    Love this video. Very informative, learned a lot about Tulum. We have been to Tulum 10 years ago. It has changed so much. I think after reading your article, I like regional 15 and 8 the most. Lots growth. Do you have any pre construction projects recommended? What do you think about Mistiq projects in this area? Your thoughts on Mistiq premium? muchas gracias

      It is a good location because it is close to the beaches and beach clubs. It will take a while to develope so it is a little bit of a longer term investment to reap all the benefits. Hopefully you had a good agent guiding you through the process. They can make all the difference between ok and a great investment. With the Mayan train and airport coming it will continue to change the Tulum market.

    what a helpful video! Thinking of investing in Tulum so this is perfect. May I ask if you know anything about NATUM in Region 11? I know it's probably a longer term investment but the price is right :)

      Those prices are about the same for a new development in Merida on the other side of the peninsula. We make that comparison because Tulum is a hotter market and that does seem to be a good price for Tulum. A couple of notes though: It will be at the outer edge of Tulum it will mean more driving and a long bike ride to the beach. Remember that the hotel zone is getting very packed and has very limited parking. So if you want to go to the beach or guests that rent the house, it will take some planning. Tulum is becoming more than just the beach. Also that area, since being new, might not have good cell phone or internet access. There are parts of La Valleta that do not have good coverage now, and that has been part of Tulum for a short while already.

      Here are our opinions on that project. It is an affordable price or lower end price for a condo in Tulum. Smaller buildings in general get more digital nomads and longer term rentals. Larger buildings with a lot of amenities appeal to tourists since there is a lot to offer for vacation. The location is average. It will get a lot of infill but always be close to the center. The design is not revolutionary, but fitting with Tulum. Every time we see those wood pieces on a building, we think, in three years that will all have to be redone. The wood rots, so many of the Tulum exteriors will need maintenance. Beyond just the plans and locations, we do not know more about the builders and environmental record. A good realtor is a person to ask about that.

      Selva Zama is good area and will have more green spaces and higher end places than Aldea Zama in general. Here is one pro and con of the project. Larger condo complexes offer more services because there is more shared space and cost. One downside is the number of units here and the density. I wonder how sound will be there between units.     Can I get your input on the upcoming Solemn Ocean Living condo project that will be built off of Kukulkan?

      This building complex looks nice! Here are a couple of notes only based on the website and information given. It is in a new area that is under construction. The road now (kukulkan) is in horrible shape. It will get better, but like the road, things are developing. We doubt there is cell signal there now, but things are changing. Some condos have lock off units, which gives you the ability to rent a studio or two bedroom unit. No condos can guarantee views forever. the views should be good for a while. The developer has a good reputation in the area and has been around for a while. The descriptions mention polished concrete and chukum. these finishes are and have been popular in Tulum. They are easy maintenance and affordable, we just don't know how long this trend will continue. It is a look that has been around for 5 or so years, so it might start to look dated soon. The amenities seem ok, nothing extra ordinary. It is a midsize building as far as Tulum goes. The studios seem to be prices higher than the two bedrooms as far as value goes. So the better value might be the two bedroom units. Of course if you don't have ocean views, there are a lot of options coming online for Avenue Kukulkan for other lower floor condos with more amenities.     Any thoughts on the new Parques Zama development in Aldea Zama?

      This is going to be in a new area of Tulum, it is however the furthest back from the ocean and there is a lot that is going to be built in front of this area. So you can expect over time this area will not be as popular and the top rental prices are going to be in the even newer areas closer to the beach. If you are going to be living in this property for a few months of the year, you might find this little better situated between Aldea Zama and the downtown. Depending on how management is set up, there will probably be a lot of the same looking condos for rent in this complex. That means a lot of competition.

      Note: we are not realtors or working in real estate, so talking directly to one of the realtors in the video via the email link can get you an answer that might be more accurate. With that said, you can count on about 10% for closing cost. There are various factors to the cost. If you are not a Mexican national, you will need a trust for your title of your property if you are not buying with a corporation. If you want a lawyer to review your paperwork, this is another cost. One area where you save a lot is property taxes. Taxes are very low in Mexico and this offsets some of the cost for setting up a trust and closing cost.

