VERY important this guy is CENTRAL kentucky where youre buyjng flatter agricultural land. Buy anywhere its fine, locals ok & you wont as easy get trapped in a bad situation. Do NOT follow this in Eastern Kentucky foothills!!! NEVER buy land from a picture out there!!! Hatfield & McCoy is alot the mentality it varies county by county, 1st off you can & will lose cell service in the "holler" canyons everyone loves, cell service may be great near the road & you walk 40 feet down the hill it disappears. You have to go visit, rent a place a few months, get a feel, if the locals dont want outsiders theyll rob you blind & the county sherriff wont do shit to help, there is no land so beautiful that you would want to live with no phone service & teerrorizing neighbors & local fentanyl addicts who watch your car drive away & then breakin & steal whatever they can pawn for fentanyl. When fentanyl & meth hit no job opportunities, watch out!!! There are 0s of 000s of beautful hollers in Eastern KY you will find your place if you want to move there but you need to put in the personal TIME staying there & asking around about a place & if they want you they will introduce you to landowners and good piece of land next to people who will want you there. Get to know people at the general store & church renting, before you march in & buy & youll have good county neighbors who look out for you. Mountain Appalachia is NOT the place to buy without going there & this is true for West Virginia too, never lived there but my college roommate & long friend is West Virginia I drive through alot.

I have property in both KY & TN, the cost of not just land but builders & subcontractors is absolutely insane in TN compared to just across the border.

Oh and been in Kentucky 20 years - NOONE eats KFC or considers it Kentucky food, KFC are little tiny old shacks in Kentucky, while in Southeast Asia, KFC is a mammoth chain with mega foodcourts - in Kentucky, KFC is "whatever" & if you went to the 1st KFC in Corbin KY you would be massively disappointed!!! You will not find a Normal Rockwell 1950s diner, youll find a dark diner with tiny windows, that makes you feel like you just came from an old KY coalmine to eat.

Now in which of these states would I get in less trouble for being a fan single malt scotch? lol

I grew up in Idaho, and I left for 100% that reason. It is not a very welcoming place at all. No sense of community or genuine care for others. I’m interested in moving to KY, thanks for the info 😊

First I’d say California, New York don’t come here you won’t fit in and we don’t want the garbage you are leaving brought here. Fix your own state.

When you check out state rankings based on fiscal responsibility and unfunded pension liability Tennessee is in the top 5 best run states and Kentucky is in the bottom 5. This is super important because when these pension time bombs eventually come due, it will be state taxpayers who are on the hook.

We live in rural Michigan and we drove 30 minutes down a dirt road going to a small town festival and didn't pass another soul on the way there. Nothing but corn and soybean fields and cow manure smell in the air. ❤ I sure hope Kentucky can live up to that when we move. 😁

I moved to the commonwealth in 2018. Now, in 2024, i cannot believe how ridiculous housing prices have become. Locals have been completely closed out from buying. Wages are too low here for people to get ahead, let alone buy a 500,000.00 house, that just 6 years ago, would have sold for 200k. It’s become unreasonable, and locals know it. Eventually, they will become very hostile toward outsiders buying up homes, and bringing prices out of reach for locals. I fell in love with Kentucky, and don’t want to see her people suffer just so folks from Chicago can buy up all the houses, making the rest of them financially out of reach.

Why are you welcoming to people you acknowledge are rude and erasing your culture? Seems self-defeating.

I am a black male raised my entire life in Hardin county Kentucky.People are not openly racist to your face but good luck finding any kind of work. You have to drive to Louisville ky to find any kind of barely decent work. Not worth the move if you are black moce to the Atlanta metro , Raleigh Durham, Dallas, Houston, if you are old and white ky is for you.

I love Greek food and went to Anna's Greek on State Street. Physically, it's amazing, used to be a church. Still has stained glass windows. I found the Greek food to be disappointing, though. Garcia's is great! They also have a downtown location near SkyPac. My companion and I had an excellent lunch at 30 Bird! We'll definitely go back. And I definitely got to try the Split Tree BBQ. Thank you !

The sales tax is higher in tourist areas like Pigeon Forge and Gatlinburg.

20+ years appraising central Texas and I’ve had everything you mentioned, even a half burnt house but thankfully no eyeballs looking back at me, that would freak me out! Shattering your arm is no way to end a long day of field work. I still have a scar on my forehead from a solid (not hollow) metal type of storm door on a shock dampener. Well the dampener was not functional and while I swang this heavy metal door holding it open with my foot so I could turn around and shut the front door, spin around and bam, knocked me to the ground with blood pouring down my face, off to the er for stitches. Ah the joys! Glad I found your channel

KY is a liberal state, TN is a red state. KY cost of living, including taxes, is higher than TN. I’ve lived in both, but I really wish more people would choose KY or TN, but I understand WHY they choose TN over KY.

If I could stand the cold I'd get the hell out of the Free-For-All state of Floriduh. Coming from the Northeast (cold) a new roof on the house makes no difference in a home sale as far as negotiation, as long as it HAS a roof. That's expected. Insurance is pretty cheap too, few natural disasters and (unlike Floriduh) people take better care of their homes.

You're looking in the wrong parts of Florida. I currently own a place in Ohio and a place in Florida but it is actually the one in Ohio that has ridiculously high taxes and overall costs. My property taxes in Florida are way less, there is no state income tax, and my home owner's insurance is about $1400/year.

I am a Florida homeowner that has homeowners insurance through State Farm. It's true, my premiums have gone up significantly over the last few years.

Just means Hawaii is a state with the lowest insurance fraud, in my mind. A morality bankrupt society cost more!
