There is no way that the Angeles City demographic will be paying the numbers that Rockwell Angeles is asking for there units! I don't see these selling anywhere close to anything that as a builder would make sense. This will be very very interesting to watch. With the POGOs kicked out last week, I'm sure a lot of the whole floors pre bought buy Chinese buyers looking to flip at release are freaking out. There is no way people are running too pay BGC pricing per SQM in Angeles City. PLUS what they are not telling people are the high association dues AND the electricity. My Rockwell unit I pay 9,000plus per month for running 1x 1.5hp ac, and my association dues are 6,000 plus per month, AND imagine I own my unit! You can rent a unit in AC for 15,000 a month with no association dues. For 300,000usd you can buy a lot and build a massive house in Henderson which I would say is the better play than this nightmare.

    Rockwell is a nice development but those prices. Anne is going to have to get 2 more jobs and make extra videos to afford that 3 BR. She can do it though.

    I had to watch this vlog a 2nd time to catch that the sales lady said that the 1st tower is already 100% sold-out.....I didn't hear that the 1st go around.....That is really amazing.....that they sold out that tower so far in advance.....It will be a real sight to see when it is completed....I can see all the negative comments on the price being so high....but I believe as the infrastructure gets better and when that high speed train is done....that will dramatically change no just AC but the whole country in amazing ways....I will be curious to see how it all plays out over the next few years..

    Wow, the Lopez group strikes in Angeles City. No wonder power from their Meralco electricity division in Manila is so expensive. I think they are trying to cash in on the decentralization of Manila with New Clark and the railway extensions well under way. Those prices are higher than house prices in Alabang, the premier suburb in Manila

    Im not retiring in the Philippines to overpay on housing. If I wanted to do that, I'd stay in the US. At least in the USA, i have reliable healthcare, better infrastructure, and a better choice of goods and services. Why people give up 1st world living to pay for 3rd world living boggles my mind.

    About the only thing that AC offering is cheap p***y of which gets old relatively quickly. Simply put AC is a place that you come to take a few days walk on the wild side and move on out. All my friends have moved away after initially settling there as it just gets old. To each this own, but for me there simply aren't any realistic rewards to paying 9mil pesos = 170k USD after taxes, transfer/closing cost, etc. just for the ability to come home to what is essentially a storage unit every day. Plus, rental prices are still very attractive there.

    I just love the expert real estate comments below, like "people have lost their minds" and "wait till the bubble bursts" What bubble? I have been around for three quarters of a century and have yet to see a significant fall in real estate pricing over my lifetime Long term there have been none. People don't buy real estate for a 90 day turnaround if you think like that you should be overclocking your mining rig LOL - see how that goes. The whingers haven't woken up that it is supply and demand and the cost of accessible land on the globe is a finite resource just like oil. Developing new growth areas is getting more expensive every year whilst demand outstrips supply - good developments will sell - junk gets junk prices. Just check population growth worldwide and then check which countries have a significant growth in disposable wealth. It ain't the old wild west anymore just look East.
