    Great video , thanks Have a question, so let’s say I withdraw from RRSP the year I become non resident, FI will hold 25% tax and then I fill taxes for that year ( counting that RSP amount as my income for that year) and get some tax refund considering I am treated as a resident for the tax calculation. Is this understanding correct? You also mentioned 217 form, what is that , please share. Thanks a lot

    Dumb question: but you put "cash" in your first diagram and didn't talk about it afterwards. Does the departure tax applies to the cash in our personal accounts? (that would be insane!) Why did you put "cash" in the first diagram? In the process of getting a US green card and everyone I talked to said they liquidated everything in cash before crossing and becoming Canadian non-resident...

    So for corporation don’t need to make 250k capital gains to pay 68% tax ? Is that what you mean ? If a corporation makes capital gains 50K a year it means the tax will be on 68% of that profit ?

    Since you only have to report contributions and withdrawals from a TFSA to CRA, we can assume that Big Brother is monitoring everyone's accounts now and cherry-picking the ones that do well...who knew? Now that I'm retired I have a lot more time to studying the market, but I guess I shouldn't because doing so might be deemed "running a business"...

    First. I want to say I really appreciate your channel and its content. I am curious about a kind of specific tax scenario. If you buy a pre sale property and two years later it’s complete and you mortgage it out as a rental property and it grew in price substantially between this time. Do you pay capital gains tax on the value it went up between presale purchase agreement and actual possession when you do decide to sell? Or only value it went up from possession of home until time of sale?

    The funds (i.e. fee) a "tenant buyer" puts down, is known (in the US) as "option consideration." This is non- refundable, and should therefore NEVER be considered as "a deposit," nor a "down payment..." and FULLY disclosed! (That said, IF the lessee ('optionee') DOES decide to, and CAN complete the purchase within the option agreement period... THEN the 2- 5% the speculator (investor) or home buyer (potential end- buyer = occupant) can usually 'deduct' the amount put down from the purchase price, at closing? Otherwise, the lease optioner (i.e. with the Option vs. Obligation, to purchase) only RISKS the amount invested in the option contract, and the contract can also then generally be 'resold' during the agreed timeframe (generally 1- 5 years) to another end- buyer "and/ or assigns...") if they opt NOT to complete the purchase, themselves? 😃😎😉

    really shocking news!!! Mind blowing!! So any Canadian wanting to exit this country into the US should really ask if they need to seek US citizenship. I had thought about the EB-5 Visa application with a large investment in order to get the green card and then eventual citizenship. Now I really have to think it through

    If one has acquired Canadian citizenship, and secures US citizenship later. If they claim tax residency in Canada in their retirement, so long as their primary residence is in Canada, they are able to be exempt against the US tax system because they are not residing in US. Can that be confirmed by you or Alex?

      I believe your question was answered around the 6:00 mark. You are taxed based on citizenship as a US citizen. So it doesn’t matter where you live (Canada, Spain, Japan), you will be taxed on residency by the country you live in and also taxed on your citizenship as an American as long as you hold your US citizenship.