      The one comment we have are about the lofts. We personally don't like when architects do it here. It makes no sense for the air-conditioning. You have a bedroom upstairs that will get hot, so you turn on the ac. Cool air falls, so all of the air-conditioning ends up downstairs and it is not until the whole house, including the ceiling level is cooled. You wind up paying much more for energy. As far as the location and developer, we are not familiar with them.     We’re thinking about building a 3br 2 level villa on a lot in La Veleta. What’s your opinion on houses there? More importantly, how much can I expect to pay for construction per square metre/foot? Thanks

      La Veleta is a good place to build a house because there is space there. It is also a good location as the second beach access road really opened up more opportunity there. If you plan on living there, it is a god area which will become more residential as Tulum moves toward the beach in Region 8 and 15. If you intend to rent out the villa, this is also a decent move because villas and houses are sought after in the Tulum rental market for vacation rentals. Building costs have gone up substantially in the past few years. Building costs are similar to Florida, where you save is labor. A LOT of the cost will come from the design. It can range from $350-$1400 USD per meter. The typical Tulum "look" is actually very efficient in cost and dealing with the climate of humid tropical weather. Polished concrete floors and concrete countertops and very cost effective, saving 70% over more traditional styles. However, we predict this style is nearing its end. It has been popular for about 8 years now. So, we don't know if you want to live in this house or rent it out? Renting a property means thinking about the look online. We are seeing a lot more tile, and decor that is different from the more basic Tulum style. This is however more costly in design. Another thing to think about is in about 8 years the area where you have built might be growing up. Meaning the price of land will be going up and you might want to add onto your house in the future.       Well, we do see a few yellow flags with this project. First, we will say we have not heard of it, that is not too shocking since there are hundreds of projects, but the first several spots on google are a restaurant with the same name. So, there is not a lot online about this. Second, this is in region 15 and lots for houses or individuals? this seems very odd since this would be better sold as building lot for condos. To have houses on that land, it would have to be pretty expensive. 3. Every time we see this "concept" with shared community garden and bla bla bla, it reminds of us of how many projects like this have started and never finished. It sounds good on paper, but in reality, people living in half a million-dollar houses are not going to be out planting tomatoes to harvest for food. 4. The main sales office according to the website is in Playa off Juarez Avenue. This is a super cheap area and if this is your office, this screams like something not well developed. Of course, we are not realtors here at our website. We only talk about areas and point people to experts. So, it if you are looking at this, be sure to have a buyers agent that is not connected with this project to give you honest advice and look out for you the buyer.

      Well, the Riviera Maya is a big place and has a lot of different areas. in general, land always goes up and has been a solid investment for about the past 30 years. Beachfront land is always a good investment, but if that is not your price range, land in towns or some areas outside of towns are good. You just have to know what is ejido land and what is titled land. This is why you need a good realtor in the Riviera Maya that can check paperwork and show you things that are legal so it saves you time. If you want to buy land in a town like Tulum or Playa, it matters where it is. Each place is growing in different directions and some areas will become popular as others sit for a while.

      Important decisions should be based on personal experiences or good advice. Tulum has grown and so has crime. Tulum does have large music event that draw a certain crowd and issues that can follow that type of events. Tulum does have a backlog of infrastructure and growing pains. However, it is also pretty amazing the things that are being built now and plans for the future. The fact that there is awareness of issues and a public that wants to fix issues, helps put pressure on authorities to work on problems. In the past (about 5 or more years ago) Tulum had hardly any crime, but it has grown exponentially and with it, growth of problems. It is a pattern we have seen in Playa Del Carmen. It grew at a rate of 103% in the past 10 years. That means for crime to stay at the same levels, it would also have to double. We feel like it is noticeable because many more people are living in the area, and it takes a while for areas to feel like a community. There are also areas along the coast that are not in towns and offer very good living and rental properties. It just depends on what you are looking for and how comfortable you feel.

      We hear you and also share your concerns. We know that there will be comments like this. It is great when people care about natural areas around the world, but we also have to think about how we accommodate more people on earth in a sustainable way. Often people write these comments from their laptops in their air conditioned apartments with all the modern luxuries. We all live in developed areas, so it is hard to say that other people and other areas cannot because it damages nature. One of the better solutions is to develop sustainably and that is what most of Tulum is doing. We would say that Tulum is developing more sustainably than about 80% of other cities and towns. If land management and good building practices are done, it can be a much lower impact on the environment. Playa Del Carmen learned from Cancun and Tulum has leaned from Playa Del Carmen. There is a positive way that more sustainability is reaching the market in this part of Mexico. We tell out readers to ask about sustainable practices, and energy saving features of condos wherever they buy. We feel that consumers can drive the marker to be more sustainable, and in turn, developers will look for further options for good architecture. The realtor we feature, researches each project to make sure it is building according to the density permits and sustainable practices. If a project does not meet the standards, he will not sell that project.
