    I started with KW as well, after a year of only 1 transaction mainly because I was busy learning but I think I that’s how they expect for your first year, problem was, I was paying a ton of money for their training. I recently moved to EXP and I love everything about EXP. Everyone has been so helpful and I have had so many others offer help to me.

    I just signed with KW in NC .I’m a brand new agent and luckily one of the experienced brokers agreed to mentor me! I also have broker friends who left KW to move over to EXP. They told me KW is a great start and after a couple years to join them over at EXP, so that is my plan!

      I’m a brand new agent as well Donna and that’s exactly what I plan to do! Lol I wanted to join EXP 1st but I realized that EXP’s application process is more geared towards sales agents that have experience. Just my personal observation.

    Somewhat unclear on the $16000 cap. What about the monthly fees? Additional transaction fees? Monthly tech fees? Monthly university tuition fees? E&O fee? Sounds like more than a $16000 cap.

    Excellent video Kaila! Former KW here as well, and I liked KW as well. However, I love eXp and it has been transformational for my real estate business in many ways. It comes down to the traditional real estate business model vs a completely new business model - which is what eXp offers us.

    Great information- I've been with KW my entire Real Estate career (7 yrs) and I've been researching info on EXP. I must say your video was refreshing, because I feel like a lot of the other EXP videos focus more on the revenue share than anything else.

    My wife was a KW owner from 03 to 05, and spent another 17 years with RE/MAX. I joined her in real estate 5 years ago. When we started looking at a move last year around October of 2018 the eXp opportunity fell out of the sky. We've never looked back. Your video expresses our feelings exactly. We were foolishly "renting" a brand name...and now we operate as owners. The future looks awesome!

    Do you think EXP is a good option for someone just starting out as a brand new real estate agent?

      I believe it is. Agents fail every day. It isn't because of lack of opportunity its lack of effort. When you join, go to events, engage with different agents and study, practice, prospect and you will succeed. You can also take BOLD an 8 week coaching program by Maps Coaching with KW. It's a great program. Costs $800, whether you are KW or not and you can do it as a non KW agent. This is what kick started me, not the basic training KW does. Basics are good but you need to be shot out of your comfort zone to succeed ;) so in closing, yes I think it's a great spot. The top agents in the industry are coming in flocks and there is a ton of idea sharing :)

    Great video. Real informative. I also watched your prospecting video. I've been in the business for about a year and have been looking to really grow my business in 2019. I just recently started doing circle prospecting with Ricky Carruth and his Zero to Diamond training. So far so good but it's made me really take a step back and think about what my brokerage is really offering me for the large amounts of money they get from my commissions.
    I'm curious what you use for a CRM, how you stay in touch with your database and if it has anything to do with EXP or what they offer. Keep up the videos!

      I think it all depends. I have seen hundreds of agents with KW that have all of the tools and help at their finger tips, and yet they do not succeed. I have seen agents at firms that offer next to nothing in the way of support and they soar! The key factor between these two types of people is the determination to succeed and applying the knowledge they learn. TAKE ACTION! So, I say all of that to say this... I would get into EXP as early as possible. I was slow to adopt the model (stuck with KW) and missed out on almost 2 years of stock, low splits, and revenue share (the extras). If I did it all again, I would have switched to EXP once I knew it existed. It is a wonderful place to start and grow. There is training, in-person gatherings, an amazing network and people who are truly willing to help you. The agents I immediately sponsor, I take it upon myself to coach them to make sure they are successful!     Just licensed last week. While traveling to Texas for the weekend from CT to a longhorns football game met an EXP agent. What are your thoughts for new agents with no experience yet?

      I would suggest you align yourself with a sponsor (if you join) who knows the business and can help you. You will also have to take action and stay in touch with your mentor (who will be assigned to you). If you are willing to put in the work you will succeed anywhere! Another option is to get on a team when you start to help learn the ropes. Attending trainings and watching trainings recorded and live will also be super helpful :) So in a nut shell, if you surround yourself with the right ppl who help and are willing to do work then you will succeed at EXP as a new agent

    The stock price isn’t doing very hot since its IPO. Could you please do a video about the company’s projected growth and financials? I’m slightly confused regarding the $16K you pay in versus KW’s 25K cap. I’ve been considering going to KW once I’m licensed this fall but I’m still weighing the pros and cons. Thank you.

