      I’ve lived in the Atlanta area my entire life and in Lawrenceville for 3 years. I never said Lawrenceville is Atlanta. However, when you speak to anyone who isn’t from the area about where you live, you tell them you are from Atlanta not Lawrenceville, because no one outside of Atlanta knows where Lawrenceville is.     Atlanta market has been nosediving over the last year and a half. It's not even in the top ten metros. In Georgia especially from a cash flow perspective.

      @@AtlantasRealMcCoy I study real estate markets. From a technical analysis standpoint not a fundamental analysis standpoint. Which are flawed for the most part. Cash flow wise Atlanta not the deal. The real deep pocket buyers know this.

      @@jermon983 Ok. Fundametal analysis is not flawed, just more suitable to longterm investments most of the time. And I personally always see real estate more as a long term investment. Please feel free to share your viewpoint from a technical analysis why you think the market is nosediving. I'm always interested in seeing markets from different angles but some data would be helpful for me to understand your viewpoint.

      I think it depends on what you are looking for. Both are good options. Duluth is more affordable. Both have great town centers. Suwanee has higher ranking schools on different websites you can find (though school rankings can vary and I think they can show an aspect of schools but I don't think its a full story). I think Duluth has a little more to do in and around the area. But Suwanee has a greenway if you like to be outdoors. If you contact me directly via email, call or text with what specifically you are looking for in an area I can better direct you as to which may be a better match to what you are looking for.

    The housing market prices seem to be artificially manipulated to keep houses overpriced. Looks like big corporations and super wealthy people are buying up properties at inflated prices. Middle class income level people cannot even afford a regular 1700 sq foot 3 bedroom home with quater acre land in this current housing market. When most of the single family houses and condos are taken off the market by being sold to big corporations and investors then the inventory of houses goes down and the demand for the limited amount of houses on the market goes up. The problem is that although the demand goes up, the people simply cant afford the homes. Some may be told that they can afford it but most cant and end up struggling financially.

      You are 1000 percent correct. Blacrock has done this in all of Georgia. Just inside thd atl area alone they are sitting on 13,000 house. The number expands drastically the further you spread out. Go one or two steps out from Atlanta and the number goes up close to 50,000. Thereby propping up a faulty system. There 10 c0mpanies that own most of America so they are controlling this bull crap. They are creating this inflation where now houses are double and higher the price they were in 2019. When they created this fake reason to push this inflation to try to save our monetary system of control. This is all so sickening and deceitful.

    Love your content. Appreciate the sharing of the data. I look for it monthly although I've moved out of the area. @1:58 Doesn't that chart look unsustainable? This is a classic "blow-off top" in any other asset class. Obviously, real estate is different. I'm not saying prices or rent will budge, but there's no way this trend doesn't catch up to us through some other backdoor. We just sold in Alpharetta/Johns Creek and did amazingly well, but we bought into a much weaker market in Northwest Fl. I would be sick if I had to get into the real estate market for the first time right now.

      I am with you, I don't think it is sustainable. And it is so difficult for any first time home buyer right now without help. I think a slow down will come in a year or two, then some stagnation and then a drop in prices if we can get inventory up. I actually think because prices are so high, that if we can get inventory up to 4-5 months, that prices will start to come down. Even though that is technically still a sellers market, I think that would be enough inventory to stagnate or reverse the pricing surge. Thanks for watching and commenting.

      @@AtlantasRealMcCoy Seems like Atlanta just keeps attracting people too. Especially the metro area. People from up north still see it as an inexpensive market. Everything is relative, I suppose. We want to retire back up there, but now just seems like the time to build cash positions and work on building equity. Keep up the good work! You have dedicated (albeit quiet) viewers. People are looking for balanced, non-partisan voices that feel comfortable keeping things neutral. I appreciate it.

