      This is the smokiest summer we've had in the 23 years I've lived here. The smoke in the summers here can be from almost none, to a year like this year. We've had summers where we may have a week with smoke and the rest of the summer clear to this summer and everything in between. Living in the middle of the intermountain West means forest fires in the summer and means we will get smoke - but it totally depends on weather patterns, the wind, if/when/where the forest fires start, etc.. as to weather or not we have smoke that clears out in a day or lingers like it has been. There is no "perfect" place to live, and we have found that all the many, many benefits of living here far outweigh dealing with smoke if it happens to settle in. Like the first Halloween we moved here, it was 17 degrees when we took our 3 year old trick or treating. We thought, what have we done? lol... but that was the coldest it's been on Halloween in all the years we've lived here - some years it's like 65 on Halloween...but , I would much rather deal with the russian roulette of smoke in the summer than tornado or hurricane seasons, crazy high humidity, high property taxes, problems getting home insurance, unsafe places to live....all the things you could get somewhere else. Have faith in your decision to move here and realize that big changes often take a few years to start seeing the benefits.

    The Fed waited too long to cut interest rates. If we're not already in a recession, it is very likely that we'll be in one as we go forward. Recession means downward pressure on the real estate market in most places. Many analysts don't believe that lower interest rates will pull things up any time soon. The bond market interest rate will determine the real estate interest rate, not the Fed funds rate. Depending on how our continuing preparations for sale of our existing home go, we will probably be looking to buy in the TV during the winter. At least right now, our small market is in a strong seller's market, but we're definitely seeing some cooling. Election chaos could temporarily cause some problems until the swearing in of a new President, and we don't relish the idea of moving to the TV in the winter. We plan to move as soon as we can. We'll tough it out come hell or high water. Tough times never last; tough people do. 💪👊

      Yes, tough people last, and we need to be tougher than ever now. If you need to get the heck out of Dodge, then get the heck out of Dodge. I've seen amazing things happen in people's lives when they act on the inspiration to make a huge life change, regardless of what mainstream media or economic outlook by "experts" say. Ultimately you have to do what's best for your family and ignore the external noise.

      @@SummerAstonRealEstate Thank you for your reply, Summer. We have a lot of options due to our financial situation being strong right now and into the near future at least. If I told you everything related to our situation, you'd be amazed. There's a lot to it. My family is looking to me to provide leadership for our future. I embrace the challenge and always meet the tough things head on. We have a pretty solid plan right now, but if conditions change, we'll adapt to the change. It's the only way forward. By the grace of God, we'll get through.

    It’s falling spectacularly in Florida as we speak. It’s falling slowly in phoenix and a bit quicker in Salt Lake City. Nothing in the west is as bad as a Florida. SoCal has peaked and agents down there are saying it looks like price declines are likely as inventory builds. Personally I saw this happen in 2006-2008. It took a while to build steam. I expect prices to continue falling although not as dramatically as in 2008. Unemployment is rising slowly. Mortgage rates actually rose a bit this last week. Fed rate cuts don’t mean lower mortgage rates as they are tied more closely to the 10yr treasury bond. I would be very careful telling your clients that mortgage rates will fall because the fed is starting rate cuts.

      Yes things are not as they seem right now for sure. And certainly, I have very frank discussions with all of my clients regarding the volatility of rates, we don't have a crystal ball and cannot predict what may happen with rates and the market next year, and that ultimately, they need to choose to do what is best for them and their personal situations. Most people who purchased this year and would like to refinance understand that they just may need to pay the higher payment for a while, and for their own personal situations, purchasing or selling a home this year was worth it to them.

    Water is expensive in the city with high cholerine smell and a lot of wells outside of town smell like rotten eggs. She names places like Roystone that isn't even in Emmett.

      Thanks for watching! That's true - lots of wells have that smell due to sulfur, but most homes with well have good filters to filter that out. And I mention Roystone as something to do close to Emmett, but yes, it's about a 20 min drive.

    Most excellent commentary. I have lived in Donnelly for 33 years when I migrated from Reno, Nevada. As you know, back in the 90s before Tamarack became what it is, upstarts failed one after another. I told my wife eventually West Mountain will be developed and it will be another “playground for the rich and famous”. The population is going to explode so let’s enjoy it while we can. What disappoints me the most is the lack of infrastructure such as road improvements to handle the influx of our growing needs. A couple years ago, they tore up the perfectly good asphalt from Donnelly to McCall just to have the same results at millions of dollars later. That is an invisible sign yelling out ‘We leaders are so irresponsible’. Good grief they didn’t even put in any turnouts or passing lanes at hazardous intersections along 55. 😵‍💫😵‍💫👎👎 Unfortunately, many real estate investors just focus on increasing their wealth while they influence the powers that be to do their bidding…. for a reward, of course. I guess it could be summed up as typical … corrupt Politics.