      I am looking back and realized I never responded! The stock price for EXP (like many companies) drops when it goes public. It has remained stable and growing as our agent count has risen about 10,000 in the last year, and projected to double. At all firms you pay some kind of commission split to the broker. At KW it is a 70/30 (70 to you and 30 to broker). At EXP it's 80/20 (80 to you and 20 to the broker). Both firms have a "cap" where you do not pay in beyond that point. At Keller williams it is a $3,000 royalty fee (based on my market, some markets are higher) and a $22,000 cap (this varies by area... Boston is $45,000). With EXP it is a 16,000 cap (won't take more than that per year) and there is no royalty. Does that make sense?

    I am a new Realtor in Virginia Beach, VA which is a very competitive area. My dad's friend owns a brand new small Real Estate company and I have to say it sucks. No training, I have been doing it for a month, wrote my first two purchase agreements on my own which wasn't hard, but I still wish I could have had some help. I plan on moving onto Keller Williams due to the fact I think it will provide some better opportunities than where I am at now. I think ExP real estate sounds good and all, but I am not so sure for a first-year agent.

      Sorry you had a rough start. Honestly we have more training, and more available training than any other firm. I personally coach all of those who join EXP with me as their sponsor to make sure they are getting the training and support they need.       Being a former KW agent myself, and now with exp Realty, I can honestly tell you that you will regret not joining sooner than later. Right now, every year you need to start over, no ownership, nothing. Why continue to make Gary Keller richer?

      I would. As a new agent you will have to ask a lot of questions. Interview a good sponsor and see if they are willing to coach you. I coach all of my sponsees as much or as little as they want. I'd be happy to interview 704.559.9169

      @@edizzle315 at the time I joined they did not (many large firms don't due to legal concerns), but that may have changed. My husband does all of our wholesale deals. Perhaps you can get a partner who isn't licensed and work with them on the deals

    What happens if you dont meet the 16k cap with exp? Is this money you HAVE to pay them even if you dont sell? Or is this the amount thats ONLY required and removed from your earnings as you sell until you hit that mark?

    Are commissions paid through direct deposit. At my kw office. It takes too long.

      Yes direct deposit or you get a check directly from the attorney at closing. Exp will send the attorney a doc that tells them the amount to give me and the amount to give them. Or if the attorney doesnt do that they mail it to exp and exp does direct deposit. Its fast

    WHAT about paperwork, who will double check to make sure a new agent didnt make mistakes on it? EXP has its own personal attorney too right?

      As a member of the riller association we all have attorneys on staff available to us at any time period we still operate the exact same way any other brokerage does with brokers in charge as well as assistant brokers in charge and transaction managers to ensure all people work is done correctly to legal and state standards

      I feel we have really good training for agents. New agents do you have a tendency to over think things and don't know where to start. That's where choosing a good sponsor and getting a good mentor is going to help. Your mentors in a help you with the 1st few transactions and your sponsor, if you choose wisely will be someone who coaches you beyond that period I coach all of my agents that I sponsor 1 on 1 and in groups setting in order to make sure they're achieving the numbers they desire.     How do you learn about new trends and requirements in your local area/State? How does EXP handle that kind of training?

      Like any firm, we still have weekly meetings. Its web based so you dont have to drive there. We hear from our BIC, legal team, marketing and transaction coordinators on current trends, changes etc. Its nice bc I can do it from my desk :)

      I was there for the better part of my career. While EXP may not be everyone's choice, it is the fastest (ever) growing real estate company in the world and has taken what KW did and made it easier for everyone to succeed and scale. After 7 months I am over the moon in love with every aspect from my income, stock, revenue share (which I can actually calculate and know what I'm getting unlike Kw profit share model), and mindset/freedom. If you're ready one day you will be amazed as well :)

      EXP has always had a $16,000 cap. Keller William's (the one I was in) had a $22,000 cap with a 70/30 split and a $3000 royalty fee. Just by moving I saved $9,000 yr.... then because i ICONed (sold 20 more homes after i capped) i got $16,000 in stock from EXP. $4,000 can be cashed out immediately

    Does Exp Reality provide you with your local MLS?

      No firm that I am aware of pays for your access to MLS. EXP is a firm that has a firm license number and you as the agent must get the access you need to do the job (license fees and MLS access). I am a member of 1 MLS currently and getting access to 2 others here soon

    I will be obtaining my real estate license by month's end- Would EXP be a good place to start as a new agent? I was actually leaning towards KW, but after doing a lot of research on brokerages, EXP kept coming up. My concern would be training for brand new agents- are trainings available directed towards new agents, or are they primarily for experienced agents?