      @@AtlantasRealMcCoy Normally prices are mostly dictated by individual buyers looking to purchase a home as a primary residence. However in this current market the prices have been artificially manipulated by the influx of big corporations and investors buying up properties at inflated prices. This creates a shortage of homes for individual buyers and price increase due to forced creation of demand and sellers including investors pushing prices up on sales and rent. There needs to be legislation to prevent big corporations and investment companies from buying up multiple single family properties.

      ​@@soccersprintYou are 1000 percent correct. By creating the shortage you are creating the inflation. One of these companies gave my sister $50,000 over the actual value of her house in 2019. So she sold it to them as they were buying many houses in her HOA neighborhood. I have observed entire neighborhoods of brand new owned by blacrock. They claim they are for rent yet the rent is to high for people to even rent. So every driveway is empty as know one is living in a single one of these houses. They invent new ways to screw us daily while propping up a failing currency using debt as our system is completely debt based.

    Atlanta is a tale of two cities. Places south of Atlanta Fairburn, Union City, Ellenwood, etc. prices are coming down a lot. Meanwhile, Lawrenceville, Stone Mountain, etc. a house priced right will sell in a day. Love the content, no bias, no BS just facts.

    I am hoping someone can answer this question for me without getting offended, I am just about real talk. I am originally from NYC, I also lived in California for a while. I am just going to be real, as a white guy with blonde hair and glasses I had several negative experiences with the black and Hispanic populations in the area. On two occasions I had had to pull a knife out for defense, lucky both times they backed off. Thugs like easy targets, don't give them one. Both times they came at me because I was a white guy (once in Harlem NYC, another in Oxnard, CA.) Duluth LOOKS nice from the pictures I have seen but maybe those are selective pictures? I mean I have no politically correct way to ask this... are the black and Hispanic people in the town well to do, or are they thug lifers? I can only go off of my personal life experience, and in my personal life experience, anytime I have lived in an area with a high nonwhite or Asian population, crime or thugging (like revving their garbage Dodge with aftermarket exhaust and blasting rap at 2am on a weekday and getting hostile when you ask them to stop) has been a major issue. I am looking at a job in the area, but I am not going to take it if I am going to have these issues again. I just want to go to work and come home and play computer games in peace. I want to like my neighbors; I want to get along with people. But the simple fact is, when I lived in AR and PA in like 90% white towns, I had no issues and when I lived in "diverse" places I had issues with crime and thuggery. Also, it has 33,000 people... how can it be crowded? Hearing 33k people is crowded when the smallest town I have ever lived in has 90k people is funny to me.

      First I want to say I am sorry those situations happened to you. Situations in life can definitely direct our views. As a real estate agent and a Realtor I cannot and will not push anyone towards an area or away from an area based on demographics or protected status. There are strict laws against steering in real estate (which I agree with them being in place) and if I violated those I could lose my license to practice real estate. What I can say is I have now lived in Duluth for almost 15 years (2 in some apartments and almost 13 at my current home) and I have never had any issues with anyone whether it be at my own home and neighborhood or anywhere around Duluth. I live in a very diverse neighborhood (Asian, African American, Latino, Eastern European and White all represented) and I have never had any of the types of issues you are reffering to with any of them. So I can only speak from personal experience. I do suggest to anyone looking to buy in a specific neighborhood to walk the neighborhood and drive it on different days and times. This can get you more familiar with a neighborhood. Sometimes it can show you if there is more traffic than you would like coming through the neighborhood. Sometimes it can show if a neighbor likes to throw loud parties. Talk with neighbors to get their take on the neighborhood. We are a buyer beware state so knowing all you can about a neighborhood and home is important. As a realtor I focus on your needs and desires in a home, the value of that home, issues that may come up with a home, business and entertainment in and around the area they may interst you, what is most important to you in a home and resale value.     Thanks for sharing this data. Definitely a tough market right now. With the fed not likely to cut rates anytime soon, that keeps potential sellers with sub 5% loans in their homes. Less supply keeps prices high and continues the affordability issue. Something has to break and the upward trend of people in credit card delinquency could be sign of cracks in the system.

