  • Check out my latest mobile home investment. While I invest in all kinds of things, mobile homes tend to be my highest return investments, and I've done a bunch of them. In this video, I show you what I typically do on the exterior of a manufactured home. It's quite a remarkable transformation from a dated looking trailer home, to a modern looking mobile home that anyone can be proud to live in.

    This is very helpful! I mistakenly ended up with one of these. I rehabbed it to give to my homeless Goddaughter…. Well she did not live up to her side is the deal and now I have it nearly done rehabbing. I am in 3x the expense that you recommended but my goal is only to get some of my money back. So I think some of your advice applies. Own six single family rental houses already. But higher cost rehabs work in that market. It turns out my crew does not know how to do things cheap.

      I agree, it's a tough shift to make. The name of the game in mobile homes is "clean".

    I am considering covering my 88 single wide with metal to cover the old dented up siding, already replaced the door and previous owner added a metal roof, rear covered patio and covered front porch. Wanting a barndomian look, think tru-log board and batton.

    How do you screen potential buyers/renters to make sure you're not having issues that come with lower income housing? How is the application process? How do you handle any potential serious issues, such as evictions, continual domestic disputes, etc? Are you using an HOA model to make sure the properties stay presentable?

    Great makeover. Plz tell me sir whay is yhe darkest color yoi have ever painted a metal sided trailor. Im updating mine replaced all the rusted siding screws am wondering if a dark color will cause them to work loose through expansion/cotraction of the metal. Got my heart set on a dark green home do you have any advice my roof is white to try to keep it cooler. Im tierd of the bland tan exterior

      I haven't painted any dark colors on these homes. Since we sell them, we stick with whatever is popular. You won't have a problem painting a dark color though.

      It was an established mobile home park with lots of vacant lots. We've been filling those lots with homes over the last 5 years.

    Before painting the roof, did you use anything to deal with the rust besides just pressure washing? I’ve read the paint won’t adhere to the rust until you use some sort of product first? Thank you

      If there is rust, we apply a rust convertor first.

      Remove loose rust spray with a product called OsPho I get mine at n apa it will turn black with a white powder on it wipe the powder off then cover with your roof coating.

    How far behind on payments would a rent to own tenant get before evicting and breaching contract?

      It's all dependent upon the language of the contract. We do mortgages on these, not rent to own

    200 and paint 100 in lumber 600 in skirting that's just materials that's not even including labor. Those are prices if you do it yourself. Labor alone 4 strain is about anywhere from 1,000 to $1,500 nowadays. Pain about another $1,500 in labor. If you get lucky. And then a carpenter???

      I did this myself, no labor cost necessary. If you can't do these simple tasks yourself, you shouldn't be in the investment business.

      Nope, just typical Super Paint Exterior

      between 7 and 8 for the main color. A quart for the trim

      @@Challenged1 How many gallons of the Duck Coat...their website say 70 Sq.Ft. Per Gallon which would be a lot of money .... I think I would need almost 27 Gallons for a 20 x 50 feet home...Can you share how many gallons you used of Duck Coat and the size of this home. Thanks in advance!

      @@jda120160 14x66 home and used a little under two 5 gallon buckets of it for 2 coats. It goes further than they say

I get this from the Menards website when I go to purchase ...Due to recent changes in Proposition 65 this product is restricted from being sold to the state where your shipping address is located.     600 for plastic skirting? What a rip off. Metal tins better, cheaper and you won't weed eat wholes in your skirting every time you mow.

      Skirting needs to be vented well

      @@Challenged1 helped neighbor with his that we bought at mobile home supplier. Its not vented and depends on codes where you live. Dont have to have any skirting in this state. I'll stick with the tin.