      +Samantha Murphy *You are much better off in a traditional office (like KW) where you can be around other agents who you can talk to and learn from. After a year or so you can think about a more independently focused office.*

      Great question! What separates a successful agent from one that does not succeed in the industry ..... taking action! I will say that KW had great training, but the training I got the most value from was BOLD. The nice thing is this training is available to agents outside of KW, and at the same price. In addition, I feel EXP training combined with the millions of videos on CZcams is all you need. You will get a mentor when you join EXP who will guide you through your first 5 transactions and help you get going. There is new agent training courses as well as medium and advanced training (watch all of them). Some are pre-recorded and some are live. Both have great advantages, especially to a newer agent. The agents that join under me also get me as their one on one coach to make sure they are setting goals, develop and uncover the best method to obtain leads, and are constantly reminded and encouraged to TAKE ACTION and do the activities. There is no switch to turn on that brings the sellers to you... you have to go out and get em! SO, in a nutshell I feel EXP and KW have excellent training. If you want some extra I recommend taking BOLD in your local area (I really enjoyed it). Follow what is being told to you, take action daily, and find a good coach :) You will truly enjoy EXP :) Give me a call if you have questions: 704-559-9169 (or text... sometimes I'm faster)

      @Samantha Murphy, I would say it depends on the person. The community of EXP is growing very quickly and in many locations even offers in person training for additional collaboration. There is nothing at KW (that I have found) that EXP doesn't have. That includes in person training, coaching, mentorship programs, a version of KW Cares (giving back to our agents) etc. I believe if I would have started with EXP I would have been just as successful. It all comes down to whether or not you apply what you learn and what you are told to do to be successful :)

    From your experience, how would you compare lead quality and quantity between KW and EXP ?

      KW doesn't give you any leads.... seriously none! I have never gotten (even as a top producer) a single lead from KW in my 3 years with the company. With EXP it is about the CRM and how you set it up to get free leads. When consistently doing your drip marketing and landing pages you attract a LOT of leads! I also awaken people in my database who have gone quiet b/c KVCore (CRM) tracks their movements on my site and lets me know when people are starting to look :) They even text them for me so It engages them. Super cool!

      The mentorship fee has changed so I'm not 100%. It is a percentage of what you receive from the first 4 or 5 deals. I was under the impression it was 10% but I think it might be a bit more.

      Lead generation is anything you desire it to be. With KVCore you can use the tools to create your own free ads, funnel pages, etc. It also tracks the activity of those in your database so if they start looking at more properties you can follow up with them. It also automatically texts them (looking like you) to see if they want to see a home if their activity shows they are interested. It's pretty awesome

    When you moved, they kept all of your pending commissions in retaliation and told you there is no life outside of KW?

      @@fatbulous2fit610 not at all. Real estate is the same in every state, it's the laws and contracts that differ a bit. The agent nice thing is that you will also have a mentor in your city and a community in your city and a broker in charge to help you with those items :)

    Great video. I am very interested in Keller Williams because I heard their training is amazing. It’s good to know that eXp has better training.
    When you say you had to pay $25,000 a year at Keller Williams and $16,000 a year at eXp. What exactly do you mean? You have to pay that up front or they deducted it from each transaction you make? What if you make less than $25,000 or $16,000 a year? You still have to give them that fee? Is it royalties ? Thank you in advance.

      Great questions. Because I am a capping agent, I always look at the max grand total to the firm. At Keller williams (for my office, it is different for different areas of the country) it was a cap of $22,000 per year and a royalty fee of $3,000 for an all in payment of $25,000 per year. This was paid out per transaction in a 70/30 split (agent gets 70 and firm gets 30). However if you look a bit closer, the split is more like 63/37 split because the firm doesn't count the royalties into the split ... it's just "extra" to be paid on top of the 70/30.
      At EXP your cap is $16,000 with no royalty. In addition (this is great for newer agents and those who do less transactions) it is an 80/20 split. So on each transaction you keep more of your money and overall you pay less in! :) It's pretty sweet!

    Hi! I don't know much about real estate- but I'd love to get into it! Do you recommend any good online $$$ courses to receive my real estate license? Also, any forums or websites that will teach me more about what it means to be a real estate agent? I'm kind of worried as I'm not that bright lol nor am I the best at carrying myself. I have no problem initiating a conversation with someone, but I'm so awkward and unable to keep it going.