      Thank you for watching and for your perspective. Yes, Idaho is beautiful, and there is room for some growth, but it boggles my mind that city/road planners/developers (or whomever is in charge of that) don't seem to study other growth patterns from towns who have gone through the same thing already, and what worked and what didn't, and then try to improve upon things as they develop and plan for future road expansion, safety, etc.. They always seem to be about 20 years behind where they really need to be with planning for growth around here.

      I like Kuna too - but it will probably see quite a bit of growth over the next few decades as they have much more open land around it to keep building - it will eventually merge into South Meridian. For now, the growth has slowed down there since 2020-2021 since it is farther out from the city, but I am sure it will pick back up as demand picks back up.

    I can't do it. I lived in Kosovo and I don't like snow. I'm from Ventura, California. Our winters are normally in the 50's and 60's in the day and mid 40's at night. No way would I want to be in 20's and 30's with snow in Idaho. I'm just looking at some videos about Idaho because some guy was telling me how mild the weather was in Lewiston. It appears to be freezing in winter, then when it warms up in Idaho, the mosquitoes and other critters go on their rampage.

      Well good thing there are all kinds of climates to choose from for all kinds of people! But regarding the mosquitoes and other critters...we don't have that problem in Boise area. For sure, there are mosquitoes in the summer if you go camping in the mountains, but they aren't a problem in Boise.

I do every day at a park that's in the hills. When I get off the coast of California is when things get dangerous when walking in nature.

    To those interested, I can give you our take on this video; from my husband (born here & raised), and from me, an Idahoan who worked at Bogus for 10 years as well.) The weather is different all across the valley; each storm & depends on if it's a La Nina year which will have more snow in the NW. Our roads are maintained most of the time, but not if the system is a heavy storm. We have single digits and negative numbers each year. We live in the valley, on the Snake River on the west side. In rough years, like 2016/17 not even our mail was delivered in our neighborhood for 6 weeks. Our Impreza was stuck in the garage, our Toyota Celica was buried, and our Suburban's transmission broke trying to drive down our driveway. The number 1 call to 911 was collapsed roofs. We had to shovel 20" of snow off our roof 3 times so our roof wouldn't collapse. The Snake River had what looked like glacier islands floating down it. The ground froze rock solid in 1 week so no bulbs could be planted. AWD vehicles are a must. The road to Bogus has cars, every year, drive off the side of the mountain (even those who work there). I asked my husband if he thought teenagers could drive front wheel drive cars and his reply was, "that's Bologna!"Just look at AccuWeather for this year, for example, and check 45 days out (as a forecast example only) and Sept 27th, 2024, is projected to be 34°. I have maintained temperature high and lows, and summary highlights, for years and i think this year newcomers may be in for a rude awakening. There are years you can't even find snow shovels to purchase, or even hire a snowplow if you wanted to, and cabin fever can happen, inversions happen most years where everything freezes below about 3000'. We have blizzards, harsh winds, and ice storms. Be prepared to have winter supplies, food and water, ana a way to keep your family warm when the power goes out. Most of the time it's manageable, but every year has it's storms and you just have to be ready.

    Brad Little Idaho governor is in the process of destroying Emmett Idaho with subdivision development for his financial gain just like he has sided with the Government in bankrupting eastern Idaho farmers by allowing the government to turn off water to the Potateo farmers after they invested heavily in their crops. Emmett is in the process of turning into a rat hole just like many towns in Southern California have.

    Treasure valley has had 5-6 weeks of smoke in the air and looks like it will last until end of August. Appears to be getting worse as surrounding states refuse to cut forest overgrowth. We have a good friend in Eagle that is considering selling because of the smoke.

      Yes we've had a smokey summer! But that is part of living in the mountain west. I've lived here 22 years and some summers have very little smoke and other summers have more. But, then today, the wind changed and the air is clear for now! I would take the uncertainty of summer smoke and stay living in Boise over the other constant problems in our states to the West that affect much more than just the air, but to each their own!

