Why Home Prices Are High Despite Sales Crash in 2024
Why Home Prices Are High Despite Sales Crash in 2024
In this video, I reveal the hidden factors contributing to the sales lockdown of existing American homes and the impact on the housing market.
I discuss the interest rate lockdown effect, the purchase price-paid lock-in effect, and the often-overlooked capital gains tax lockdown effect, which collectively keep housing demand higher than supply. As a result, home prices continue to soar amidst this housing sales crash.
Learn why these lockdown effects are a giant problem and how they affect the market's supply and demand dynamics.

Good fly them out to California where its warm and they get paid to be homeless most of them dont want jobs anyway to the ones who actually reach out and want to get better anchorage has plenty of programs as it is now they want 4 million a month for them to run those damn shelters i work my ass off for my money and now the local government wants more of it for the ones who dont wanna work

We need to make it easy to learn/gain skills and to attain gainful well compensated employment with sane terms and job descriptions. We cant keep allowing employers to set these ridiculous job descriptions where they roll 3 jobs into 1 or send you into dangerous situations (such as remote travel for people that are not prepared and did not sign up for that) or have no boundaries on hours they call you, I could go on and on. Then those that remain that don't want to learn and don't want to work can just be homeless, but I suspect it will be MUCH less. Maybe we need to zone more areas of anchorage to small modular rentals that are owned and controlled by the city/state so they can control the rental rates. The city/state could buy up the land as it comes up for sale at the right price and just start zoning it. It is VERY clear that the private sector is not doing its job so its time for the state/city to step in.

its probably time to do a sort of census on what the situation is. No longer is homelessness just burned out drug addicts, not to mention how many people are VERY near homelessness (couch surfing, living pay check to pay check, etc), when you have a HUGE percentage of people living on the edge the homeless numbers can swell over night as soon as the slightest economic issues manifest I don't expect employers to be compelled to hire burned out drug addicts but I think these problems lie directly on how disfunctional the hiring/jobs process is. We should be setting up a tax structure that strongly encourages hiring and business expansion otherwise you get taxed super heavily. This goes extra for the players like hilcorp and conoco etc. Once the homeless are ONLY burned out drug addicts then that's a different issue. But I don't think that's where we are today We also have a major wage/compensation issue, employers do all they can to pay as little as they can which fuels this situation. Many employers also play all sorts of games with people's job descriptions and duties which can be wildly inappropriate but there are no labor laws to address it, all you can do is get fired/quit, then you might be homeless because you couldn't get a square deal to start with. These problems are not unique to Alaska, this is a nation wide problem where large companies have reached unprecedented levels of greed and corruption. Some of these companies make JD Rockefeller look like a saint.

Ive lived in NE,AZ,CO,TX,CA,VA,DC I haven been in Anchorage for a total of four years now and the concentration and volume of people screaming at the sky and having conversations with people/objects that are not there is shocking. This is my opinion but pretty sure its more of a drug and mental health problem than a homeless problem homeless is due to in my opinion the drugs/mental health issues. Its pretty sad. Cause in the past couple years ive noticed younger people late teens/ mid twenties And they are definitley using. Which is crazy weeds legal here ? And relatively cheap. Anyway would be nice to see a change for the good.

I feel for the people who are homeless due to something out of their control, but unfortunately, a lot of them are homeless because they made a choice to be. They suffer because they choose to. I live in Anchorage, and I have offered a helping hand to these people. Guess what, MOST OF THEM DON'T WANT HELP, they want your money, so they can buy drugs and booze. There was a homeless gentleman my mom talked to, and he had an open room at his parents' house that he could have gone to in the winter months when it was cold. But he didn't because they didn't want him smoking in the house, not in the sense that he wouldn't be allowed to smoke there. They just wanted him to do it outside.

The majority of homeless and anchorage are drug or alcohol related problems. There's also a serious problem with mental illness since AP. I in the state kicked out all the mental facility. People that were not deemed dangerous. It's a huge problem. And it all rolls back to who runs our cities. They are enabling them. There is lots of programs to help people get off the street and get jobs. There's no short of either place. They choose to be there. They choose themselves to be on drugs. We need to stop enabling them. That is the only way we're going to fix the problem.

The solution to preventing the dust bowl from happening again is to GEO-Engineer the flat lands in a way that deep trenches are traced along where the water from the snow and rain can be diverted to a pond that will water the farms. Flat lands do not work long term. You have to move the earth and build hills along the road to prevent the dust from smothering the drivers.

As someone who has lived here my whole life, and who has worked in that home depot, i can tell you the majority of the homeless in alaska are there by choice. There is plenty of goverment funded housing and camping but there is a sober requirement. Being homeless in alaska is a choice drivin by substance abuse. I have a cousin who was in that park, several of us have offered him houseing so he can clean up and see his daughter, he has no interest.
