I am about to buy a 2034 sq ft manufactured home for $212,000 in FL. It is well over $100,000 cheaper than a comparable site built so its easier to stomach when exploring the alternatives.

Can you explain how you set up your home on your own land - what do you have to do, i wonder, outsides of course - the land purchases itself - I live in a manufactured home in MN - On a Lot owned by a company called CAL AM - and I am sure you know things about living on land owned by others - I am interested in setting up a home on my own land - What do I consider? like electric hook ups, sewer I suppose - basically what all do you do - to make Private home ownership happen on my own land - Just found you today - subscribed and enjoy your knowledge - my interest in homes like these has been since I was a boy - I did not realize the problems of owning a manufactured home on company owned land back 23 years ago - That was when I bought this place outright - A1996 Hewey single wide - for 25,000 - great deal I am pretty sure for me -

I used to build mobile home and also built house's before that. The quality in materials used to build a site built home compared to a mobile home is staggering. I cant speak for other mobile home manufacturers, but the company i worked for did take quality very seriously even though the homes were built with the cheapest materials possible and we were not paid very well for the work we were asked to do. Our quota was six home's out the door a day. When i started there i was paid $13 a hour and and was up to $14 a hour after 2 years. Yes the weekly bonus and nice, an extra $300 a week if we meet out quota. I aint gonna lie i hated it there, but I stayed because I have a family to provide for. I work a job now making almost $25 a hour. Sorry went on a little bit of a rant. Anyway, buying a mobile home is just like anything else you buy, you get what you pay for. Yes you can invest in it and improve it, but a lot of people dont wont to that if they dont have to. Its just a matter of what you want your home to be. Me i would probably do what this man did and make those improvments to make my home better.

When the FED raises interest rates after the 2024 election, (Probably 1 to 2 percentage points), you will see the price of everything take a downward spiral, as the market levels out to the new normal, including Manufactured Housing. Warren Buffett is not stupid, he will move to lower the cost of manufactured homes, prior to the FED rate hike, so he will be positioned to take a larger share of the housing market, as the extremely high cost if site built, becomes unaffordable for most Americans. The trick now is developing a repeatable method of adopting the mobile home chassis to a crawl space or basement. Once that is accomplished, the game will be over for most site built construction.

A new site built home cost anywhere from $350k upward, with most being in the low $400k range today. That is the direct result of low interest money (< 1%), something which is no longer available. Manufactured housing hand taken advantage of that same low interest money, and constructed many large, expensive homes, focusing on $250k as their top market offerings. The trick with manufactured housing is finding somewhere to place the home, and afterward adding in the cost of locating the home. Because Real estate is a very corrupt business, many local governments, who are controlled by politicians, who are controlled by Real estate consortiums, make it very difficult to install a manufactured home. Many videos on CZcams are funded by those Real Estate consortiums, to cast manufactured homes in a very negative light. They point out all the possible negatives relative to a manufactured home, but none associated with site built homes, which are equally as great. Homes built out of wooden framing, are ALL the same, regardless of the manufacturing location (site or factory). The only difference between manufactured and site built is the roof pitch, and how they are secured to the earth. Site built homes carry a vast amount of waste in the process of construction, manufacturing allows such waste to be reduced to a minimum, which is where cost savings comes into play. …. Ask a professional home mover if your site built home could be moved, and see what they tell you…

OR If you have an old fence that is sagging, use the claw end of a hammer, slide over top wire and twist a little. Then just work down to the bottom. Basically kink the wire to tension it. You will do this in multiple places till desired tension is reached. The deer mess our fences up and they require this method to eliminate sagging. Well done, sirs !

Thanks for the video. Beautiful home!! My husband and I are in the process of purchasing our first double wide. Chose the top of the line. But I'm so nervous reading about different issues some major some minor. My biggest concern is hearing about mice getting in. Some of my friends said they didn't have that problem and some said they did but it was minor. I'm afraid of anything creeping or crawling. Thank God my husband worked in field of maintenance for apartment complexes for years. Maybe he can take some of that fear away. But enjoy you home! Again thanks

I’m looking at a mobile home due to it becoming my easier to get one then buy a house right now at least for me and they are way more affordable. An once it’s paid off the fixed rate lot fee and utilities will f I had one right now would run me $400 a month in northern Illinois. It’s also a really nice park mostly 55 - older couples and young families.

Most houses in my area at 1k sqrf is about $300k and that’s for a house that’s 60-100 years old.

I took an angle iron and drilled 8 holes in one side with J-bolts and one in the middle of the other with an opening for the comealong 🪝 so it stays even when stretching it.

If you’re doing more than one use a fence stretcher. They are $50 new probably $10 to rent and save a ton of headache.

I always just pull it with the tractor or my pickup truck & I go past the last post so the whole thing can be fastened.