      @@AtlantasRealMcCoy omg I just read something about this yesterday and it's like come on people haven't we already learned from this mistake already. My opinion it almost seems predatory in nature because of the lack of financial literacy among most homebuyers who would need $0 down to purchase a home. I don't know if they truly understand the risks associated with that type of purchase and/or also understand that it's not free money but a secondary loan on the house. In a market where home prices are starting to show some risk of correcting, the last thing you want to do is own a home with no equity (at high mortgage rates) and see the price of the home fall. Sure if you're in it for the long-term, the equity will eventually come back positive.     The cities I’d highly suggest people go and buy/invest in that’s VERY close to Atlanta proper and connected to Decatur are Lithonia, Stone Mountain, Tucker, Clarkston.

      So I had to pull my own numbers since Sandtown is an area and not a city. With that said it seems like the median price for a home is around $539,900. That would put the monthly payment of a home with 20% down and 7% interest around $3540. That would require a monthly income of $11,800 and a yearly income of $141,600.       I read all comments on my videos and this one caught me off gaurd. I went back and watched and I do a strange squint when reading this statistic you are referring to. I also do this squint a few time in other places in the video. I think I just have strange facical expressions sometimes I make when I am reading off a tellepromter on my phone. I don't always use a tellepromter often but when I have to remember stats and other facts I will use one. WIth that said, my expression has nothing to do with reading a stat dealing with the African american population in Lawrenceville. As stated earlier in the video I love the diversity of Lawrenceivlle. I currently live in Duluth which is also very diverse and one of the reasons that we love Duluth is because of that diversity. There are multiple reasons for my desire to live in a diverse community. Which I would be happy to share if you would like me to. So any experssion you picked up on has nothing to do with anything other than I have strange facial expressions sometimes which I think deal with reading the telleprometer on my phone and possibly needing so new glasses. In the end I did see what you saw and I hope this clarifies it for you. If you have any further questions or thoughts I would be most welcome to hear you out and respond if needed/wanted.       I’ve heard about a bubble for 4 years now. I’m not sure a bubble is going to happen (though I don’t think anyone knows for sure). Hard to see a bubble with such low inventory. And people are leaving NAR for two reasons. Hard market right now because there are much fewer buyers and sellers so fewer deals. But still more buyers than we have homes to sell. The other reason are the NAR lawsuits.

      @@AtlantasRealMcCoy I think you pointed out in your video that the job numbers are constantly being revised down. We are starting to see unemployment tick up, and when people can’t pay their mortgages the gap between what they want to sell their home for and needing to sell their home will close. Also, as noted in your video, there is a large gap between average P/E ratios and where they are today. We know it is not sustainable. We are just starting to see the match lighting the fuse.

      I agree with both of those thoughts. The issue is I don’t think it’s a bubble. I don’t think we will see any massive drops in price in Atlanta. Inventory is still the massive roadblock to price drops. And with so many people having equity in their homes and low rates from before 2022, there is no reason for anyone to have to sell at a low price. They don’t have to move which is why we are seeing so few homes on the market. So even if we do start to see layoffs, there doesn’t seem to be massive layoffs coming and those with equity may use that equity to sustain for a while if need be. I think it’s much more likely to just see stagnation with the housing market for the second year in a row.

      @@AtlantasRealMcCoy Mortgage applications are at a 30 year low. Inventory is not the issue, it is that people cannot afford to purchase homes at their current prices and have essentially opted out. Real estate like other assets move in cycles, and I think we can agree they have reached their all time highs. The next direction the housing market is moving in is obvious and there will be an equal opposite reaction to reset the market back to equilibrium.

    Chattahoochee High School is a high-performance school that is located in Johns Creek. There are more affordable houses in the older part of Johns Creek between Kimball Bridge and Medlock Bridge Rd. , Haynes Bridge area. Give the whole picture, being a realtor.