    It’s not that bad. I’ve been in the coldest parts of the U.S. including during the polar vortex in Michigan. You learn to adapt. It’s really not that bad in the winter so long as it is not windy and not every single day is a windy day. Best piece of advice I do to stay warm in the winter is I’ve got some longjohns that cost several hundred dollars and then there is an undershirt that works the same way that is actually more effective than wearing a heavy coat. Make sure that you keep your ears Warm with something extra and you can withstand just about every cold winter situation… I don’t usually need an exceptionally heavy coat but on the coldest days you do wear the heavy coat.

      You are correct! And Boise winter is nothing compared to many places in the US. You've got it right, invest in the best under layers, keep your ears, head, feet and hands warm, and you're set. And luckily, Boise doesn't get the wind in the winter that places like East Idaho, Twin Falls, Wyoming and Montana do! Brrrr!

    I was born in Emmett. It is nice if you want some space between neighbors, privacy from other nearby towns, and it is scenic. However, it is still an "up and coming" town that is mostly low income with higher crime rates than nearby towns. It's only slightly more affordable than other cities around, but not as affordable as it used to be. Not much to do in town, lots of empty buildings, the city hasn't really ever thrived but slowly changing. I wouldn't live there.

    Funny you mention Huntington Beach....that is where I am from. We are looking at retiring near Boise...but not for 10 more years!

My daughter lives in Costa Mesa now (she was in HB).. we just went to an open house in her neighborhood...it was beautiful, about 1200 sf, and it was listed for $2million!!! 😬 The same house here with the high level of design features that it had would be about $550k for that size. Without the remodel, it would be about $400k here for that size.

    Please quit selling out our state--go somewhere else to make your money. Every place takes at least twice as long to get to now. The pollution has got so bad over the past twenty years much of the time I can't even venture outdoors and I'd try to move out away from it all some but there's nowhere within a hundred miles that isn't succumbing to the same problems!

    In June 2025 I retire we are hoping Trump wins so we can look into your area, My wife is done with Arizona's hot weather She wants the four seasons we may be looking for a newly built next year we are from so Cal living in AZ 19 years.. We bought our home in Buckeye AZ brand new in 2007 I think we can walk away with $200,000 and 2,645 sq ft two stories But we are done with 2 stories we would love 1story at least 4 bd 3 bath 3 car garage 1800 sq ft or 2000 +..Gas with an LG pantry.     How much does a small piece of land with a well cost with unrestricted land use?

      That is a bit hard to answer without knowing what "small" means to you, and what location you are okay with, as well as if you wanted access to irrigation water for the land or just use the well (which has limitations on how much you can cover with well water). The least expensive lot right now that is at least an acre within 45-60 mins of Boise is $160k. They go up from there. On almost any lot, you'd have to have your own well dug, and I've had clients get those bid out at anywhere from $30k-$80k depending on depth.

    When I buy a home. I don’t care if it depreciates 99%, as.all that does it lower my property taxes. Unless you’re speculating & flipping, does it really matter how much it appreciates? It’s all fictional…I locked in a very low interest rate bs bought the last affordable house before the ridiculous price increase. I’ve been renting said house for 4 years now and it is making me $ because w these interest rates it is a good time to be a landlord in a red state (non-squatter)

    Freezeout Hill was named such due to wagons needing to ‘freeze’ their wheels coming into the valley. My relatives related many stories of placing long tree branches through the back wheels of the wagon so it would not rapidly roll down the hill. There is even an old photo in the Historical Society in Emmett of such a practice! I grew up on (old) Freezeout hill.

    CBH homes suck I’ve built homes and multiple built homes for Tresedio, Alturas, and other builder but CBH homes are just badly built,

      Well, if one can afford to spend double the money to get a Tresidio, Alturas, etc. home, then that is wonderful and they are great builders. But the reality is, CBH homes make up the majority of the first time home buyers, retirement down sizer's and investors market, going all the way back to when he started production building, many years ago. And those homes are still standing and providing the bulk of our affordable housing in the valley. So, they've been an important part of the Idaho housing landscape and if it weren't for CBH, we'd have very little affordable housing options in our valley both in the way of rentals and for homeowners.

      @@SummerAstonRealEstate Years ago there was a company called Northern Outfitters. Don't know if they're still around. They made a boot for Arctic explorers that was good to minus 60 F. If you broke through the ice and the boot filled with water you could pour the water out and put the boot back on and your feet would be fine! Wore them without socks! They were pricy, around $800.00, but they were worth it. They were discontinued for some reason.
