Well… that’s what happens when you walk on the steps with dirty boots 😂 this was taken just after construction was complete so they must’ve not gotten to cleaning that before I went to film.

I don't blame you, I feel the same way 🙁 unfortunately there's currently a restriction on pool sizes out here. There is a 600 sq ft limit.

HOA monthly is $220.. $115 per month for the subdivision HOA and then $95 a month for the Desert Shores master plan HOA. Pretty common in an area like this.. And right honestly a few things you'd expect out of a home in this price but someone will buy it anyway!

If I’m being honest I’d prefer to have a bit more green, but this particular home was designed with a modern desert landscape. Pretty common here in vegas, but not for everyone🤷🏻‍♂️

Yeah the builders have an interesting way of putting in the price online… since the home was under construction they had it priced with just structural upgrades. Throughout the build process as they added other options like cabinets and floors the adjusted the price accordingly. Now that it’s complete with all upgrades and options picked out they have a total price, if that makes sense!

Yes you can! If you would like to rent out the next gen suite you can absolutely do so, no problem. If you're doing a mid-term or long-term lease you can rent the unit out without any permits needed. If you are planning on doing short term, like Airbnb, you will need to get a permit from the city of Henderson.

Well, technically you could lower the purchase price. You can use all $50,000 in the design center. Price I mentioned the base price, but you still need to build a home. Add flooring, cabinets, countertops, things like that. So you can use the 50k on those upgrades. Toll brothers probably won’t cut you a check for that money. Also, if you’d like to purchase that specific homesite, they will sell the models at the end of development! Probably another year until they sell out.

The ones in this video are starting around the low 600’s and go up to 800! The builder does offer other homes in every price range not shown in this video 🤝🏻

I totally understand your point. Those cabinets next to the TV seem to be more eye candy than anything else. You would probably be able to get taller cabinets for more functional storage space here. I'll add that the fireplace is an option so if you'd prefer to have a flat wall to have more freedom to arrange your TV/cabinet that is a possibility! I personally love all of the windows but for someone like yourself, that definitely would present an issue. Thanks for watching.

This particular quick move-in that was priced at $780k sold already. They release a few different home sites every now and then. The most recent sale that I can see was around $830k.
