All excellent advice, but I would have thought that a lot of sellers are going to get irritated by buyers doing things like asking for boilers to be turned on
or asking to go into the loft etc. Also if asked do sellers have any obligation to say why any recent decoration has been done. In the past any homebuyers report I have seen don't exactly cover a lot of these details as the surveyor cover themselves by saying electrics and plumbing should be checked by qualified trades.

Thanks so much for your feedback. Sellers have to be honest and disclose all known information about the property, both positive and negative. www.moveiq.co.uk/blog/buying/estate-agents-legal-obligations/

    Music is a pointless distraction.

Please please ditch the music as it’s distracting to the valuable advice.

Oh good heavens…..up to 3.14...that repetitive background track, so loud, irritating so distracting! Had to rewind twice. All the advice is great, if the 2nd viewing is with an agent, all a bit more tricky when the owners are talking at you.

So sorry about that, we'll be mindful of this in future edits. Glad you found the content useful even so, thanks for sticking with it.
