    thank you so much for being so transparent and for sharing this way of looking at the whole 9-5 vs. own business thing. I'm in a somewhat similar situation where I've learned how a 9-5 (or any employment) does have its perks, while doing your own thing can be a really tough thing. I'm still definitely more the business owner type, but I think appreciating 9-5 jobs/corporate jobs for what they are can make like a lot easier:)

    It's nice to have someone talk about the same sentiments I faced this year. I've taken a break from my 9 to 5 to figure out my passion. Also tried starting a business also without a stable income. I agree, it is a big risk and bears alot of uncertainties. Through that journey, I learned my lesson and passion.     I really tired with my 9-5 job and i also searching for another job. I really feel like is it okay for me to do business and quit 9-5 job or just quit 9-5 job and find another 9-5 job. I don’t like the toxic environment bcs it really affects my well being 😢. Hope that i can find job that makes me healthy physically and mentally. Thank you for this video !!

    It’s cool that you’ve diversified your income streams so much, but you can also just get your main job income up and put the rest in an index fund. That’s it. Just doing those two will probably outperform your 7 streams.

    This resonates so much! I burnt myself out in a role I pursued for passion. I was lucky that it also paid well. I dreamed of it as a career so it became a huge part of my identity. Unfortunately, it was too much work for 1 person to handle. The overwhelming responsibilities of the job but also the pressure I put on myself led me to burnout. I didn't feel like myself and I developed chronic anxiety in 6 months of that role. I quit out of good conscience and took the last year off. I experienced depression during my break... I think my mind and body needed a purge. Now I'm in a much better place. I have recently got back onto my career path. I was cautious to choose a role that didn't involve the same level of responsibility I had previously. Like you, I took a 10% pay cut. I entered into this new role with hypervigilance about my mental health. This is proving to be serving me well - I feel like myself again, like I have good work-life balance, and I'm proud of my work. The sacrifice was hard to accept initially... I felt like I was settling for less. But now I believe that this is a positive step in the right direction. I can clearly feel a huge difference in myself in this role versus the previous. I'm reminding myself of how important the small steps are and prioritizing protecting my inner peace. I will let the rest fall into place - because I believe in myself and my skills - but at my own pace.

    You're right. Starting business is usually not having any income for months. It's why you should to create some buffer before starting a business. But sure, you will get pay off after some time.

    Good video. I think you bring up a pretty good point around the 3 minute mark about taking a pay cut for a less stressful job to work on a side hustle or even improving QoL. I am currently unemployed because i got super burnt out from my last job, but I am being very picky on my new job, kind of like picking a new partner lol

    Also bought a condo in my 20's and the price went up 50% in 5 years, some locations reached 100% a few years after that. The warning about real estate staying flat for 100 years doesn't factor in location and many people created wealth through real estate. Of course, this was treating RE as stock and it's speculative so I do think a house should be considered only when there are specific usage reasons such as starting a family or hobbies that need the space. House hacking like you did renting out a room is also a valid strategy and can be done without having roommates, e.g. duplex/multifamily style.

    Wait a minute. Your interest rate went up?! You mean you didnt get a fixed rate mortgage?? And you didn't refi to a fixed when interest rates were at its lowest?? Clearly. Mistakes were made. And its weird you dont touch on it at all. I feel like that was a big reason in why you would feel miserable owning your home. Also, has the 2008 housing crash taught us nothing? All this research and you still tie yourself to a variable rate mortgage...

    thanks, this makes me think home ownership wouldnt be for me. i havent even kept a job for ten whole years just cuz i change jobs to move up in pay and career. i like the examples of your friends. i def think it's problematic that people see homes as investments rather than places to live in. it's just contributing to housing crisis

