    You end your show with a profound question. What is the wedge between property managers and owners. The answer is simple although the solution may be elusive. As owners we see property management as expense and necessary evil rather than a way to save money and a profitable alternative to self management. We want to feel that a property manager is trying to make our properties (our businesses profitable). Merely one example is when I acquired a new property and reluctantly hired my property manager of my other two properties to also take on this new one. I told him I anticipated possible challenges with tenants I inherited when I purchased. I thought he would appreciate the "heads-up" and advise me of ways to mitigate my concerns Instead he advised me that he was amending the property management agreement such that his rent fee would be guaranteed even if there was a problem with the inherited tenants. I other words he wanted to make sure he would be paid even if I was not. I have many other examples. The point is property management must convince owners (through actions not merely words) that their interest are aligned.

      23 years and a 1B+ in 'for rent' real estate in commercial and MF--find another management firm. Immediately. Agreeing to their fees DOES NOT assume excellence.

    If you run a discounted cash flow analysis on the net present value of per management contract that has a 20% probability of selling the home at the end of the relationship with a $10k commission, you want the customer to stay the shortest time possible and sell the home... Not what I thought I was getting into when I opened my PM business... The highest value to the business is transacting, not staying forever. Not what I expected...

    This was another great interview! I recently found your channel and have been consuming lots of the content. I think it would be super interesting to dive a little deeper on the numbers. What are PM’s Cost Per Acquisition on different lead channels? Radio, AdWords, CZcams etc. It also might be a great opportunity for you to show how Lead Simple was able to help reduce there CPL and CPA. How are companies compensating each role? Base pay, commissions etc. Keep up the good work! These are just some selfish suggestions.

    I loved this podcast. Do you have any indicators that you would suggest to someone when they should sell their management company? When would I know to sell? Obviously excluding burnout and just wanting to be done and an owner operator.

    Thank you Jordan for your insight on how the VC model compares to what we have going on. Keep the podcasts coming! Would love to hear you speak on expanding into parallel industries. That is something you know a lot about. We are considering breaking off our maintenance team into its own company and expanding that, or maybe buying into a landscaping company or maybe we purchase property that our company manages? I get "buy what you know", but how well do you need to know it is my question? What advice do you have for us?

      Personally I've always defaulted to wallet expansion as long as I actually understand the adjacent business and have conviction that it's needed. Maintenance is challenging because of how competitive the baseline of vendor markup is. i.e. if you can get 10-20% markup without operating the biz it makes it much less attractive to ingest the whole thing for a small bump to the bottom line.

    Nice work David! Fully open API is a must-have. It's hard (read: impossible) for a PM software to maintain best-in-class for all the different functions we need in the business. The humility and wisdom to share openly is a must-have to build the best product. Nice work!!

    Ownership. We can fully own expanding our circle of influence. That's the space where highly effective people invest their time. That's the leverage. I don't 100% control anything outside of me but I have ever-increasing influence. Also I can keep looking for the right people, the right relationships that most closely align with my values and purpose and as I find more and more of these people, our combined efforts grow exponentially. This is how we impact the world. Let's go Jordan!!
