    What about the 2 HOA fees for each county? Is there still a charge to sell your home? How much is the CDD fees?

      HOA and CDD fees vary by neighborhood and lot size. When you resell your home there is a .25% community enhancement fee (exit tax)...so its $250 for every $100,000 of sales price. You can look up CDD fees on the babcockranchliving.com hoa site...in general they range from about $1500-$3800

    I highly recommend Team John Garuti. Greg Healing helped my wife Barbara and I tremendously in picking out a neighborhood and buying. I recommend calling a real estate sales person who lives in Babcock before looking here as they know the area and can help tailor tour needs to a particular community.

    How much is HOA at Babcock ranch? How much is CDD? How much to join golf ?

      HoA differs by neighborhood and unit type but starts at $136 per month and gets as high as $900 per month for condos on the golf course. CDD is between $1200-$3500 depending on unit. You must buy a home/condo on one of the two golf courses to be a golf member.

    why does all builders and realtors say the tax rate is 1 percent its 1.53....so this house taxes will be 12000 plus 3000 in non ad stuff so 15000 per year. I just visited last weekend and visited toll brothers in they have 1 percent on the handout along with lennar and i questioned it they said no it 1 percent. these people will take a loss on this house....way too high priced..see people do lose on real estate. Especially in mass housing communities.

      Guess you just elected to not work with the right realtor...its actually more like 1.7%. Builder's should be disclosing the CDD fees which are priced based on lot size.

    just went there this past week. Builders are giving big discounts off houses....I could basically i could put an offer in 50 to 70 thousand off list....What hurts this place is fees. Way too many...and if building slows someone has to pay to maintain this place and traffic is crazy. if you get a house for 500,000 ...your talking at least 1200 a month in taxes and fees a month

      Babcock national is fully sold at this point...maybe 4-5 new houses left and 4-5 new condos and then it is sold. There are talks about it going private. I think during season it will definitely go private, and then off season be open to the public.

    I think the most wild part about it is even with CDD fee, HOA, Property Taxes, I'd still be paying half as much as in Chicago 🤣. Also completely agree about Zillow, 99 % of people won't get the 100 percent stock homes so its pretty misleading lol

    500k is not even close to a cheap " budget " home. Its extremely high for the " average " person, or people. A deputy sheriff and a Radiology technician can not afford a payment for a 500k plus home. We havent had anyone help us with anything ever and sure have no trust funds. The payment on a 500k PLUS home. PLUS the HOA fees are WAY over the average working couple with college degrees and career we both went into so we could help other. With few ither pay.e ts, and great credit, we just couldnt do it and have enough left to actually enjoy life! No wear for my RV, no wear for my boat, both of which are paid off. Interest is stupid high now and a payment would be $3700 a month for 500k plus tje HOA fees that are close to 3 or 4 hundred a month. Actually cant find the exact number for that. So before taxes or anything else in life its at very least 4k a month. And thats after having close to or a little more than 85k to put fown up front. New construction likely has impact fees as well. Then you have 10 feet between you and you neighbor. Alsost have to where protection when outside because you are that close to your neighbors spouse.. Yeah that was a joke, but still. I was really excited about the place until looking into it. Both with college degrees, me having had a career in law enforcement and my wife runs equipme at a hospital that can see through your body as well as having to put IVs in all the time. We just cant justify it. Now if they started their own PD or security detail and I were chief or leading security details, then it might be worth the payment and tiny tiny lots. As far as I know they have neither of that so its just too much to afford on our upper middle class incomes with no family money or somehow winning somehing.. Amd BTW. Tbey START at 400k plus, they go way up from there...

    With our experience here in Broward county, Florida, Lennar’s construction is definitely less than perfect. An example would be in Embassy Lakes. The second floor is pressed particleboard that puffed up during hurricane damage causing mold, etc. AND in Ava Marie in Naples, the new homes that were built- people had to have them replace the tiles on the floor and have the roofs fixed. So what’s with that? Don’t they have honest final inspections or is it the people they hire? Good luck with that.

    Your HOA fees are way too high and then you've got the CDD fee- so both together equal about $6 thousand US dollars a year. You can never really own your home. At the very least the construction companies should eat the cost of the roads.

      Excellent point about never actually owning your own home. I never thought of it that way. Thanks for that perspective. I never liked HOAs, that's just one more reason..

      @@wendyheaden1388 HOAs keep the development looking nice however BELIEVE ME it doesn’t keep your words “ RIF RAFT” out. RIF RAFT has money too. Some undesirable people have a lot of money because of their lifestyle. You can never pick your neighbors

    We need a CVS and a Suncoast Bank, just adding Publix prices are extremely HIGH!

      Publix has a pharmacy which is pretty good....A Fifth Third bank is opening soon. Not sure what other banks will open in the future. Publix is pretty pricey....but what isn't pricey these days :(

      @@swfloridalistings8802 only certain items are bought at Publix due to freshness, the rest (most)gets bought elsewhere cause Publix is extremely high!
