Less than 11 months does not need registration in the sub register office, however it needs to be registered in the tenancy website.. any agreement greater than 1 year needs to be registered in the sub register too then the same needs to be registered in tenancy website too.

For new Tenancy Act registration is mandatory as per law and also it needs to be registered online, however if you are in Chennai you can approach the rent Court and case disposal are happening faster..
