I'm with you on the heat, it's definitely hot right now...it's summertime.🥵 I lived in the South in college and really struggled with the humidity. New England is a nice place, I've told my wife that one day I would like to take her on a trip up the New England coast to Canada. I was there as a kid and thought it was really nice, love the coastline. Enjoy your time back East. Appreciate your support and thanks for your comments.

@@PHOENIXAZLIVING you're welcome, if you started in Boston and rent a car, you could go all the way to eastport Maine if you go on the coast, I've lived up here a few years and it is very nice and , the coast is just unforgettable If you go and say, mid-october you can get amazing colors and most of the tourists will be gone Coastal Maine is very busy If you go south from Boston, you can go to Martha's vineyard, see Rhode Island, I have never been down there because I don't have a car, but I have been up to coastal Maine, and it's unforgettable

@@armandoavalos917 Estrella Mountain Is a nice area off the beaten path. I remember when it was first being developed back in the early nineties. I can't believe how much it's changed. Unfortunately, that comes with the territory. When you have a great weather and thousands of people moving here annually the need for housing dramatically increases. Thank you for your comments, appreciate the feedback! The humidity is tough. As a native Phoenician who's used to the dry climate, I lived in New Orleans while going to college. The humidity down there was really tough for me and quite an adjustment. The bugs were everywhere. I'll take the heat and dryness over the humidity any day. Thanks again for your support. Thanks, Ray for your feedback. No doubt home prices are going up. With great weather year-round and major businesses coming to the valley, and with low inventory it has caused an increase in home prices. There are areas around the valley where it is more affordable, comparatively speaking. Where do you currently live?

Great question, thank you for your comment...depending on where the property is located in Rio Verde Foothills oftentimes will give you an idea if a well can be installed. There are certain areas where the aquafers run beneath the properties where wells could be installed. If not sure, then well testing(drilling) can be done to see if a well is available on the property. Since I have sold a few homes out there, I have a pretty good idea of what area is more receptive to wells than other areas. Are you drawn to Rio Verde? Where are you currently living? Thank you for your comments, Paul! You're right about the types of heat. I was filming videos last summer outside in the heat especially in July when we set a record for that month when everyday was 110+, but fortunately the humidity averaged around 15-20%, I know, I checked it daily. I'm from Phoenix so I'm used to the dry heat, but I went to school in New Orleans during college and the humidity was brutal. I do have an appreciation for the dryer climate but a little bit of humidity can be ok, just not extreme. Thank you for your support, really appreciate it!

Thank you for your response. I'm a little confused by your comment, I mentioned that land is scarce in Scottsdale unless you build out in the North Scottsdale area where there's more opportunities. If you're referring to the valley as a whole there's plenty of land for building homes throughout the metro Phoenix area. Where are you currently living?

I’m now 62 and full retirement age is just five more years. If I live that long, I’ll move down there. Btw, your video here is very pleasant and very watchable! Good job!👏👏👏🇺🇸

Because of my FEDERAL job I had to move to several states. I have been contemplating returning to Arizona. I have not made the decision yet as the Market is very high and very competitive.

Definitely! A client bought just down the street when I first saw it. I was quite surprised. Very friendly and would always come over to the fence for some scratches. The also had a camel. Thank you for reaching out, really appreciate the feedback! There are plenty of facilities for what you are asking; hospitals, clinics, Drs, etc...all throughout Surprise or close by. There are some Kaiser Permanente docs in the Surprise area. Is there a specialty Dr. that you are looking for? When the 303 freeway opened out along Surprise a number of major stores and businesses have been opening up there, and it just keeps expanding and growing. There are plenty of housing options as well as rentals, ranging in all different sizes and prices. It just depends on what you are looking for. Is there a price range that you are looking to stay in? Where do you currently live?

Thank you Nancy for your comments. Glendale has a lot to offer and they have a number of pickle ball facilities around town. If you would be looking for a 55+ community to live in there are several to choose from, including the famous Sun City (I did a video on Sun City on the channel), which is where it all started. Several of the newer masterplan communities have 55+ neighborhoods as well. With State Farm stadium built in Glendale, there is so much entertainment around the Westgate Entertainment District. Coming down in July will be an eye opener, but as a native Phoenician I have grown up dealing with the heat, especially my younger days working construction. It is hot, the humidity is very low that time of year and frankly, you will be inside most of the time in A/C. If you want to play pickle ball you do it early in the morning or late afternoon, away from the heat of day. Most of the time you will be transitioning throughout the day in and out of the heat for short periods of time. A/C is all around. 😀Hopefully, you can deal with it because the winters are phenomenal. The suns shines most of the year here, over 300 days. When you're down here and if you would like to meet up, I would enjoy meeting you two and show you around or possibly meet for coffee...just let me know. Thanks again for your support of the channel. Mesa has really improved over the years with some amazing communities. I love how they have completely changed the downtown area. Back in the day I use to cruise main street with my cousin. Some fun times...Hopefully you've checked out the channel, I've done several videos on Mesa, including the beautiful masterplan, Eastmark in east Mesa. Our family built several communities in Mesa over the years including on of my favorites, Mahogany, a gated subdivision at Brown & Greenfield, in the heart of the citrus. Actually considering Florida and Arizona. For AZ I’m looking at Eastmark, Cadence, Verrado and Teravalis. I kinda of prefer the West Valley just because it’s closer to California and Vegas, so I’m keeping my eye on Teravalis.

Thank you for your comments. If you're looking for an active adult community, Sun City and a few of the communities nearby have HOA fees because of the amenities that they offer. The monthly fees inside Sun City very within the different communities, but it's the impact fees that are expensive. Some of the surrounding communities have much smaller fees, it just depends on what your looking for. Typically, if a community has common areas, a playground or other amenities that they offer a monthly association fee will be assessed...it can be relatively small though. Hope this helps. Reports are showing Phoenix to be the number two real estate market in 2024, with a slight increase in prices, and we'll see what rates do.
