Why an Empty Homes Tax Doesn't Solve the Housing Crisis with Gherardo Caracciolo
If the goal of a vacant-homes tax is to improve housing affordability, it doesn't work. But if its goal is to improve housing availability, it does. That's the conclusion of a new C.D. Howe Institute report called "Ripple Effects: The Impact of an Empty-Homes Tax on Canada's Housing Market". The authors used Vancouver's 2017 empty-homes tax as a case study for implementing the tax across the country.
Michael Hainsworth speaks with Gherardo Caracciolo, one of the authors of the report, about the study and what it tells us about improving availability and affordability in the Canadian residential real-estate market.

    There is no path to net zero. It will break us if we try. We as people have little influence on the climate. Yes there is more CO2 in the atmosphere, but is it necessarily bad. The planet has become greener. Is that not a good thing. Being cold is far worse and more people die due to cold than warmth. Time to wake up from the woke agenda.

Carbon dioxide is a trace gas that isn't capable of producing catastrophic global warming by itself. Manmade or anthropogenic carbon dioxide emissions make up perhaps 15% of the Earth's atmosphere. Most carbon dioxide is naturally occurring. It is a trace gas if you realize that greenhouse gases make up about 4% of the atmosphere with 95% of ghg being water vapor and C02 is about 4%. Do the math. Climate is a complicated, chaotic, non-linear system that is next to impossible to model accurately.     WHY should Canadians be willing to pay for net zero? Want a 2025 target?... Put all the "climate change" fraudsters and blackmailers in prison: bye, bye to the “greta-good” et al. If the UN-warranted NGOs (unelected) aren't held to account for their part in this we in the "developed western world" will lose our right to hold and own property. The IPCC will never fund scientists (actual scientists) in an effort to determine harms arising from the IPCC’s incorrect presumptions. Madame Curie discovered the truth about environmental co2 while studying radium - that's why now the main benefit of greenhouses is to introduce large scale, contained co2 during night time hours to ensure hardy plant health and to increase crop yield. What are the 4 main requirements for the growth and health of (flora) plants? Basics... sunlight, water, nitrogen and co2. And if provided those, what do plants give us in return? Basics... food, medicine, textiles and building products. Now ask yourself, what is the correlation between the "requirements" and the UN-warranted IPCC? Answer - the Intergovernmental Panel on Climate Change cannot easily regulate sunlight or rain... yet. So, why are both nitrogen and co2 deemed to be pollutants by the UN-warranted IPCC? The air we breathe is 78% nitrogen, 21% oxygen and 1% trace elements. Florae consume co2 and release oxygen: mega flora produced mega fauna millions of years ago - when atmospheric co2 levels were between 3,500 and 6,000 ppm (parts per million). Any Paleo geologist worthy of their title will tell you so through their study of ice cores and rock samples including petrified wood. More co2 inevitably leads to more oxygen... and healthier animals… NOT global warming. Atmospheric co2 (~420 ppm) represents 0.04% of total atmospheric volume at this time... and has ALWAYS risen AFTER temperature increases - NOT BEFORE. Dr. Mann's "hockey stick graph" was in error and the IPCC knows it. Solar cycles and atmospheric water vapor (clouds) are by far, the main drivers of the “greenhouse effect”. Also, the global climate is rebounding from a lesser ice age (glaciation) event. Hence the temperature will necessarily rise, fortunately for us. For every life lost each year due to heat the number of lives lost due to cold is AT LEAST 10 times that. Think about that for the "greta good" of the people. Further, if the atmospheric co2 level drops BELOW 170 ppm all plants wither and perish. Below 190 ppm only two species of plants survive: maze and sugar cane. The UN-warranted IPCC is 180° out on this matter - and they know it. Look into their email scandal for information... and see how global funding works for scientists willing to tow the false line - and how it punishes those that do not. Atmospheric co2 levels are not too high... they are too low. We are in danger of destroying the first trophic level. We are omnivores at the top of the trophic pyramid - what do our governments think will happen to us? Why don’t they care enough to investigate through honest and competent scientists rather than social activists? Answer: "it's the economy, stupid"... as they say in politics. Raw power and control. And they have us paying for our own demise. Obviously, the people with power and control own all technology... they will always be able to feed themselves - even if they have to grow their food (flora & fauna) underground. Too bad for the rest of us; we the peasantry, the serfs of the world. Those in power keep reminding us - over and over - "our" planet is overcrowded: problem/solution. The truth is out there for anyone to see. I'm old and extremely ill. I will be gone very, very soon... So, I say this: to hell with any of you who complain about co2 but do not honestly and diligently investigate the facts. For those who truly care about YOUR FUTURE it's time to stand up and scream at your politicians... and "hold them to the fire". They will always take the easy way out - especially if there's money to be made. The same goes for the UN-warranted and its affiliated NGOs with their legions of activists. Eventually THEY will wither under the sunlight of truth... instead of YOUR flowers, crops, cattle and families. To our educational institutions and teachers, I say this… if you insist upon spreading debilitating fear aimed squarely at our children then ensure it’s a worthy premise. Manipulation of the social construct by artificial (bipolar reasoning) intelligence fits the bill… or manipulation of genetics by overzealous scientists in the false belief they are better informed than what evolution has taught our core beings through millions of years of pain and anguish. Either of these can - and very well may - end the human species with speed and ease. Our tax dollars would be much better spent studying the implications of these issues. Take care of yourselves and your families all. Quest for the truth… always; and speak up for it… loudly.
