    Licenses are granted by state governments. Often, each state government will require a certain number of education hours to obtain and maintain a real estate license. The National Association of REALTORS® does not grant licenses, require Continuing Education (CE), or track CE courses.
    Unlicensed employees may perform tenant-related functions in apartment and vacation rentals, including: showing rental units and facilities to prospective tenants; ... accepting signed lease and rental agreements from tenants; and. accepting rents and security deposits.

      @@LeasingUniversity What if i am trying to start my own project management company, and not work for an apartment complex as a manager. I would be looking for clients with residential homes (mainly single family and duplexes) and listing, collecting/increasing rents, and dealing with tenants. Would this require a salesperson or brokers license?

    Yes, that's me (California, btw). I was researching this issue and stumbled upon your video. TY for the clarity... My next door neighbor owns a 4-plex and asked me if I would manage it i.e. watch over it (I'm next door), place ads, rent & show the units, etc. I was under the impression I needed a license. (I'm not too sure if he wants me to collect deposits & rents though)

    I believe you missed mentioning what the actual litmus test is for whether or not a license is required. That litmus test is, if you are earning money to lease a property and you're not a salaried employee of the property owner. Apartment leasing agents do not need a license because they usually are on payroll with the apartment complex and are an employee of the landlord. If you are doing 3rd party property management in which the landlord is paying you a management fee commission and you're not a W-2 employee of that owner, then you absolutely MUST have a real estate license in 90% of the states in this country because it falls under the regulatory purview of the real estate commission. If your buddy is moving out of state and says, "Can you show my property and manage it for me while I'm gone the next year? I'll pay you $100 per month," then you HAVE to have a real estate license unless he is going to pay you that $100 per month on a W-2, withhold taxes, and pay unemployment tax. Anything else will be considered the unlicensed practice of real estate in most states.

    Thank you for this!!! A lot of people in CT are super confused about a Brokerage and a Property Management. They are fusing the 2 because property manager are renting apartments and screening potential tenants on behalf of the owner

    Hello, I want to do this specifically: be the intermediary between the homeowner and the tenant. I want to be the one who finds tenants to rent the property and earn money monthly for this. At the same time, I would take responsibility for property maintenance, utility payments, etc. For this, I would like to create an LLC and start this business. My question is: Do I need a license to do this? And if so, what license would be appropriate?

    Article 12-A of NYS real property law, requires a broker's license for a property manager.

      If you want to own your company. But you can work as a property manager for an existing property management company without any license. Make sense?

    What about if I don't plan to sell or list online to sell another owner's property (Single single-family homes all the way up to apartment buildings) but rather manage their property for lease-up (and collecting rents) of that property and keep the property in working order. Keeping gates, landscape, and units in good working order. Do I need a license for that? I'm referring to Texas specifically.

    That's why so many apartment properties are so poorly managed there is no education about the laws what these leasing agents and property managers can and cannot do say and cannot say when it comes to renters and the law..

    Hi Matt, former licensed agent here. Do you know how this would relate to being a host for AirBnB that you do not personally own? As a host, I mean, stocking the rentals, coordinating cleanings, bookings, etc. Everything I' reading says you must have a license to do this, but I don't see why you would need to when my own property's property manager is not licensed.

      I want to start my own property management business / company.
      I would definitely need to have a real estate broker license for that correct?
      I currently have my real estate sales associate license (2 years now) and my application was approved to allow me to take the exam for my real estate brokers license.
      I’m the meantime, I am a leasing agent at a company I really enjoy as I learn the business and build my skills and experience up.
      But ultimately, I want to start and OWN my own PM company.
      So I would need a brokers license for that, correct?

      For Ontario, if you are planning to manage a Condominium then you would need to get a Limited or General License from CMRAO. For Commercial Property Management, most employers are looking for RFA or CPM designation.

    Great video Matt! Your video popped up FIRST in my search. I’m currently enrolled in a real estate course to take the exam and receive my real estate license because I want to control my personal properties and understand without a license there are limitations to that ability.
    “In the state of Colorado, all individuals who are operating as property managers are required to obtain and maintain a real estate broker’s license when engaging in several enumerated economic activities.”
    Are you familiar with how many personally owned properties I can property manage with or without a real estate license?

    What if I own a residential home and rent out half of the home and have them pay my LLC company. I myself will be the one doing the property management of the property. I am looking to use this experience to get a loan in 2 years. When they want a property management company to manage, I then could tell them I have 2 yrs of experience and hopefully qualify.     I've started a property management company to rent and manage my own condo and family property but I have a realtor list the property and direct potential tenants to the third-party background check site. My company is mainly to manage the upkeep and collect from the tenant. Since I'm not listing, would that require me to get a license?

      If you are going to start your own Property Management Company you will need a license. If you want to work for somebody else’s property management company you won’t need a license

    The question is do you need a license to be a property manager, that is not necessarily mean in an apartment complex working for a management company..
    The question is do you need a license to have your own property management company separate from any kind of real estate sales company or brokerage?

    I was approached by a good friend of mine stating he wishes to bring me on as a private property manager for a few homes in other countries and it felt a bit daunting. I was/am unsure on whether or not certain countries require a license to do any of that work (not selling the homes, just looking after them, leasing the homes to prospective renters, etc.) and if you may have had experience with doing business like this in other countries. Any advice?

    I have three homes that I own and I manage them myself. I would like to start managing other homes is there anything that I need to do or certifications.

      If you are starting your own business as a property management company you will need a license from the State. If you are going to be working as a manager at an established company, you will not need a license. Does that make sense? Did I miss anything that you were hoping to get from me?

    I dont want to work for an apartment building, I want to start my own business. I have a real estate license, I'm trying to figure out how I can handle the money without the involvement of my managing broker. I can't legally do escrow. Any suggestions? Or videos on this topic?

    I am a real estate broker in the state of Michigan looking to transfer my license to Florida ... I’d like to do property management AND sales ... My question is : do I need to sit for the state exam?

      You will have to check with Florida, I believe yes if you want to sell, no if you want to work for a property management company