      I know plenty of people who are introverts who do very well in real estate. You could even get your license and refer every lead out to others for a 25% cut. In the bottom of this video there is a link that will take you to an online real estate school. If you are in NC there is a link there as well to sign up for classes. Cost varies from state to state as does the requirements to become licensed. Even if you dont sell much, you can take advantage of the stock and build your revenue share in EXP which will be 2 more sources of income :) call or text me if you would like more info

      Kaila Lindsey I wish I saw this comment beforehand because my father has already paid for champion online real estate courses. I’m 18 and my parents would like me to become their real estate agent for their house that they’d like to sell. I was wondering if that’s possible? Although real estate seems amazing, I’m not best fit for a job like this and rather pursue something that although makes less money, is in academics helping younger teens.

      @@lozr666 you can sell their home if you are licensed. It is a tough process and will cost about 1200 for the year for MLS access, etc. Unless you are going to be an agent for work, may not be worth the weeks of hard work and study to get the license to sell one house. You could join a team however and get guidance and leads and make it a career ;) if you are interested feel free to reach out and I can walk you through it

      I had so many people asking me my story and why I changed companies that it made sense to simplify and save time by putting it on video :) I have spent zero time recruiting since joining a year ago, but there have been several people who have joined me. Every firm recruits, just that most don't thank their agents by providing long term financial benefits for them joining.

      While our operations are over the internet for accounting, most trainings etc,(which I am very happy about especially with Covid-19), we get together all the time in person for events, in person education, conferences etc. Even in my KW office, I didn't talk to anyone because I came in, did my work, and left. I engaged at events. It's the same thing here. In addition, I have had more high level conversations with bigger/higher producing agents than I ever did at KW. My business has grown exponentially and I have more training available to me, I save money, and I make passive income just selling homes. Haven't found anything I don't like.

      @@KailaLindsey Great. Glad to hear that you are getting closings. You are the first who answers straight. No need to be confrontational, I wasn't giving you a hard time, or being a smart ass. The question was legit, I am trying to do my research before I sign up with a brokerage, and I see so much hype about many of them, especially eXp, but nobody seems to put out their production results first to speak for themselves. Again, thank you for the straight answer. As for the camera, please understand, it is annoying as hell to distract attention by moving it. You are in focus, at all times. Only, it seems the camera is moving ever so slightly, and you need to bring it back to have you in the middle of the frame, that's not focusing, that's centering. Again, it's annoying and distracting. Keep up the good work!

      Yes, my gimble (Smove) was apparently low on battery when I decided to do this video and for whatever reason decided to start slowly moving through the video (no bueno).
      And yes I know what you mean about getting a straight answer. I am a realtor first and foremost, and I shoot it straight when it comes to my business/production. At the end of the day if by doing my everyday business and sharing with others earns me additional money (money every agent already pays out to their firm) it makes so much sense to share :)

      @Christopher Deitz I would have to say any agent doing business will continue to do business, any agent not doing business expecting a firm to change their numbers is misinformed on how the industry works. In our market in Charlotte our numbers in sales volume surpassed many of the other local firms. Having come from KW, they have similar "bonuses" regarding agents joining the firm (so exp is not alone in this model). Except with KW they call it 'agent attraction' and they call the office recruiter a 'team leader'.
      At the end of the day every agent has a choice to do business where they want with whatever firm they want. If you want a firm with great tech, tools, cap on your commission, and one that provides you stock for your achievement of high sales volume instead of paper certificates and glass trophy's, then EXP is right for you.
      We are all agents and all sell homes. If some choose to focus on recruiting and share this model with others so that they may succeed as an agent, that's awesome! But please do not be mistaken that the majority of EXP agents have stopped selling real estate to recruite :) everyone has a different focus. Agents have also joined under me without me approaching them. They were curious and wanted information so I shared it and they liked what they heard and what I've experienced. So the revenue share can come very organically as well (from my experience).

      @Christopher Deitz thank you so much for the positivity! I've never been a fan of the idea of changing companies because of of Technology. At the end of the day the agent is the one that sells the house. I have built my business on expired in for sale by owner leads and have never really used a CRM or database of any kind to do it. While the systems that I'm using now with KV core are awesome, I have to still as an agent actively partake in order to create Success. Full automation does not create clients. I am very new but have received 35 shares of stock for joining I do see the presence of this stock when I check my account online. I was also mailed a certificate, although I didn't pay much attention to it, it's in a file in my office. At the end of the day it doesn't work out, my business will still continue to go forward like nothing happened, and so far so good so let the good times roll LOL.
