Thanks for watching my video and for commenting....I do have a link in the description of this video that will take you to a chart of the HOA fees back when I made this video....I did not put the prices of the homes for sale because it changes alot...this video was published back in 2021 and I'm sure you would agree if I had listed the prices in 2021 they would be much different in 2024....but thank you for your comments...I am always trying to improve!!

Yes....and that would be over the 20 or 30 years you finance it...like a mortgage or car loan

Yes, I agree...once the snowbirds return after the holidays, the traffic for showings should increase...the market has slowed down and is actually back to what used to be "normal" with listings staying on the market 30-60 and 90 days before they are sold....the crazy "COVID" market was so far off normal that this market seems to be very slow....but in reality....it is not....the price is usually the reason a home sits on the market....so I always recommend trusting your local realtor to advise you if it is time for a price adjustment. Herons Glen have mandatory golf fees or is it already included in HOA? My grandparents lived in "Hollybrook Country Club" years ago in Pembrook Pines, and it was nice, but they didn't have to pay "extra" to play golf. Just wondering how things are nowadays.

Cost ranges, for each type of homes/condos would have been nice to include for each community, since that's the first thing everyone wants to know. Also HOA and CDC/Bonds should also be given. This is some the financial information everyone needs to also consider for possible retirement living.

After moving here, I have a 'con' that some may see as a 'pro'... the permitting/inspection process can be seen by some as quite restrictive if you are looking to do any improvements or construction. It really slows down the process, but on the plus side there's minimal chance of subpar workmanship. Multiple inspections prevent shoddy workmanship. I have heard some call Cape Coral a giant HOA, with some of the city ordinances regarding construction, residential parking, property upkeep, etc. etc....... However, on the plus side, I have yet to find a 'bad' neighborhood anywhere in the Cape. It just doesn't exist.

I have lived on the Southern Lee county line since 1998, and you might need warm clothes a few days a year. We use our heat intermittently in January nd February. The Naples Christmas boat parade can be chilly I retired from the Property and casualty Insurance industry. The Homeowners insurance market in Florida has been a mess for decades. You will not be able to insure your home with the company you had up north. Before you consider a property in Florida, get several insurance quotes and do your due diligence on the carrier(insurance company) You will be thrown out if you drink your "brewskis" from a tupperware mug. Not everyone is chill. Some wish to impress with their self appointed magnificence. We just got our first stand alone Ferrari Dealership. One nice thing is that the scruffy fisherman next to you may be a multimillionaire, but he doesn't care if you know. You can months or years without saying "you all" or eating a hush puppy. Cape Coral still has houses with septic tanks. They can be a problem with our high water table and sandy soil. Connecting to a sewer can be expensive. Be very careful of total expenses your tax bill might include Community Development bonds, or home improvements financed by the former owner. If you expect to work, do your due diligence. Wages are low, housing prices and rents are high.

We have over 350 days of sunshine in cape coral, just because it rains, most of the time it's sunny the rest of the day. Ps my electric bill averages 90 per month.
