Thank you for this! I will definitely be adding some of these!! One way I do differ is that I refer to the lease as soon as an issue comes up, and like to remind the tenants to "learn" the lease, because those are the expectations for both of us. I am also adding a clause - that will require it's own separate signature on the day of signing - that at no time shall their security deposit be considered as, or used for any rent payment. Where I am it's not such a big deal to hold and notify for the deposit, and there's no way I'd not take one. :-) I had a nightmare tenant who's damage used the whole deposit and more... :-(

I have the following in mine - "In the event any drain upon the premises shall become clogged or stopped, it shall be the Lessee's sole responsibility to effect necessary repairs to restore said drain to proper working order at Lessee's sole cost and expense". That being said, I normally have my maintenance guy stop by and rod it out on the first complaint as it is normally just hair and a quick fix, but the clause is there for repeat offenders or if someone flushes a tampon applicator and it gets wedged in the drain pipe - had to remove the toilet before we could figure out what the problem was in that instance.