    I bought a house back towards the end of 2020 because I had a rly crappy apt neighbor who smoked everything available to humanity every single day, so I promised to myself that I would never share a wall with someone ever again. Moved to the suburbs into a single detached 2100sqft newly built home, 20% downpayment, 1975USD/mo, 15 yr fixed rate loan. Last yr. I average 3864USD/mo with mortgage, property tax, utilities (water, gas, internet, electricity), lawncare (too lazy to mow the 5000sqft yard...), pest control, home and car insurance, HOA combined. Best decision I've ever made. I can run naked, vacuum, and sing at 1am (I may or may not have done this). Split this between 2 people and it lands a little less than 20% of my gross income. I learned everything from scratch, so it was quite an adventure... I am more of a technical person so I care more about quality/specs, so I did visit a lot of houses in construction and narrowed down a good builder to buy from, to worry less about house maintenance. Narrow down their construction areas in the city, look at the desirability (school ratings, safety, proximity to my work). There's one more map I use but I would not comment in here lol, really helpful.

    Hi guys, just wanted to share a few tools and things to consider when deciding whether buying a home (or any investment, really) is a good investment for you: 1. The research I shared is from Nobel Prize winner Yale Economist Robert Shiller. I've linked sources in the description for your reference. He pulled U.S. housing data dating back from the 1890s to 2012 and discovered that house prices, after inflation, saw no price increase. Based on his findings, housing price increases were often due to housing bubbles/fads/trends that would eventually pop. 2. Break-even analysis: This helps you determine how many years it will take for you to "break-even", aka make back your full investment. You want to divide the total investment cost by the annual income (either profit from renting and/or savings from rent) the home is expected to generate each year. The only thing is, you also want to account for inflation- people often don't take into account inflation when they do this. In your forecasting of expenses, make sure you also factor in inflation (i.e., 2.5-3% would be a conservative annual increase, based on past average annual CPI, consumer price index). 3. If you've already bought a home, you want to check if you've profited after inflation: you could use the CPI as reference - it's published online via government sites and updated on an annual basis. You want to cross-check the CPI factor the year you bought the home and sold it with your home price bought and sold. 4. Someone mentioned how a home is an investment if they want to pass on this property to their kids/future generation. That sounds like you're giving a gift and sure, that could be an investment for your future generation. You might want to just consider whether it's more profitable to pass down a stock market portfolio or a home, after accounting for inflation and taking into consideration the time + energy for the home. 5. Lastly, we all have different situations, lifestyles, we're living in different places. I'm not saying you can not profit from a home. Sure, you can fix up a home and then sell it for a higher price in a short period of time (I wouldn't call this a passive investment then - it seems like earned income to me). You can get lucky and sell off during a housing fad (according to Schiller's work, a lot of the prices go up during housing bubbles). I recognize that some people might also feel safer putting their money into a physical property. If that makes you sleep better at night, then go for it. In the end, I just want to share my perspective and learnings. You get to make the right moves for yourself. Hope this helps clarify things!

    I went through the same thing when i bought in 2016. The cost to maintain is annoying as hell but with a family n 2 kids there is no chance id wanna be a renter with rising rent cost and maybe being evicted if landlord decides to sell. You did well buying at 23, i made more bad life choices and bought at 31...

    There are a lot of good points in this video but in my opinion, purchasing a home as early as possible; is an amazing way to set yourself up for much greater financial stability over the long run. One thing that is not mentioned here is the opportunity cost of purchasing a home vs investing in the stock market or other asset. I have heard this argument brought up many times but it always leaves out one crucial fact. Everyone needs a place to live, so choosing not to buy a house doesn't free up this capital to invest in stocks; it is instead capital that will need to be used to rent a place to live instead. Rent has historically also consistently gone up which needs to be factored in. I purchased my first house when I was 25. Prior to purchasing this home, I was renting an apartment for around $800 per month. I purchased a home on a 15 year mortgage which led to a monthly payment of around $1500. This was ten years ago; my mortgage payment remains the same however the same apartment I had previously rented now costs $2200 per month to rent. I am now in a position to have my home fully paid off, eliminating my largest expense. If I had continued to rent instead, I would now not only being paying a higher monthly rent than mortgage payment; I would need to continue to pay higher and higher rent in the coming years with no means to eliminate this expense at any point. I believe rent vs buy is a case of choosing to take on additional stress and hardship in the near term in order to create a much easier life in the long term.
