    Very valid comments. All listings should have mandatory professional made floor plans at minimum and even those 3D floor plans. Very frustrating looking at listings online and guessing which room are what rooms and what floor. So all room photos should be cross referenced with text to the floor plan. Sorry, but for the amount of commission paid a lack of this essential info just wastes buyers time, and is just realtors cheaping out or just being lazy and unprofessional.

    Anyone who has been paying attention has noticed the number of "presales" that are being snapped up by INVESTORS who have no intention of ever living in the suite. They just want to flip it ASAP for as much as they can get for it -- which is why most people can't afford to buy anything. The market is going to fall a lot more before long. Just watch. Unrestricted investors have destroyed the Vancouver real-estate market by driving prices through the roof, which is why we see listings that haven't sold for MONTHS -- or even longer.

    This video hits close to home. My wife and I put 10% down on a 3BR pre-sale condo in Latimer Village (in Langley) in 2022. Price tag was $950,000 + GST. It's been painful to watch the market soften in the years since, with like-new comparables in the area selling a full $100,000 lower (with no GST, of course). Our only comfort is that we intend to live in this condo for min. 5-10 years and I know we'll be fine in the long term, but knowing what we know now we likely wouldn't have bought two years ago.

    Dylan is telling the truth here, but there is also a pretty sizeable group of boomers who are not interested into giving up their single detached homes, for good reasons. But there is that downsizing waves coming, I am a boomer and intend to get into one level living in the coming years. Strata is a pain but eventually I would not want to deal with stairs, and would much prefer to walk to supermarket and banks over driving in this crazy traffic

    Haha rates aren’t going anywhere near 3%. We diverge from the federal reserve too far and our dollar drops like a rock. Inflation will spike because we import everything. The bond market will turn on this country and fixed rate adjusted mortgages will spike. You’re delusional if you believe we have a “healthy market.” The banks stopped loaning to each other and the bank of Canada stepped in with repo market. The condo market IS tanking across this country. Unemployment Is going up so you might want to check your facts. Immigrants make less than $40,000 a year how are they going to buy? Speculators are listing investment properties flooding the market. The government bought 30 billion off the banks books this year alone and put them into Canadian mortgage bonds they rate and back for “investment purpose.” Developer loans were doubled by the CMHC to keep them from insolvency. Buddy you’re a joke.

    Dylan... Dude... I was born in 1959. Last year, at the age of 64, I was finally able to buy a house, and I'm not going anywhere. If you take the time to read Douglas Coupland's seminal novel, Generation X, the characters are all born between the years of 1957 and 1964 - we are the real Gen X but, typically, the Boomers stole our name and gave it to their kids born between 1964 and 1986. The real Gen X got erased. Just sayin'.

      I think the majority of those boomers who do downsize, NEED to. They either haven't finished paying their mortgage yet, or they've got next to nothing saved for retirement and no pension, or a negligible amount. Whatever home equity they have IS their retirement plan, and they have to sell to make it accessible, or do the reverse mortgage thing.

    But with immigration and the echo boom (millenials) the scarcity vs demand for SFH will only increase ad infinitum. Add in the last of building of SFH and it is a guarantee they will never really fall in price. In 2003 BC built 15,000 SFH. In 2023 BC built 6,500 SFH. Meanwhile population increased 40% in that time! Guaranteed shortage of SFH forever in BC. Condos however - those values will float on the market like leaes in the wind, as they have done for half a century. Also consider the immigration - in my circles I know many professionals who immigrated here and all purchased SFH, some of them multiple SFH. I even know some non professionals from. Phillippines who pool their family resources to buy SFH and live multi-generational in them. And there are a LOT of them, same with South Asians who like the multi-generational living approach. maybe more euro descent folks will go multigenerations in monster homes like you suggest.

It's so sad they have to give up their properties that hold sentimental value to these tyrants. These new developers don't even leave the surrounding trees intact.     There's nothing wrong with multi generational living arrangements. That was/ is common in my extended family of Scottish and French Canadian decent. But it shouldn't be the norm or a necessity really in a country of such potential wealth. imo. What I struggle to understand. Is outside of finite building areas like the lower mainland. Why is land so expensive? Sparsely populated areas should be paying people to take on Crown Land land if they agree to develop it. Clear it and build a house etc. BC is something like 94% Crown Land. That shouldn't be allowed to continue. Lorne.

    Build quality is terrible with most of these new units. These builds are less for living and more for investing..... It's just a place for investors to park money. I am much happier in my older building. It feels like it was actually built for someone to live in and is not shoe box size. With interest rates, material costs, labour costs and most importantly taxes and fees there is no way these prices can fall too much. As expensive as these shoe boxes are they still cost a lot to build, so if prices do fall we will get less new builds and the price will rebound. We are stuck in a supply and demand imbalance and the result is you pay a lot more for a lot less.
